KimCrest, Puchong Hartamas
KimCrest, developed by Capital Land (no connections to Capitaland of Kiaraville) is the upmarket series of linkhouses in Puchong Hartamas. It is also the last parcel to be developed in this freehold land in Puchong, owned by the Tan Lai Kim Group. It is also rumoured to be one of the last pieces of freehold land to be developed in this prized district, leaving only the leasehold and reserved parcels.
The earlier phases sold quite well, they were mainly mid-priced linkhouses and apartments. KimCrest comprises of 246 nos. of 2 and 2 ½ storey linkhouses, but selling at a higher premium due to higher specifications, and well, it being the last phase.
To be precise, it’s located just before Kg. Batu 14 on the Puchong old road. At this moment, the old rural road is being upgraded to a dual-carriageway linking the LDP directly to the Dengkil road (where Putra Perdana is located). With the convenient new road, the two developments to benefit the most is Koi Tropika and of course, Puchong Hartamas.

One obvious downside to the location is that to enter the development, you need to traverse a short, narrow distance of private plots / village before reaching the guardhouse. At this point, it isn’t clear whether the developer plans to upgrade that road.
There are 3 types on offer here: a standard double storey unit (Kim 1), a 2 ½ storey unit (Kim 2) and a larger double storey unit (Kim 3). Kim 1 & 2 are basically identical, except the latter has an additional half floor at the top.
For the 2 ½ storey show unit, we found the quality of the workmanship not quite up to the mark, and it was an actual construction unit. The staircase had a wall between flights, but this wall terminates awkwardly at the 2nd floor, so if your at the third floor, it looks really really unappealing. The staircase and the timber flooring were unevenly finished, perhaps construction was done in a hurry, but this may influence the decision of some buyers.
The larger double storey unit (Kim 3), is quite similar in terms of layout but has 10 feet of extra plot size space, suitable for those who appreciate it. We felt they should have introduce a different layout concept to appeal to a wider taste, instead of being an almost copy of the other units. But well…
The façade of the KinCrest units look quite interesting, with a earthy, brown look and imposing height.
What else can we say? The developer has a decent track record, it’s on freehold, its similarly priced with the newer Bandar Puteri homes (by IOI group), its surrounded by a rustic village (it’s good or bad, depending on how you see it), capital appreciation looks good, but they will have to improve the quality of the finished products to impress us.

the nearest one isn’t so near, it more towards the Mutiara Indah/Saujana Puchong, if that’s the one you’re refering to.

How is the built quality of the finished product(refered to what you said) compared Bandar Puteri
How do you think this project compared to near by freehold housing project, said Puchong Utama, Bandar Bukit Puchong, Taman Putra Prima (3 freehold project with bigger township), in term of future capital appreciation, since these three project also along the Jalan Puchong and the price are cheaper.

Kimcrest is a different concept from the other 3 developments, since they are going for the gated and exclusive concept, so naturally the price is higher. As for capital appreciation, there are too many factors to consider, but we don’t think the appreciation in PU and TPP can be compared on a level basis with BBP and Kimcrest.

The nearest cemetery is actually very near to the Kimcrest plot. It’s actually behind the hedges on the proposed road up to Bandar Puteri. Go up to Bandar Puteri and look down and you will see what I mean.

I believe they are in the process of planting lots of shrubs and tall trees to block out any view of the cemetary

How come there’s no review on the new phase of Puchong Utama? The one along Jalan Puchong, opposite of the chinese primary school. Not the one on mobil side.
