Bandar Nusaputra Phase 5 (Teratai)
This is the latest phase available for the massive Bandar Nusaputra township. For a detailed write up on the location, facilities, accessibility and developer, please read our posting on Phase 4 (Kayangan) done last week.
Phase 5 is a double-storey semi-detached homes set in the middle of the whole development, it’s quite exclusive as there are at the moment launching only two rows out of the total 120 units. The rest will subsequently be launched in stages in the coming months.
There is only one design available, but for corner units there is an extension porch added to the side of the house. The built up, plot size and internal layout remains the same. The land size is 40’ x 80’, which is quite standard for semi-D homes of this price range. The built-up comes in at 3,352sq.ft, it is priced from RM479,800 to RM680,000 (Please check with developer for latest pricing).
If you think the price is a bit steep for a leasehold property (99 years), you have to take into account the excellent facilities and garden concept that the developer has planned for the 822-acre township (which we have touched on for Phase 4, please check it out here). Just to recap, there will be gated and guarded individual precincts, 20-acres landscaped parks across the development, lakeside clubhouse (some people just can’t live without one!) and a very appealing overall layout planning (that is, in our humble opinion).
For those who are more used to narrow linkhouses, a 40’ x 80’ may seem quite impressive. But for Bandar Nusaputra, it layout is sensible and impressive. No wasted nooks and crannies (which you pay for and can’t use) and none of those architectural blow-outs that look good but isn’t practical.
On first impression, the driveway is short; you can only squeeze in two cars side-by-side. The front lawn is also miniscule, but the 10’ wide side garden will be enough space to cater for your outdoor plants. But still not wide enough to fit a touch pool with fountain all those developers love to build for show units. But they make up for it in the internal layout.
The living and dining forms a perfect 30’ x 30’ square, the kitchen is large enough to satisfy even the fussiest cooks. You can even partition it for wet and dry, as they have done in the show unit.
In all there are 4 + 1 rooms, if you count the maid/utility downstairs. Upstairs, there is a decent sized family room (very typical) with a balcony. The master bedroom is quite big, with a walk-in wardrobe. At the back there is another huge room, with a smaller one next to it (it’s actually very small compared to the rest). But both rooms have attached bathrooms.
In terms of finishing, it is the same as the earlier reviewed Phase 4 (Kayangan), which is to say is quite disappointing, especially the floor finishes. However, we do realize that better finishes mean a higher price. Plus the façade is also unimaginative; the house is a perfect rectangle.
All in all, we feel the few drawbacks should not take away from the good points of this phase of Bandar Nusaputra. As a whole, we are happy and impressed with it. Exclusivity and fairly good quality should ensure this few available units are snapped up in the coming weeks.

True. but they probably expect the buyer to do what most Malaysians who buy semi-Ds to do - renovate the gate and park on the lawn!

i have gone to the site. its right, i think the houses there are quite impressive. but i intend to buy for investment. is this a good buy taking into consideration of the current havoc on the KL-Putrajaya Expressway. all the property guru please give me some advise. thanks

The KL-Putrajaya Highway (KPH) starts at Jalan Tun Razak (near Wisma Time / Menara RHB - KPH is elevated structure as opposed to SMART underground tunnel) and ends at Putrajaya Link (4km east from Nusaputra). Total length of KPH is 26km. Toll is RM4 (RM1.50 + RM2.50). Expected completion date is December 2006. Only three in-between interchanges (Kesas - at Sri Petaling, NPE - at Kuchai Lama, East-West H/way - at Salak South) to ensure speedy travel. The distance from Jalan Tun Razak to Nusaputra via KPH is 30km (26km + 4km).

I’ve been to the showhouse. At first I was quite reluctant to enter thinking that its just a waste of time coz we’d definitely won’t be able to aord it. Besides, the outside looks like any other semi-d’s we’ve viewed. Upon entering, I immediately fell heads over heels in love with the house. Its truly massive! The inside truly does make up for what the outside lacks…and considering the prices of housing these days…with the size of Teratai, the pricing is very-very affordable. Other semi-d’s within the Puchong area are priced at a ridiculous rate of RM600k and above…but Teratai is appropriately priced. Teratai is truly exceptional and a fitting dream house indeed!

I visited the Begawan Show house (20x70) today. I was impressed by the facade and outlook of the building. However, I noticed that the car porch only allow one car parking. Furthermore, there are roughly more than 20 units in a single row of house. So i forseen the 50ft road will be packed with resident cars. It will make hurdler for car travelling. Does anyonre agree on it? Now i don’t know whether is it worth to buy it or not taking consideration the few drawback of the above.

Attended the CNY celebration organised by Nusaputra developer over the weekend. IMO, the development is nice and the price is very reasonable. However, I haven’t signed on the dotted line as yet and will only do so after they begin construction of the proposed clover-leaf interchange linking to Putrajaya Link and KL Dedicated H/way. Don’t mind paying 10-20K more.

hi, KayC, Initially i also feel the house is nice when i visiting the show unit 20x70. However, I got chance to snapped into the actual house unit. I found out that there is BEAM crossing the living room. Somemore, the floor of the utility room is cement render.

I like the layout of their houses and the landscaping they have done but I have to concur with Fan, the houses are overpriced for the area. It was “ok” during the initial phase when the 20x70 was going for RM210k but prices now are too high.

My mum is thinking of buying into this place very soon. But seems to me like there are quite a few question marks.. for instance, when will be interchange be completed? when is the kl-putrajaya expressway completed? And also, if the land Nusaputra is on, is swampy land and thus, is beginning to show signs of giving way?
I am very concerned as I don’t want my mum to waste hard earned money on what is supposedly her dream retirement home..

hi mommy! I fell in love with my house (i can only afford a Bali!) at first sight too. It’s my first property so it’s like having a first child lah. Kayangan is really really lovely. I would be very proud to own one..so keep on campaigning!

I’ve read comments that said that the land is swam area but nobody came up with a solid proof. One guy had actually asked the MPS and they confirmed that the land is plantation land. Don’t worry I’ll definitely be hounding them until i get the key. They asked me to call on Friday since they’re still sorting the LD’s calculation. I hope I can give u news by next week.

I called on Thursday. The Nusaputra people told me that the letters (to collect keys) is being sent out. We should receive it by Monday (or in the mid of that week).

Denise, thank you for confirming that the area used to be swampy area. The only thing I can advise to your mum is think twice before she signs the dotted line. May be more problems may surface later which you may not foresee. It’s a buyer market now, one has a lot of other choices to choose.

No I haven’t received my letter yet! (read my frustations at the Kayangan site. LD is calculated at the rate 10% per annum based on your purchase price - from the date when the VP is supposed to be delivered (i.e at the expiry of 24 months from the date of your agreement) until the date of delivery of the VP. In this case, I think they calculate to the date of the letter to collect the key. I was told they’re still waiting for the CF (which means Ai Leen - the person in charge when Miss Foong was on maternity leave) is lying thru her teeth!

alright…all Bali units already got TCF even though you might only get the Form E submission letter. I’ve collected my keys. Everything seems to be in place but we’re rushing so need to do a thorough check up after raya. Electricity is already running. Just waiting for the water meter to be installed.

Anyone of you ever hear about Puchong Putra Prima? It is just few kilometer off the LDP highway, opposte the Puchong Utama, Tasik prima.
I just bought a second hand double storey 20x70 (25 wide land) for only RM255,000, built-up 1507sq ft, low density. Somemore, it is freehold. THe price is comparative to Nusaputra link house which is located even more remote, leasehold/.

I was once a proud owner of a RHU in Bndr Nusaputra, but all of that has changed once i have noticed there are cracks all over the front porch of the house. sadly, these cracks are wide enough to fill at least 3 fingers or more…
the cracks were so bad that it even affect the floor slab in front of the house to collapse and as a result, the front porch column can be found hovering on top of the front porch floor slab.
My concern is more towards the soundness of the design as this ugly occurance does not confined to my unit but the entire row of houses. I have seen the remedial work that has taken place, and it is nothing but having to apply elastic joint filler to “HIDE” rather than to “SOLVE” the reoccuring
cracks problem.
I sincerely hope the governing parties (architect/S.O. & structural engineer) are not falling asleep during their watch. i have taken some pictures as evidence and was thinking of forwarding it to P.A.M. for further action if improper remedial work is not being carry out.
