As for Hartamas Regency, we believe its almost sold out, or is there a newer launch?

Hi admin, thanks for you reply. Hartamas Regency II is what I had in mind. I spoke to them yesterday, and they ’sort’ of said that there are units up for sale. I am not sure what they mean. I am not whether it is completed or is still in progress.

I have been looking at some units in Bukit OUG Condominiums and was surpriesed at the more than reasonable prices for the units on offer. Isn’t it strange that a superbly located property (a new connection to Kesas hignway is being built) is being offered so cheaply?

I am interested in a very project in Kajang - Puncak Mutiara near the Taman Bukit Mewah houses. They have very nice 2 1/2 storey houses. But I havent heard of the developer - Suntrack Development S/B. Can you help?

When will be the review of Pelangi Damansara 2. I went there yesterday and believe it is the only condo available in Bandar Utama address. With the expansion of 1 utama and 5 star hotel completing next year or later, this condo is worth a look asap.

we actually visited the site of tropika kemensah a few months ago, but their sales office and show unit were locked up with a sign ‘by appointment only’. we didn’t have a chance to re-visit the place. As for kemensah mewah, do you have the contact of the developer?

Amansari 18 has been launched quite awhile and most of the units are sold off except the semi-Ds fronting the main Jalan Puchong.
Developer is relatively new in property, but are financially sound. We like the design and location… but as we said, mostly sold out.

Kudos to those who have contributed for this wonderful read and site!
I have noticed that most reviews are veered towards new or up-&-coming properties. How about peppering it with what is avail now i.e. completed projects or matured apartments.
It would be insightful to some readers to lap up a few know-hows if they were to consider 2nd hand homes or more established ones.

you are quite observant. Its a good suggestion and is sonething we’ve been considering for some time, but at the moment, we are not yet moving into that direction (reviewing older and matured developments) due to a few reasons.
one of them is that the request for reviews of new launches are overwhelming, it is what generates the most interest and excitement.
secondly, we are short of manpower and time, so we can only concentrate on the newer ones.
another reason is that second hand market is not so easy to cover, its a case-to-case thing, depending a lot on buyer and seller.
but having said that, if we have more time and resources, we are always willing to broaden our topics…

Dear Admnr, Ref items 73 & 75, my apology for responding so late as I was bogged down with some matters the past couple of weeks. Contact nos of Kemensah Mewah (KM)is 6257 9618 while that of Tropika Kemensah (TK)is 4251 8399. Semi-ds in KM are 2.5 storeys with built-up varying fr 5k sq ft (both their showhouse measured >5k sq ft) while all the units in TK are 2.0 storeys with most of them (including the showhouses) measuring >3.6k sq ft in built-up.
Am really looking forward to getting your indepth observation & comments on both of these projects in term of designs, quality of workmanship, etc. Thanks and may all of you be blessed with good health and happiness throughout the year. Rgds, JL

they have one condo in the KLCC area called park seven. at the moment they are preparing to launch a project in melawati, and i think they have some future projects coming soon.

How does a person measure the built-up area? My developer says my house is 2,200 sq ft of gross built up. It does not seems so. Does it include the car porch area and places with a roof but without walls? What is the acceptable margin of error before we can take legal action? Thanks.

hmm… long story, huh?
strictly speaking, all individual lot boundaries should have a boundary wall, be it a chain link fence or a brickwall or whatever, unless its on strata title. however, some developments have approval not to have fences, where they emphasize on open garden concepts.

the general rule for calculating build-up is the area covered with roof, therefore porch, washing yard and balconies can be taken into account, but not open areas like backyard and driveway. However, some developers only count 50% of porches, since its not a livable enclosed area.
To be sure, ask your developer for the breakdown of the buildup calculation, showing how they derive at the figure they quoted you.

1) Will you guys be doing a review of Safron (Sentul - YTL) like other projects?
2) I’m actually a purchaser of a under-con condo. Is there any way of ensuring that the developer installs the necessary amount of CCTV’s in the car park and in each floor of the condo (in the case it is not mentioned in the S&P)? Any advise?
3) Any idea on the possibility of converting a leasehold condo to freehold status? What are the procedures that can be done by owners collectively?
4) Any comments on the expected property market crash that is predicted to come soon? Will property prices drop drastically in prime areas like Mont Kiara and PJ?
5) In cases whereby we are being offered 1 phase power instead of 3 phase, any idea what the cost would be like to upgrade it? What would a developer charge us for this including positioning of air-cons and ventilation points??

sorry, looks like u have to stay with me for d story telling.. will try to summarize.. try not to fall asleep, ok? he!he!
the property is d typical individual bungalow lot, not the open garden concept. the common wall fell onto our neighbour’s property due to strong wind storm. (we are on higher ground). we took responsibility and started work to rectify the situation..
we engaged a surveryor to do a demarcation to avoid crossing over our neighbour’s boundary. however, the result was our neighbour has encrouched our land all these while!!
he agreed with the new boundary after comfirming with his own surveyor.. but said that he doesn’t want to build a wall
..we can go ahead if we want to!!
since our ground is higher than theirs, we still need to build from their level (ie their wall).
can they do tat??? wonder wat’s the legal implication???

it seems that he already has a ‘wall’ in that your land is higher than his, so he doesn’t need to have one, but i think the onus is on you to have a wall (or fence) since you don’t have one, besides the safety reason.
since he has no objection to you doing one, why don’t just build it? After all, good fences make good neighbours…

sorry for the delay, missed out on your comments.
1) Safron - probably, if one day we’re nearby…
2) if its not mentioned in the S&P, the only other way is to check the DMC or purchaser’s agreement (if any). then check the latest by-law regarding the minimum no. of CCTVs. they should at least follow that minimum requirement.
3) No guarantees on that, it depends on a lot of factors, like the policy of the government at the time regarding land matters, and the conditions attached to the land. The land office usually handles on a case to case basis. the only person able to apply for conversion is the landowner, so unless strata title has been issued, the developer (or parent company) is still landowner.
4) Sorry, we’re not so good at crystal ball gazing…!
5) Usually 3-phase is offered only when necessary, and if i’m not mistaken, the cost is very high if you want to upgrade. but you should check with your developer on this.

Thanks for doing such a good public service.
Can you tell me whether it is legal for a developer to sell their houses when separate titles have not being issued yet? My house was delivered without the titles and only later was the title issued and I have to incur legal fees again, albeit cheaper, to do all that transfer. Even if it is legal, should not the S&P lawyer finish his work without charging extra?

yes it’s legal. i think for your case it’s more of the cost of legal fees. usually the developer’s lawyers handle this, not the purchaser’s.

our unwritten policy is simple - with our limited resources, we try to review the most recent and visible projects out there first. But even with that, we are finding it increasingly difficult.
We have stopped reviewing projects solely based reader requests a long time ago. But by following the first rule of thumb above, we usually indirectly meet most of the requests.

The developer of the condo I bought will be offering a second car park for $15,000.00 each. The first car park comes with the condo. This is my first time buying a condo so I do not know whether it is economically viable to buy a second car park. We intent to rent out the condo. Can a person make money out of the second car park? usually no. but if you think with the second parking lot you can get tenants faster or a higher rent (or a longer lease) then by all means. it also depends on the location of the condo and target rental market. or if one day you want to move into the unit yourself…

Wonder whether you know what’s happening over at JanaTower in SJ. The site has no activity although it was launched more than one and half yeay ago.Kongsi dismantled and machines taken out. Apparently more than 70% sold. I know of a guy who have had his earnest money refunded.

Hi! Nike, it I get it right with regards to your question on Condo built on land with Commercial Title (In this instance we always call it as ‘Service Apart.’ or ‘Service Residences’. The most important aspect, one must know is that it is not under the purview of the Housing Development Act. This means that the standard SPA does not apply and therefore it is prudent to read the cond./clauses when putting your signature down.
If there is any cases of default, it can only be taken up as a Civil case. The other are the charges where the rating of the assessment is either 8% or 10% of the A.V whereas for Condo dev. on a ‘residential’title is rated at 6%. Quit rent off course is higher, water, I think SYABAS is using the Comm. rates. However, the capital gain for this type of development can be higher.

there aren’t terraced units in Alam Sutera. from what i heard they’re moving the sklts, i believe the resident associations in the surrounding areas like BK keep regular tabs on the issues on their website and yahoo groups.

residential titles are usually individually issued titles for landed homes. commercial titles are issued to commercial land owners, be it landed or apartment. strata titles are issued to apartment owners.
you can get this kind of info from lots of other resources like hba and kpkt.

I’ve contacted SDB and they mentioned that they prices for the apartments start at RM500k upwards while for the houses, start at RM1.2million. There’s only 118 units of apartments and 83 houses in the 23-acre tract.
Hope you can review this project please ? The site is already undergoing a lot of earthworks and terracing.

I noticed there is goin to be a new housing development happened near my area (the land between Royal Malaysian Police College and Taman Rasa Sayang, 8 1/2 miles, Cheras is currently undergoing clearing process).
Wonder if anyone have any information pertaining to the project? i.e. What type of housing projects, i.e. Semi-D? Condominium?; and where can I obtain those info…

SO WHO TAKES THE BLAME? DEVELOPER, PEJABAT TANAH & GALIAN (LAND & MINE) OR OWNER’S OF STRATIFIED DEVELOPMENT owning a development of strata schemes concept…. on delay, to approved and distribution of certificate of subsidiary Strata title. It may be worthwhile for all department and individual concerned in understanding the concept of Strata Titles ownership and practice the by-laws in the Strata Title Act.
Cause the Act rest on 3 premises:
i. the creation of registrable subsidiary lots.
ii. formation of a management corporation to look after common property.
iii. by-laws which provide a code of conduct for subsidiary proprietors.
Hence, with the Act a subsidiary proprietor became:
i. the owner of his lot.
ii. a member of the M.C which consists of all subsidiary proprietors.
iii. a co-owner with other subsidiary proprietors of the common property with the same Strata Scheme.
It seem the developers of the project (LFR) have chosen to ignore the relevant laws and have acted irresponsibility (to date still no Strata title Act and now BCPA 2007 enforce, JMB formed but JMC dispute on account…… handover not done ).
Must get all owner’s together collectively, so as to safeguard the interest
of all, so if thinking of buying a subsidiary stratified stay, getting together collectively at early stage of the development is advisable, cause developer do not fulfill the concept of subsidiary strata titles ownership and practice the by-law in the Strata Title Act due to lack of enforcement by authourity. House buyer thus need to be well prepared for all kind of situation and the best defence is knowledge. Understanding the concept of strata titles ownership and practice the by-laws in the Strata Title Act, show unity, exercising their rights at all times and continually keeping at the heels of the developer to expedite the transfer of titles. Its is not entirely necessary for residents to wait until the issuance of titles in their favor. ( no sense of belonging cause we are Singaporean and not Malaysian.)

I recently purchased a detached villa at Setia Eco Park, developer the renowned S.P.Setia.
Prior to finalising the purchase I was shown around the same style show house,I realised a lot of the fixtures and fittings were I.D. and not included in the sale, false walls ceilings etc.
However when I was shown the Master Bedroom ensuite I specifically asked the salesman if fixtures and fittings were as per seen in the show house, he promptly replied that the bathroom would be exactly as the show house, this turned out to be an untruth,in fact even the shower cubicles were an I.D.feature or so claims S.P.Setia.
I have written numerous letters complaining about this but never received one reply,which leads me to believe they do not care.
This is a word of caution for anyone purchasing a property from S.P.Setia,make sure what you see is what you actually get,best to get everything in writing prior to signing any paperwork, as this Company will not adhere to their promises.They call it the Street of Dreams, should be renamed Street of Nightmares.

Is it possible for you to review Hening 5A6 at Bandar Kinrara. The 2 1/2 storey still available with a show unit as well… perhaps can compare with Kimcrest Puchong Hartamas.

Hi there, I’m planning to buy a property real sooon. As there many great deals and offers from different developers. Anyhow, I do not drive(personal reason). Thus, I need a place that is convenient, have LRT or KTM will be the best. My budget will be from RM200k to RM300k, sharing with sister. Hopefully we can pay the downpayment now, then no no more $$$$ untill it totally completed (as whats the hits promotion method nowadays). Any good suggestions??

Any news about Permai Central Transportation Hub at Bandar Putra Permai, Seri Kembangan? It will be the catalyst to attract more visitors to Seri Kembangan. It can boost the business at Bazar Rakyat,Pasar Borong Selangor and new GIANT next to Bazar Rakyat.There is a possibility that government may open up the exit from KL Putrajaya Highway to Seri Kembangan.Equine Capital should speed up the construction of Terminal Hub since Cahaya Permai is almost completed.Hope the developer will do promotion.They may hike up the price for the unsold units since GIANT may pull the crowd.We need a bus terminal to develop the area.Hope the developer will take immediate action.
