The Heron Residency, Puchong

When you think of service apartments, you don’t immediately think of Puchong, but there is one launched recently. Only it’s called ‘resort-living’. The condominium is oddly named The Heron Residency, and is located between Puchong Perdana and Sri Kembangan, along the Damansara-Puchong Highway (LDP).

It is developed by Darul Dinasti Sdn. Bhd., offering 1-room suites (from RM87,199, average 525sqft), 2-room suites (from RM102,499, average 600sqft), 3-room suits (from RM134,899, average 900sqft) and 4-room suites (from RM180,000, average 1260sqft). There are two towers, with 290 units, but only the first tower is available for sale. There also plans to build a few units of semi-Ds next to the apartment, set for future launch.

So what else do they offer for ‘resort living’? As with other service apartments (it is situated on commercial land), they provide clubhouse, gymnasium, business centre, sports facilities, putting green, gated card access security, swimming pool, night garden and many others.

So coming back to the question of the location. At the moment there is only one other apartment available for sale in the area, which is the 2 year old Vista Prima just next to the Heron. The main pull of these two development is the rental market from the nearby campuses – Malaysian Multimedia University (MMU), Univesiti Tenaga Nasional (Uniten), Lim Kok Wing Institute of Creative Technology, all located in the Cyberjaya/Kajang area.

As for those buying to stay, the amenities are not lacking than in any other area, in terms of highways (LDP, ELITE, Kesas), shopping (Tesco, Giant, IOI Mall, there is actually a promotional war going on!), schools, colleges, etc.

And for those interested in viewing the show apartment, it is available at their sales office opposite Puchong Giant (details below). The management’s website (www.trinitytowers.com.my) is currently under construction.

  4. parking’s gonna be a problem, most units have 1 bay only. plus next to kampung at the moment. Also according to my friend the floor tiles they provide and the show unit is NOT the type they’ll give you!

  5. I’hv seen the mock up model of the building at tesco, nice architecture i must say, but can u please kindly provide us the information & history of the developer? Because i can’t seem to find anything about it’s history. Just to know more before i start owing the bank loan for nothing.

  6. jason - this is the developer’s first project. The management was previously from Vista Prima, the apartment next to it. Some of the marketing and admin staff are from Koi Tropika in Puchong (noted by one of our contributors).

  7. I wnat to know more about the developer background and previous project done? Who’s the Architect? what is maintenance fee like? Is the show room is exactly like what you want to built? when is the project going to complete?

  8. This is a serviced apartment,meaning that the maintenance fees is higher than normal apartment?and many other hidden fees? I have paid the rm2k deposit but i found out that the sales agent hidding alot of info behind.I asked them how much is the maintenance n they answered me 0.1 psf..impposible rite?The project expected to be finished beginning of year 2008.The show unit is type A (the largest unit type).

    service apartment means the bldg is on commercial land, and therefore the utility rates (electricity, water, etc) are much higher than residential.

    The important thing is to get the info you want in writing (e.g. their brochure or a sample of the S&P). If not, sometimes different sales agent say different thing (maybe they forget) and this can lead to a lot of confusion.

    Many ppl ‘fall’ for this hidden costs issue, so buyers sholud always get as much info as possible first.

    from what i understand, this is the developer’s project.

    as for the architect you can ask the developer, or see the MPSJ signboard erected in front of the site.

    the developer will also let you know about details like maintenance fee. usually it is measured on cost per square foot basis.

    no, the show room, will not be what you get in the actual unit. for that you have to carefully study the brochure and ask pertinent questions to the salepeople.

    since it is a highrise, the expected completion date is 3 years from now, i.e. june 2008.

    i doubt it will happen. if they did, they are contractually required to return all deposits to purchasers. If they default they run into deep trouble with the KPKT. the gomen is quite strict these days.

    Anyway, the last time i saw, the take-up rate was quite good, due to the location.

  13. Be careful! I was told by friends. The developers are the same management for Masteron Sdn Bhd & Lingkaran Unik Sdn Bhd. This developer very louzy in building houses. Go & check the background before paying the deposit.

  14. IMHO, the way they do business will show the kind of ‘business’ they’re in. If they try to ‘cheat’ here and there, then nothing’s gonna stop them from ‘cheating’ more. If they’re sincere and honest, then there’s no fear for hidden costs or showing a show-unit-that-is-not-the-real-thing-but-they-still-call-it-show-unit?!

    eddy - if you value the location and price, then i think its ok. if you’re concerned about the quality, and long term issues of the developer, you may want to reconsider.

  18. I just want to highlight the adverstisment about The Heron that I heard from radio 98.8. What the advertisment said is “The Heron Condo”, but it’s a serviced apartment. Drop it or not?

  19. condo can be used to denote both residential or serviced apartments (which means its on commercial land). The full name for it is the Heron Residency Serviced Apartments.

  20. To Admin,

    From your experience, how do you gauge what a good take-up rate is (for condos/apartments)? Example, is 50% take-up rate within 3 months of launching considered good, normal or slow? Thanks.

  21. when we were there on the sunday of the launching weekend, about 30-40% were taken up, so we felt it was good compared to other similar priced apartments.

    for take up rate, i suppose you have to consider the price (200k? 1.4mil?) and total units…

  23. sotplud & Man, Luckly you mention this , I got and check company they are nothing to do with Masteron and Lingkaran, they been employ by them. bcos of the lauzy top so they quit and form new company,
    they told me the unit that I bought after 12 August 05 is 2′ X 2′ tiles on living and dining

  24. I ask my fren who live nearby that area…he said there was a kind of ‘tempat pbuangan sampah’ there…so is it vista prima and nilam puri condo affected???

    i’m not sure which rubbish collection center is refered. but i do know the satr reported one such near Puchong Perdana, which is quite far, but i don’t know whether its still there or not.

    replying to the parking issue, I would like to clarify that most of our units have 2 carparks. We have a total of 419 car parks in The Heron Residency which is more than enough for our project.
    TILES - tile size at living room is 2 x 2 and rooms are 1 x 1

    Maintenance fee - the maintenance fee of RM 0.10 psf for the first year is stated in the DMC. at the second year, a management corporation is formed jointly and equally by the developer and residents committee. The fee at the 2nd year should be RM 0.15 psf, which is similar to normal apartments.
    And for the utility rates - it is true that it is higher but the difference is not much.

  29. thanks to the people at trinity towers for answering the questions by our readers. Usually developers don’t really visit sites like ours…

    When i was at the launch, i was told that units up to a certain floor provided 1 parking bay, and other units povided 2 parking bays. Readers are advised to check the latest news from the sales office.

    Also, we were told that the floor tiles in the living room were 1′ x 1′, and was not the same for the show unit. Has the specs been changed? If yes, then 2′ x 2′ is definitely very good.

  34. Heard that Visa Prima have a good rental return due to the UPM student community. I think it will be the same for Heron. It will inherit the good property return and also inherit the student community issue such as vandalism, graffiti wall, broken xxx … and anything else that you can imagine.

    No doubt your comment on the good returns are true but the comment on on vandalism, graffiti, etc is seemed to be unlikely. These tenants are UNIVERSITY students, where most of them would have a mature and civilised mentality. I have been there a few times and I find that place well maintained.
    Nevertheless, if the comments are true, the people opting for a place like The Heron to stay would definitely have a mentality whom would do better things than vandalism. A visit to our show room would do justice to this comment.

  37. I’ve lived in Taman Saujana Puchong which used the same entrance from the main road to the Heron for 1 year (2 years back). It’s located 2 -3 km inside. My comment is that there is pretty awful smell of rubbish and burning rubbish when I’m at home. Probably there is a rubbish burning area nearby and the smell gets worst in the evening. Does this still happened? The surrounding area of the Heron also not up to its name due to the kampung houses. What’s the developer can do about this? I’m also interested in the Heron. TQ

  38. Developer can’t really do much about the kampung houses or anything that is on a neighbouring lot, except buy up the lots if they have the money. As for the rubbish smell, perhaps the developer can answer that question…?

    the lease is for 99, starting from when the land is alienated, NOT when you buy your apartment (the exact date is printed on the fine print at the back of the brochure). Service apartments usually means commercial title. Condo is suppose to be a high end apartment (either residential or commercial). In Malaysia, the terms serviced apartment, apartment, condo are interchangeable, although by actual definition they are not.

    if the lease on a land expires, the owner will cede the ownership back to gomen. But even if the developer manages to extend the lease, a 99 year old building may not be appealing to stay in anymore.

    our apologies. the date is not printed at the back as this is a commercial title. it should be 3 years at start of launch, so it will be july 2008 (or earlier).

    sorry we misunderstood the question. the lease will expire 99 years from when the land is alienated to the developer. usually the developer will not launch immediately after alienation. so in actual fact you get less than 95 years.

    to know the actual date the lease expires, you can check with the developer.

    Basically we have obtain lease extention to 99 years start on September 2005. the lease will expires on September 2104. therefore you will get in the region 97 years when you can stay in your unit.
    For your info, normally govement will extent your lease when reach expire date, subject to application by the management coperation and if the good owner & good MC will accumalate the shinking fund for the 99 year lease extention and rebuild or refurbishment of the building,
    here we would suggest you visit our show room for more info

    i think both developers will agree with us that the two projects are quite different in terms of price range. heron is on commercial title on leasehold, priced lower. aseana is a real residential condo, freehold.

    in terms of location we prefer aseana (this is just our humble opinion), if we’re comparing just locations…

  53. I’ve put a booking fees 2 days back for the HERON. Lots of question mingle in my mind?
    Parking - any access card or stickers? do we have to pay? Parking - how bout to the visitors?
    Maintenance fees - fixed or variable?
    Loan - when do we have to start payin’ to the Bank?
    Key - estimated time to receive key?
    Move in - estimated time we can move in?
    Bathrooms - sliding/bathroom glasses provided?
    Balcony & Yard - any fence or half wall or grill at yard?
    Club house - really no need to pay such as gym?
    Tiles - every angle of the floor & bathrooms?
    Curtain rail - provided or not for balcony/windows to every rooms?
    Sorry i’m askin’ to many questions. These would be a big investment for the buyers (RM1**,***.00 - RM2**,***.00).
    Hope the developer or admin can answer my question on behalf of others oso.

  54. When for the site visit 2 days back oso…still can’t c any movement of any construction works? Can it be done by end of 2007!(according to the salesperson).
    Juz to compare of Aseana..alredy half way done! Expected to be completed by end of 2007 oso. Gulp! a bit worried!!!

    To reply to your questions:
    Parking - Cars entering the carpark will need access cards. As for visitors, we have enough space for them as we follow local council requirements. Visitors without authorisation from residents of their entry will have to park their cars in the visitor car park before the guard house and those authorised to enter will park at the visitor car park inside the compound.
    Maintenance - As stated before, the maintenance fee is stated in the DMC
    Loan Repayment - it depends on what package you take from the bank. There is one that you can start repaying and there is also one that you repay later
    Key & Move in - as you have been told by the sales person, the estimated date of completion is the end of 2007. Therefore, you can expect to move in Before the Chinese New year of 2008!
    Bathrooms - the shower screens are optional
    Yards - there will definitely be a half wall for the yard to prevent people from falling over.
    Clubhouse - you do not need to pay for the facilities such as the gym or sauna or the multi-sport court. You may need to pay for the Guestrooms or anything or services you purchase from the cafeteria or shops in the clubhouse.
    Tiles - As written in our specification sheet, there are tiles all over the unit except the yard area.
    Curtain rails - There are no curtain rails provided in the unit.

  61. May I know why is Heron considered a 5 star facilities condo? Are there any guideline to determine how many star a condo deserve? The facilities that Heron offers seems very normal. Infact, what Heron is providing for security facilities (which is one the most important feature)are quite basic - i.e. guard house and card access at entrance. In fact, there isnt even intercom at each home which is offered in many condos nowadays or CCTV monitoring.

  62. OK, again, NO, there is no governing body to determine how many stars a condo gets. its all up to the condo marketing to call it 5 or 6 or 7 stars.

    Buyers have to check clearly what are the facilities given.

    it means that at the end of the lease, the land goes back to the government. the developer can appeal to extend the lease or convert the land status.

    if they say handover is supposed to be beofre CNY ‘08, and no superstructure works are in sight, then it would seem to be slightly delayed. By now the foundation should be completed. The last time i past by the site a few weeks ago i didn’t see much activity there either. May be the developer may want to reply on this?

  100. t, if ur house want to be rental, it depends on square feet. if big then the rental is higher otherwise is low. let say, 900sqft the rent might be 900-950(normal), 1000-1200(renovation). because that is service aprtment, the rental fee is quite higher.

I called the sales person and ask regarding wat is provided because I notice the master bedroom, in their showroom there is a tunnel like design when entering the toilet.but the tunnel is their interior design which not provided.but before I purchase they told me is included.I also asked the tile they going to give is it same with the Type C show unit, all the answers are “please refer back to ur S&P”..I asked the tile in toilet whether same like show unit, will cover more than half of the wall and plaster ceiling will be provided also.The answer also “please refer back to ur S&P”. I am so disappointed on their “after sales customer service”. If i can figure out from S&P I wont call them for clarification already.Its like you buying a car,they show u the nicely modified and tell u all included, after u bought it they ask u to check ur Car Manual which all wording only.

  183. chong, i also ask them, they also say like what u told. i dun think that is for temporary. it’s seem for permanent fencing. u can easily realize that the quality of fencing, it’s look good 1. and u can see the side work between construction and kampung house, it is clean tidy. i dont think they will reconstruct/build the brick walls there. and why there need to put fencing instead of the bricks? for fun or want to do double work to drag to deadline??

  200. u know, there has a construction (high class condo project in KL) is in progressing, which is beside my company. i can see their ways to build the condo border brick wall through my windows glass. They also built up the condo outskirt border. they never used the “normal pagar” as a temporary purpose. i hope that i can get an acceptable explanation from developer.

  204. I went to the showroom again yesterday. I asked the salesman regarding wat tile n size they going to provide, they showed me type C which said that our unit will come exactly like that.For that show unit,the entrance’s floor tile is the same with living room’s which is bigger size, but the opposite is only small size 1, he told me depand on unit, smaller unit will have normal tile..not the large 1, but that unit is type A. Another thing is the toilet wall tile,last time they told me till dunno how many meter high only..not full tile,but yesterday he said is full tile until the top ceiling. I think we should go 1 day together and see the actual unit that wat they going to provide us.

  205. the specification of finishing of you will get will be 3 stage. 1st is start from launching 0n june 07, the spec. was low class, which was 1 ft x 1 ft. After launching few month, they start increce the pricing, on that time, you will buy the house more expenseve but have more quality of spec. (2 ft x 2 ft tiling for living), After the site are almost finish and they moved thier show house into actual construction site, they increase thier again, (start from RM 170k for 3 bed room), on that time you will get 2 ft x 2 ft floor tile and full height wall tiles for bathrooms.
    So, when you enter the site, you will see the deferential between the others units.

What all the new salesman are bullshit lah. i also visit the site, i also saw the aluminium fencing, dam shit lah, called 5 star condo, but got fence like this?? how they can bulid the new fence on that place anymore, i haven’t seen the contractor will do the double works for this and work for terbalik works procedure…. if to say yes they will construct new fence, how they will plastering for the outside wall (face to kampung side)? who profesional can answer us for this question??
    i also visit the showhouse on construction site on june 2007, on that period, i still saw my salesman which called james, but he is not longer to work for the company anymore and i get info he works until july 07, b4 that, this salesman can answer any question what i say, even i purchase on year 2005, what the showroom showing us if not included, he will let me know that things are noit include. ( but i dun know your sales person is it have been cheating your guys b4?) luckily i purchase the house with this salesman and provide me a good service… but not others salesman in trinity towers( not profesional one, thinks like selling vegetable on pasar, you know??? not few ringgit, is few of hundred k??? - this words is for the poor salesman to read, pls studies first b4 sales something to people… pls dun mad if your the one of the salesman what i say - but i think the other heron buyer will be aggreed to me what i say, not even for the heron, for others development also…..

  207. i also have entered the site these day, the all internal works are almost completed, but need to clear the rubbish and clean the house. the club house facilities also almost finish, corridor light all well installed. i think they will completed the project by end of dec 07 or jan 2007, but im think sure not will be get the CF by b4 chinese new year 08. Normally the procedure need to wait 2 to 3 months after completing the project, coz they need to call the bomba, local authorities and etc to check b4 get the CF.
    Just to added info, all the spec. i mentioned above are just remember by my mind only anythings also need to refer back to S&P aggreement which has been stated.

  215. hi all, i teach you something, just walk in the site to see your own unit on sunday around 5.00pm and remember just pretent to see the sample house unit on tower 1, but if you’re tower 2 buyer, just walk in inside only, everything should be ok. and bcoz on this period all conttractor supervisor are not there, (the indonesion js forget it coz they will not kacau you) bcoz i go there see my own unit b4 on that time period, anything should be no problem, but must take care your self to enter into the site coz they will not responsibility to this.

  220. for earlier purchaser are normally are 5ft height (my S&P also stated), but as i mentioned b4, which the late buyer are already increase the pricing and the spec quality also changed. About the floor tiles, the earlier buyer should be 1 ft x 1 ft at living and dining, but i visit my unit is 1/2 ft x 1 1/2ft. and the other late buyers should be 2 ft x 2 ft. i think the developer already upgrade this to us.

  233. I just visited the site last weekend and checked with the sales person there. They said the aluminimum fencing is not the temporary job. They said initial plan is to build wall but “CUSTOMERS” feedback saying that it’s not nice. Use the aluminium fencing can see the view!!! OMG…
    and i also saw the club house has built up with the wall, not tat kind of fencing.
    Seems like different sales person said differently… :(

  238. Latest news: there are cheap metal (green color 1) fencing will be build between Heron and PT19. According to the site supervisor, he said this is temporary because the bungalow still in process and the workers will remain stay at that side but end of the project he also not sure will build bricks wall or aluminum fencing like the other side. damn shit, bullshit…..metal fencing…OMG! The other side aluminium fencing has confirmed is permanent, no changes will be make. Pool side has completed almost 80%, who want to view the latest pics for cheap pagar/guard house/pool side, pls inform me. Or you all want go to complaint @ Heron management?

  250. I just went to see my unit. I am so disappointed. My living room floor is not the shining type, 1ft and very ugly. Before I purchase and after I purchased, I kept asking them more than 10 times regarding the floor tile, they answered “Yes, it is exactly same like the showroom”. How they can cheat us like this, nobody told us it will end up like that type of tile. And my toilet onli 1500mm high and the tile also different color, not the black color. So disappointed with their promises.

  279. Have you seen the gym room, normal apartment the gym center is basic gym facilities. Wondering the security issue is that to access those facilities is all by card access system?

    Just seem my fren new Apartment their facilities is great which to access lift from lobby, car park and gym facilities etc all need card to access. Its troblesome but provide a safety place to stay and only the resident is use the facilities.

According to the analysis from this forum, i found that 100% of the forumer aggreed that fencing is stupid fencing…the most ugly fencing in 5 star condo…

  302. i also passed by just now… dun know is temparary supply or supply by TNB. coz just light up the common area only.. but the car park are not switch on the light… i also saw some worker play badminton at roof top at the club house.. siok lah them… already got light and play some ping pong and badminton at upstair there….
