Desa Impiana Condominiums

Every unit is a corner unit‘ – that’s the angle they’re marketing this well-designed condominium in Desa Impiana. At the moment there is also a low-rise duplex unit for sale, reviewed here in Property Malaysia recently (read it here).

Desa Impiana is a well-planned township in Puchong Prima, just beyond the existing, more established Puchong Perdana township. Our comments and views on the pros and cons on Desa Impiana have been analyzed in our earlier article (read it here), but we’ll paraphrase it here for your convenience.

We we’re surprised to find how developed the area was…. There was an established commercial area with retailers like Guardian, KFC and supermarkets. There is also a few rows of light industrial shops, but it is well contained and does not detracts from the shops.
Then there is a plot of land which they are developing some apartments, which was launched earlier to good response. Slightly further in is the newer Desa Impiana phase. Beyond that the road ends with a few existing low cost flats developed by others.

So, coming back to the ‘every unit is a corner unit’ thing. There are six similar design on each floor, arrange in a symmetrical double wing layout. It’s serviced by 2 lifts and two staircases (now that’s something uncommon), but the lift lobby is quite narrow and claustrophobic for our liking. But that’s a small matter.

The floor plan at 1,068sq.ft is really quite a common size for mid-cost apartments, but they have come up with quite an appealing design. There is a decent-size master bedroom with an attached bathroom. There is also an interesting alcove in the master bedroom, with big surround windows on three sides to let in the sunlight. It gives a place to make a sunny and breezy place to have a study or reading area. The 2nd room is quite big, and it also comes with a well-windowed corner. Actually, we reckon the 2nd room is as big as the master. The third room is quite small, suitable for children.

The living and dining is also quite spacious (considering the build-up). And we’re quite pleased they did not introduce a balcony. Instead, they extended the living room, and the extra space can really be interesting for those into interior designing.

But the extra space for the living and rooms comes at the expense of the kitchen and yard. The kitchen is not really very small, but after the cabinets and appliances are in, you don’t have much left. Ditto for the yard. But again, small complaints.

There are 8 blocks of apartments altogether, and the units begin from level 5, the first three levels are carparks (they specifically mentioned that it’s a FREE carpark). The 4th floor is a landscaped garden. As part of the Desa Impiana development, it also comes with the perks of the clubhouse, swimming pool, gated and guarded security features within the contained township.

Finishes is a little above the average, and from what we’ve seen from the actual units (under construction at the moment), the workmanship quality is quite good. The developer, Mitrajaya is of course, one of the biggest infrastructure contractors in the country, although this is their first foray into property development.

As we mentioned in the review for the duplex units, there is another drawback. There is only one access to the entire Puchong Prima area, and that is through Puchong Perdana. The low cost flats, morning market, narrow road and roadside stalls detract somewhat from the mid-market Desa Impiana, so buyers have to consider that. But other than that, we’re quite pleased with it.

  2. the last we heard there were proposal to build 3 additional interchanges (LDP package 3) in Puchong. One has been done (puchong utama - dengkil) but the other 2, still no news yet. one of them is the one linking to desa impiana…

  3. What about density? I think, together with the duplex units, there are a total of 900+ units sharing the same set of facilities. Won’t this be a nightmare?

    Of course, the maintenance fees will then be cheaper as more people are sharing the same pie.

  4. for that price range, we think the density is still bearable. we could think of a lot worse denser yet more expensive projects, esp in PJ and KL.

  5. what facilities that the Comprehensive Club House have?
    can u pls list out as i see from the their websides also there is not list out what kind of facilities that they have from the club house?

    in this case, i think its best to speak to their sales people directly, or personally see them. they are the best ppl to give to correct and updated info.

  7. it is a wonderful project, modern design, perfect meet perfections, bravo to SAA architect, that the best deal ever seen in town… one things turn me down is the access to the area… but hope the new interchange will upgrade this area.. but i really love the design, it really a masterpiece of architecture in PUCHONG…

  9. The facilities are too small for the density of 900++ units (Condo + Duplex) and the maintenance fee is not that cheap (a 50% hike for the duplex just after 7 months of VP) compared to facilities provided for such a high density place. Furthermore, the main road link from Puchong Perdana can be quite a nightmare.

  10. The facilities are too small for the density of 900++ units;mainly the swimming pool is quite small to accomodiate it. I pity the duplex residence car, cause there is no shade, other case the condo ppl car is under shade, its something need to do something about it.

  11. They are selling duplex unit with 1864sf at RM368K. I think it must be crazy to purchase any non-landed prop in non-prime area. Better buy a bdr puteri terrace house which will give a higher capital appreciation

  12. it is very jam when out to the main road at puchong perdana ..very jam on Friday also, got 2 big mosque .. got any other road out or not?? warr.. at 6pm to 8pm many foreigner like indonesia ppl walking around also..
