Mutiara Puchong, Puchong (Phase 3)

We viewed this development together with Mutiara Indah Puchong, which is also the by the same developer. Both projects are somewhat similar, you can read our review of that other project here. (In fact, we strongly encourage you to read it, it will give you a better picture of the 2 projects and developer. Go ahead, read it here)

Okay, back to Mutiara Puchong. This is the third phase of this project, the earlier two phases were mainly 2 ½ storey linkhouses in a gated concept. We had been watching the project through their earlier launches with much interest, main due to their excellent location. While it’s not best location to own a house in Puchong, we feel that it still hold a broad appeal to a large segment of the market.

It is situated behind Tesco Puchong hypermarket, across the lake from YTL’s Lake Edge development (it is a pity that there is a fence separated the community with the lake. The lake belong to YTL). These two plots are among the last available build-able land on this side of the LDP (rumour is Glomac having a third adjacent piece), and good access and amenities will help increase the value of the homes there. However the thought of living behind a traffic-magnet like Tesco (with only one entry point) is our main concern.

So we have 196 new linkhouses neatly arranged on 5 streets, with a large 4-acre playground, gazebo, football field, basketball court and 2 badminton courts. We were very impressed with the generously laid out recreation park, not many other developers have done the same.

There are a few variations to the lot sizes ranging from 22’ to 26’ (depending on whether its an intermediate, corner or end lot) and 70’ to 80’. But the internal layout is typical for all. It looks like the same malady that afflicted Mutiara Indah Puchong has also besotted this project. The layout is extremely Spartan and dated to say the least. There are 4 bedrooms, a fairly large kitchen, and ample garden / parking. Everything from the finishing materials, façade and ironmongery is quite threadbare, no frills nor extra costs.

As we mentioned for Mutiara Indah, the layout looked like it was launched 10 years ago, when some of us here in Property Malaysia were actively looking for houses. One comment: some Chinese buyers may not really like a staircase facing out from house main direction.

But that is just a minor problem. The project is gated and quite exclusive (due to the low density), and the pricing is reasonable, although it is slightly more expensive than the earlier phases. The location is good, near all the major highways and suburbs of this side of KL.

This represents the one of the last chances to own a decent sized home at the heart of new Puchong, and the gated and ‘Garden Homes’ concept adds value to this project. With it being one of the last phases, you don’t have to put up with anymore construction or dust. We think it’s a good buy for stay or rental.

  1. One thing that bugs me is the leasehold land. Any comments on that admin? There’s lots of freehold land in Puchong.

  2. actually, i don’t think there will be many new launches with freehold land left in Puchong. At the most one or two more parcels. Everywhere else is either leasehold or not for development…

  3. The only freehold land available in the Puchong town is Bandar Puteri which is currently selling for from RM 399K and Puchong Hartamas which a bit deep in. Other then that I think deep deep deep in might have some.

  4. actually, we’ve seen the master plan for puchong and there isn’t any more available freehold. all have been snapped up with only a few yet to launch…

  5. Is the whole of Mutiara Puchong build on ex-mining land ? I think that would effect the pricing in the future.

    We are not sure if its mining land, the best people to ask is the developer themselves.

    Mining land is not suitable for constructing buildings unless extensive rehabilitation is carried out, there will be many inherent problems. The most common ones are cracks and sinkholes.

  8. Puchong still have some “Freehold” project, such as Bandar Bukit Puchong, Taman Putra Prima, Puchong Utama, 2 storey link house for these 3 project are still below RM 300K, worth to consider?

    those mentioned are later phases of older developments. They are usually sold at a slightly higher price. What we meant was for entirely undeveloped land, there aren’t many left.

    No. Mutiara Puchong & Mutiara Indah Puchong are under a subsidiary of Malton. Mutiara Damansara is under the Boustead group. Only mutiara johan is under the mutiara group.

  16. how about the developer?? i worried the quality.as i know quality of some housing by some developer is bad…is there mining land?

  17. first time developer in the city. quality i think you should go and see for yourself. the area used to have this huge mining pond, but we can’t say for sure that the project is on mining land. Better check with the developer…

  18. I visited the Site last week.The houses Build Quality is poor and many cracks can be seen.

MP is a nice place to invest, phase 1 quality a bit poor but design good, compare to phase 2, the quality are much more better, the best part is the 4 arches playing ground. i believe the value really for ur $$$ and good for family staying….well i’m one of the phase 2 buyer….hope some of u maybe my neighbour

  26. I was looking for a hse ..and i came across the mutiara puchong double storey unit which i really liked due to the design, large space n the hse is in tip top condition. Just wondering for additional comments from anyone if the area is really worth buying or is there any problems after these few years? thanks!
