Menara Bintang Goldhill

For those who frequently read the property news in The Edge or StarBiz, they always mention that KLCC being the focus of new luxury condominiums in the city. There are at least 10 new developments on the way, with many more coming. Some of the high profile projects are The Avare (Magna Prima), The Troika (BRSB), The Binjai (KLCC Holdings), Stonor Park (Benetton) and the Cendana (Tan & Tan).

Then there are the service apartments like Dua Residency and Marc Residency. And for those who frequently use Jalan Tun Razak, you would have noticed Menara Bintang Goldhill opposite RHB Bank, just before the tunnel to the Jalan Ampang junction.

The Singapore-based, Goldhill, as many would know, is a seasoned player in the region, and have been awarded the 1999 FIABCI award for Commercial Development for their flagship Wisma Goldhill.

As with all the high-end project in the vicinity, they are providing many packaged items together with the free, such as fully equipped kitchens, built-in wardrobes for bedrooms, centralized air-conditioning (a must for today’s city living…) as so on. The thing to note for all similar projects is that although these big–ticket items are marketed as free, the costs are always factored in with the buying price.

As for other features, it gives nothing less than the competitors, complete security features, swimming pool, et al. I won’t bore you with the details.

And so we come to the location. Being so near KLCC, it benefits from the expected perks, like LRT, shopping, convenience, view of RSGC (if you’re into that kind of thing). But along with the good come the traffic jams, noise, air pollution and other cons.

But the key market for these projects is the rental from expatriates, and foreigners seeking investment opportunities and corporate high-flyers who have the cash. So in that light, what does Menara Bintang Goldhill have to offer above the competition? I would say the competitive pricing (RM488psf), compared to the RM650-1000 psf price tag found elsewhere. And I would also say its pleasing design, eschewing the glass façade look that seems quite popular these days. But taste is really subjective, nonetheless.
