Cendana, Jalan Sultan Ismail

Is it possible that a building be sexy?”

Wow, with a promo tagline like that, who could resist viewing Cendana?

I was caught in a horrible jam the other day at the junction of Jalan Sultan Ismail and Jalan Ampang, so I decided to turn into the show unit of this ‘luxury residential condominium’ developed by Tan & Tan Developments Sdn Bhd. (subsidiary of IGB Corporation Bhd.)

(Viewing show units is a favourite pastime of my family and friends)

I was pleasantly surprised by the subtle differences made by the sales and marketing people that left me impressed. They had a large scale model of the building and another large one of the surrounding area and landmarks. We’re talking BIG here, not those ‘Age of Empire’-like models you see elsewhere. This pre-empts a lot of inane questions from buyers.

Then, I was even more impressed by the staff. After letting them know I was OK on my own (my friend and I were the only customers there) they actually left us in peace! Wow, usually other launches would have the sales people hounded me with their well rehearsed speeches about ALL the benefits.

Anyway about Cendana. It’s sort of a triangular shaped building (with rounded edges) and the units are arranged like pie-pieces, with a central lift core. Typically there are 6 units per floor, but they also have duplexes and penthouses.

Due to the irregular shape of each unit, every unit is almost different, the rooms layout is quite interesting for those who like edgier design. There are 42 floors of units ranging from 2131 to 4962sq.ft. The 43rd floor has a penthouse with 13110sq.ft. area. (Don’t ask about the price)

Let’s look at the pros – Superb facilities. Got to see it to appreciate. Plus, there is a linkbridge to Renaissance Hotel with optional hotel services. Plus the usual sports/gym/swimming pool features/al fresco dining. Great view of KLCC, RSGCC, KL Tower. If you’re into that kind of thing.

What else, there’s access to buses, LRT, ERL, shopping district, business centre back by one of the most consistent developers in the country. I found the internal layout of the units very attractive, they managed to use their limited space very wisely. The nooks and crannies were very well appealing. And the façade of the building is also impressive, boasting of intelligent features.

With so many types of units and design, there is always something to appeal to anyone. In fact I was told units were going very fast.

And the cons? – Traffic jam, at one of the busiest intersection of KL city. It’s next to the Ampang Elevated Highway. And a huge graveyard. And huge river (Sg. Klang?) Superb view of Kg. Baru. If you’re NOT into that kind of thing.

But obviously, these factors may not matter much to their target market.

On a less important note, their brochure (although not very attractive) is information packed until the small details.

  6. alex,

you mean the interior of the unit? i think the developer will provide the colour stated in the specs, but the purchaser will be free to redecorate it as they like.
