USJ1 Avenue

The three hottest pieces of suburban affordable highrise development at the moment are USJ 1 Avenue in Subang Jaya, Sterling@PJ and Dana 1 in Petaling Jaya.

Property Malaysia has personally viewed all three of them, today we look at USJ 1 Avenue first. The other two will be reviewed shortly.

This massive condominium development (448 units, more coming soon) is situated near Giant hypermarket, Chee Wen School and Subang Mewah. It is also currently launching an advertising blitz via the print and visual media. The sales and marketing for this project is handled by an established real estate agent.

First the location. While many people view the area as too congested, too near the USJ industrial areas, massive traffic problems (the junction at Giant is infamous for its gridlock), and simply choked with too many apartments (especially the massive Goodyear courts) and houses.

They are marketing the project with the hope that there will be 2 additional exit routes – the proposed Subang Mewah exit ramp to Kesas and the proposed USJ-Puchong link near Tesco. Both these projects have been talked about for more than 10 years, but insider rumours say the latter is in the process of being reviewed. The former had been a non-starter since day one.

But as most Subang Jaya residents tell you, land in the area is too scarce now and newer launches are now reaching the NKVE (like Putra Heights). But you know, some people think Subang Jaya / USJ as the centre of the universe, they rather stay there and put up with the inconveniences rather than move to other areas.

So what has the Avenue has to offer above the competition? A lot, actually. They seem to pack all the freebies and packaged items commonly found in luxury condominiums in the KLCC area. Like synchronized musical fountains, clubhouse, rooftop gardens, jogging tracks, putting green, sky terraces, transparent lifts, beautiful fountains and water features, landscaping, wireless internet hotspots, housekeeping services and the kitchen sink. You have to check out the whole list either on their brochures or on their website. (they even gave a choice of VCD or DVD promo freebie).

The two blocks are nicely laid out, with 19 storeys each. the common facilities are situated between the towers. The entire site is only 2 acres, but space is well utilized without looking cramped.

Another selling point is the excellent view. The site is actually very near Puchong and the Kesas highway, and affords an Subang/USJ/Puchong and KL skyline. Too bad for the haze, though.

There are basically three types of unit for sale, and the layout is very different and attractive compared to others we’ve seen. The largest unit (Type C), at the two ends of the blocks, is very impressive(1802sq.ft.) For about RM180k, you get a very big entrance foyer + living + dining. Another stunning feature is the attached bath for the master bedroom, which has a glass partition instead of a brickwall. So the entire bath and shower is virtually transparent. Most people will install curtains right away.

There is a smaller Type B end unit (1773sq.ft.), which offers almost the same features as the largest unit. The most units available is the intermediate type (Type A, 1346sq.ft.), it is reasonably laid out and is very suitable for the urban small family. However one gripe is that all the units have 3+1 rooms, which may not be enough for extended families.

The discerning apartment buyers of today are actually well informed about development issues, so whether all the ‘free’ bells and whistles offered can outweigh the problems remain a personal choice.

In conclusion, this is one of the most impressive condo projects within the RM135 to RM200psf price range. This is the developer’s first project, the parent company is involved in construction.

  3. good marketing and impressive marketing tools, such as DVD. My bottom line is the capital appreciation and annual yield. Surveyed the apartments nearby USJ1 avenue, leasehold. Poor appreciation and yield. Why? Rule No. 1: Location.

  7. we think its worth for both buying and staying, due to the good location.

    We hear the developer is OK, but its their first project, so we don’t really have any previous project to refer to. But any corp that can wrangle a prime piece of land like this should have decent financial clout.

  11. admin, I heard that the proposed link to Puchong Tesco has been in a talk, and in fact they already have the approval from MPSJ, but still, it is not implemented, any reason? Im quite curious.

  17. This is a great project and location is not that bad, if you compare against places like Sg Buloh, Selayang or Menjalara areas it wins hands down. Pricing is fair too, with the new link of USJ to Puchong confirmed, I believe this area is set to bloom.

  18. Any buyer of usj avenue here? I’m considering of buying the new block that is coming up but are worried of the future maintenance of the condo as MCT is a new contractor-turn- developer and has no other property for comparison. Any advise or in house news?

  21. Can i know how to going to that area? mean going to subang 1 avenue? i’m not local, so, not so clear how to go. Can someone explain more? now they lauched the new block, thinking to take one. But not sure how is the traffic there and how to access to that area.

  27. This particular developer is unbelievebly generous and down to earth. Have dealt with numerous developers before but have not seen anyone like him. The marketing group especially Mae-Jyn, is undoubtedly one of the best, if not the best, staff.

  30. I’m one of the resident in block A. Overall the place is good. Beautiful even. The only thing is their toilet which is stuck at least once a week. All three of the toilets are taking their turns to be stucked. The management/maintenance person is very helpful in helping to ‘unblock’ the toilet everytime the toiletbowl is stuck but it’s being a nuisance to my family members. We don’t even dare to past motion at home. One of the maintenance person said that we ‘threw too much tissue into the toilet bowl.’ i think this is ridiculous. Does any of you who is a resident in the condo facing the same prob?
