Bukit Mewah, Ampang
We were on the way to Laman Oakleaf, when we saw the banners for this development competing with ‘lamp post space’ with the other launches. So later, we thought, why don’t we check it out since it was just further up the road?
When we first entered the site, we were mighty impressed with the location. Its situated at side of the hilltop, affording a breathtaking view of the surrounding areas and city skyline. We past the earthworks and piling works to reach the show house at the end of the long and narrow-ish site (terraced hillside development, you know).

There isn’t a sales office per se, there is just one sales person in the show unit. In all there are 99 units, in three different designs. At first glance, the developer has gone a different route than the usual link house and/or luxury semi-D/bungalow. What they have is quite intriguing. Type A (3070sq.ft.) is a 2 ½ storey link house, with a completely covered parking area. Next, Type B (2952sq.ft.) is similar, but is set on a split unit, with the entrance on a sub-basement half floor kind of thing. The lot of quite short, about 60+ feet in length. For Type C (3103sq.ft.), it is set on an even more pronounced split level, the entry level is mid level, there is a basement half floor. So at ground level it looks like a normal double–storey link house.
So why the whole sub-basement half floor deal? Understandably, it’s because of the hillside terrain, and in that sense the developer is maximizing the built-up for each unit, while not incurring too much of construction cost. Having said that, we found the façade of all the units quite uninspiring and slightly dated. They are all basically rectangular floor layouts, with balconies and porches added on to mask the flat surfaces. But then again, you can’t please everyone.
The show unit we view was for the most common Type A, which had a rather small rectangular footprint. The living and dining is quite small, and the kitchen is VERY small, but they have a reasonably sized maid’s room / store at the ground floor. The second floor is has a reasonably-sized (but no walk-in wardrobe) master bedroom, and two small rooms. But there is another floor overlooking the second, which has second master bedroom (exactly the same size) and a family area. The other two unit types are basically variants of this layout, with the extra floor at different levels.
At the end of the day, you can say that the units aren’t anything more than a typical link house, with similar build-up, but with the prestigious address of Bukit Antarabangsa and the excellent hilltop view, it may attract more than the usual buyers.
The parking can easily accommodate two large cars (and then some), but intermediate units have no lawn to speak of, and cannot escape the feeling of being cramped and tight. Prices start from RM589,800 to RM1,388,800, so it is affordable compared to some nearby developments and the sales are encouraging to date.
There are no parks or playgrounds or landscaped greenery to speak off, but the two main entry points are guarded. In fact, the facilities and packaged items can only be described as threadbare.
As with most new launches here, the land is 99 years leasehold, and you have to come a long way from the main road (MRR2) to reach this place, going through narrows road of other people’s houses.
So, in conclusion, small units, tight spaces. Reasonable pricing, good view. Not the best access, quite high density in small area. Cul-de-sac development, not likely to have anymore further development beyond this point.
Another point we should mention, the lone sales person attending us (well, there is actually only one person there) was totally not, um, how should we say, not well-suited to promote a product like this. (Regular readers of Property Malaysia will catch our drift).
IRDK the developer has done a few earlier mid-cost developments, details is provided at the show unit. Unfortunately, they do not have a website yet.
