Mutiara Indah, Puchong (Phase 2)

Malton has been making some inroads as a mid-cost developer in the competitive Puchong market in the past few years. Two projects that were launched recently are Mutiara Puchong situated behind Tesco Puchong (which we will review next week) and the almost similarly named Mutiara Indah, Puchong. Both projects were have had earlier phases sold off, today we are looking Phase 2 of Mutiara Indah, Puchong.

It is part of a larger development situated beside Saujana Puchong, with some earlier phases (semi-Ds) sold quite well. Future launches include some apartments. For this current phase 2B and 2C, we have 118 link semi-D and 39 superlink homes.

’location

All the units were laid out in a basic 4 internal road system, and gated concept, a small garden and park.

Let’s look at the link semi-D homes first. This interesting ‘Quartet’ system created some buzz when it was launched, it is basically 4 back-to-back homes joint together, like 4 quarters of a pie. What this means is that these houses don’t have a 10’ backyard and there isn’t a back lane between them.

They put a strong argument for not having a back lane / backyard, it is cleaner (usually the lanes pose a hygienic problem) and safer (some residents in other areas already install high fenced grill to stop break-ins). In addition to that, the quartet home affords a larger garden with a 32’ frontage (but of course shorter plot size). But how will people accept this new concept? Some people I know would prefer some buffer space for privacy with their neighbours.

The footprint was a perfect rectangle, and the internal layout was rather mundane and unimaginative. The wet and dry kitchen was reasonably sized, forming an ‘L’ shape (small wet kitchen) around the guest room / maid. This is the result not having a backyard. We’re quite sure many folks will renovate the yard, which look unsightly since the ‘yard’ is actually at the side of the house AND bordering with your back neighbour. Ouch.

Upstairs, the location of the bedroom 3 and the family has been swopped, to give the bedroom windows. As a result, the family area is concealed with no openings, so most people will have to fix air-conditioning. Another ouch! for the quartet system.

For the superlink, its basically a more traditional 22’ / 24’ x 80’ link house (an additional few feet of land strangely qualifies it for a ‘super’ prefix). With only 39 units available, it is quite exclusive, as opposed to some developments with hundreds of these types in an area. With 20’ (6m) of porch/garden space, parking is for 2 large and 2 smaller cars is a breeze. A decent lawn is also good for children and those with green thumbs.

We were a little bit disappointed with the internal layout. It was basically similar to many others we’ve seen. In fact, the layout looked almost like it was launched 10 years ago (at the time some of us at Property Malaysia were buying houses). Some people still fancy the style, it kinda looked outdated to us.

Also, we didn’t like the long bath. Most people would spend some serious money to remove it. We also didn’t fancy the sliding door at the dining. It’s a personal taste thing, but sliding doors usually mean more curtains.

The access to this area may be a problem, currently it is via Bandar Bukit Puchong (right next to Heron Residency and Vista Prima). Another access (not advisable) is via Kg. Batu 14. There is talk of 2 other future roads, one from Bandar Puteri and another out to the Puchong-Seri Kembangan road. But they are not set in stone yet, we’re quite used to seeing this like these drag on for years.

In conclusion, good rental returns due to location, access may have slight problems, quite uninspired internal layout, quartet design may not be to everyone’s liking, limited units and exclusive, gated, some freebies thrown in and quite stiff pricing. Maintenance fee RM50, no restriction on renovation (like its going to stop anyone…).

There is a pond nearby that will maintenance by the developer. Make sure you triple check that it will be maintenance by the developer not handing over back to MPSJ after 5 years, else you know what will happen to the pond.

  1. The design alone is not spacious enough, waste a lot between the staircase and a maid room. The 1st phase is even worse, too many compartment for M&E services. it takes a lot of space. Suprisingly, they allow sanitary waste pipe from masterbedroom down to the living room. Geezz. Too many L shape that meant for A/C compartment. Toilet door for masterbedroom facing the bed. They should consider the provision of wordrobe laa. AIyaa, ini macam saya pon nak jadi arkitek laa.

  2. dont know how the 1st phase broucher mention about havind more than 2100 sq ft. If we consider the building plot is only 22x40f. the max they can go is only 1,760 sq.ft. Let say we add another an extra of 10ft x 15ft ie: 150 sqft for the “car porch” (If you are using Perdana, you may have a problem to open your car door due to collumn and bricks fencing).Total up is only 1,910 sqft. We haven’t deduct the 2ft from living to dining (they just allocate 20ft for that are, to give a room for their car porch may be) the built up could be aesily deducted by 40 sqft. And somemore the space waste on unnecesserily for 1st floor stair ways, between the staircase and the maid room. and as a bonus, you will have a tiny family area on upstair. Wet kitchen too small. Can’t even fit 2 seater sofa up there. So, i Dont know how they come up with 2,100++ sqft.Pls check/ request for extra info. on this item forthe 2nd phase. so, those who plan to purchase, seek a clear information on how they get so called more than 2000 sqft built up.   4. I am interested in the Puchong Mutiara Indah units. The
    price fits my budget, but I cant really find much info on that area. Can you guys help me out with some comments on the cluster semi-d units there? thanks
