Aseana Puteri, Bandar Puteri Puchong
This review of the condominium Aseana Puteri is part of the series on the latest launches by IOI Group in the massive Bandar Puteri development. The overall review of the project can be found at:

Aseana Puteri is one of the few high-end condo projects in the Bandar Puteri, it was recently launched to a good reception, as with most of the phases in the area. It’s situated at one corner of the development, tucked in the ‘luxury hills’ precincts of the whole project.


Most of the earlier launches have been snapped up upon launch, which is a testament to Bandar Puteri’s appeal to home buyers. The phases to be reviewed here in Property Malaysia are:

Eugenia
Lilac (22’ x 75’ linkhouses)
Aseana Puteri (condominiums)
Bayu Puteri (apartments)
Grande View (22’ x 70’ hilltop linkhouses)
The site is quite large, but there are only 3 twin blocks of condos. The rest of the site is filled with shaded parking bays, as there is no underground car parking for this condo (it’s situated of a slight hill). Some may think that surface parking a gross waste of precious land, but this is IOI we’re talking about here, and in Bandar Puteri, a few acres of space is no big deal.
However, buyers are advised to check with developer on parking availability. There was much ballyhoo at Sutramas apartments in Bandar Puchong Jaya (also by IOI Properties) where parking bays were not provided for in the S&P, buyers had to buy parking spaces.
As you would expect for a strata project, it is fully fenced, gated and guarded, and a clubhouse. The facilities are as you would expect, like swimming pool, sauna, gym, tennis courts, squash courts and outdoor fitness stations.
Not counting the penthouses, there are only 2 types of units available, the corner unit and the intermediate unit. There are only 4 units per floor, 8 if you count the 2 wings of a block.
Let’s start with the corner unit first. It measures to be 1,300sq.ft with 3 bedrooms. The living & dining is quite cramped, but it comes with balcony. Without the balcony, the living room will be bigger, plus we here at Property Malaysia don’t really fancy balconies. If there is a good view, a large window should suffice.
The master bedroom is not much bigger than the other two rooms, but we’re not complaining. The other two rooms do not have attached bath, they share the detached powder room. The kitchen and yard is proportionately size. Overall the internal layout can’t really be faulted, it can comfortably fit a family of 2-3 kids or 4 adults sharing.
The smaller intermediate unit (1,183sq.ft) is almost similar in layout, except for a few subtle differences. The 2 bedrooms, kitchen and yard are proportionately smaller than the corner unit, but the master bedroom is still the same. In fact, we feel this unit type is a bit too small and cramped for the price they are asking for. For this one, we would be expecting a family of 1 child or a grandparent to stay. Again, we feel the balcony should have been sacrificed to make the build-up bigger.
The finishes provided the units are quite basic, especially the sanitary fittings and floor finishes. Somehow in this sense, we were quite disappointed, and buyers would do well to check the specs against the heavily modified show unit. In regards to the quality of the workmanship, IOI Properties, have in the past had a decent record. Our advice, just check out some of their earlier launches to get a feel of what kind of workmanship you can expect.

We have not been able to get much additional info when we were at the show unit, since the whole time we were unattended (it was lunch hour on a weekend, we didn’t want to disrupt their ‘newspaper’ time…)

When there twice for a look at the show unit? The price for 1290ft’ is bout Rm22*,***.00. Comparing to the market price based on the location n it’s size, izzit reasonable?Bumiputras - any discount?
Summore abit dissapointed their salesperson looks like ‘mengantuk’ one..don’t havva mood to entertain a potential buyers!!!Frustrated!!!
Lots of question mingle in my mind oso…
Parking - any access card or stickers? do we have to pay? Parking - how bout to the visitors?
Maintenance fees - fixed or variable?
Loan - when do we have to start payin’ to the Bank?
Key - estimated time to receive key?
Move in - estimated time we can move in?
Bathrooms - sliding/bathroom glasses provided?
Balcony & Yard - any fence or half wall or grill at yard?
Club house - really no need to pay such as gym?
Tiles - every angle of the floor & bathrooms?
Curtain rail - provided or not for balcony/windows to every rooms?
Sorry i’m askin’ to many questions. These would be a big investment for the buyers (RM1**,***.00 - RM2**,***.00).
Hope the developer or admin can answer my questions on behalf of others oso.

we think the best person to answer the questions are the developers themselves, but we understand your situation. when we were there no one attended to us either. the best thing is to see them personally and make sure it is all noted properly in the S&P.
but generally, you will receive your keys upon vacant possession, just before Apr 2008, and the latest you can move in will be Apr 2008 unless there is a delay.

went there on their first day lauch….couple of months back. agree that the sales ppl not too friendly, maybe ioi got too well off and so is its staff…
Back then at that time i would say that the price was a bit too expensive but then since standard chartered moved in, i believe its fair price lah…given the potential of the place.
But then again the layout is not really practical.

Aseana Puteri is on my list last month ago before I went for condo hunting. But after looking others developer & location I felt that Aseana Puteri not worth the price they are asking for. What doubts me are:
- Parking. Just shaded parking area. It will be mess when
rain. Worry of the parking space too, might not enough to
hold with 2 carpark per unit.
- The balcony. not practical too have a big balcony. I
rather sacrifice the balcony to have a bigger living room
area.
- Corridor to rooms too wide. Waste space.
- Maintenance fees quite high. RM0.20 per sqft. Not worth at
all.
- Materials also not good. See the specification your self.
- Clubhouse & tennis court too far from Block B & C. Just
shaded cover access path. Small swimming pool for 410
units.
Because of these reasons, Aseana Puteri is not on my list any more.

i just bought one in blok b. i would say that the place is worth it. i search lot of places but cannot find one which is more worth it than this one.
Why i said so.
1) freehold at 195 per square foot
2) free parking lot. 1 included in S&P.
3) low density, 8 units per floor, 17 floor only.
4) 20sen maintanence included sinking fund. Lot of places wont tell you u have to pay extra 10percent sinking fund.
5) just next to bungalow and other high end class residents.
6) security wise is almost perfect, even with panic button in master bed room.
7) just look at all the prices around bandar puteri, is high but still people buying.
8) if compare to kota damansara, i would said this is a very good investment opportunity .

i think the ampang prima is much more worth for buying. becoz..it is leasehold, do u think we can live over 99 yrs? nvm.. only 166k n the location is very perfect, going to klcc just 5 km, n nearby got many shops n shopping mall, if u buy it n rent out, can rent to korean, wait for 2, 3 yrs the price will go up, n that time u may consider to sell it.

I just went to Aseana Puteri Condo today. The staff there serve me very well. I think its a perfect place for living. Peaceful, less “haze”, cheaper than Damansara or Sunway, high place, convenience, no traffic jam, tesco, ioi, giant all nearby, and all new shops are also there.

my brother bought a unit in
Aseana for personal stay and not for rental. He likes the environment, close to semi D’s, forest reserve, near tesco, giant. i think it would be a great place to live in. personally i think the monthly maintanence is quite steep, but looking at the luxury facilities available, perhaps these are justified.

Was thinking of investing in a condo. Before looking at Aseana Puteri, I actually went to a few different places to check it out. I think once i looked at other places such as (Heron and KOI Legian), i found that Aseana has a better location. It might be a bit more pricy but the location is worth the price. Don’t really mind the car park structure but could be better if it was underground. Facilities looks good so no complaints there.

I bought a unit at Aseana Puteri bcos of its location, convenience and the neighborhood (high end single family homes). The marketing personel at ioi properties had told me that it will be completed by end of this year (2006) and that in 3-4 yrs LRT is going to stop by Giant somewhere. Later (after I purchased the unit) we found that isn’t so. I’m extremely dissappointed that they would go this far as to con the public into buying something that cost over 200K. This is a serious call for misleading the public.

i think it would have been very speculative for them to tell you about the LRT, when even now it is not confirmed already. sometimes salespeople say a lot of stuff without realizing the significance of them saying it in the course of trying to sell.

Survery for a few place, compare kota damansara, puchong and subang, at the end still decide to buy a unit at Casa indah 2 in kota damansara. Becoz in term oflocation, puchong realli cannot compete with damansara, damansara surround by all major shopping complex, 4 to 5 star hotel, smart school, taman tun, bangsar and sri hartamas, but puchong is all kilang place, n surrrounding are kilang, 3rd class shopping centre, 2 star budget hotel and 3 star college. so , at this price, definitely still prefer damansara.

Ya, agree to you, i just bought 1 unit at Cova damansara, opposite the KDU smart school, and oso opposite a University. Previously invest in a few condo there, and the house can easily rent out !!! the only bad about kota damansara is leasehold, but for investment, definitely damansara will be an upper choice !!! Any Aseana is quite a gd project compare to shah alam, subang, kota kemuning, as puchong developer rapidly in such a long time, and the best is freehold land.

Hi, I am thinking of to purchase a unit in Aseana, can the administrator explain me:
1) Maintainance Fee:
Is it fixed to 0.20 per sqft? Will they revise the rate to lower or higher rate?
2) Car Park
It is really bad that Aseana only offer 1 car park which is not practical at all for a family. How much for the second car park?

Saw the show house last weekend. The security at the show house is better than the salesguy at the sales office. Wanted to buy a unit for own stay but decided otherwise because:-
Can always buy somewhere else right? not in a hurry.
1. The stupid arrogant salesguy who thinks that we are not buying. Not helpful and like another guy mentioned here, sleepy and lazy. We even have choosen our unit number and block and ready to pay the booking at the show house. But thanks to the salesguy we decided to walk out of the sales office.
2. Another factor is the high maintenance fees.

planning to buy this condo this week. Still cheaper than my Subang one and its freehold. Love the air over there. I can live longer in KL now. Having so many facilities might be a waste but security is good. So many robberies nowadays.

I plan to go over the show unit this weekend. But my main worry is the traffic. I am working in Hicom Glenmarie Ind Park. How bad is the traffic during peak hours? My colleague told me that it takes about 40 mins from Puchong to Hicom Glenmarie. Please confirm……….

I work at KLCC area and it take me 30 mins+ to reach office in the morning via Smart Tunnel. Weekends when I go The Curve also take me 30 mins+…
But puchong is super jam during peak hour lar, and they now building a flyover in front of giant, so the traffic will be smoother when the flyover is complete next yr.

I also bought a corner unit in block b, 12th floor.
love the place,due to
a) near by forest reserve
b) surrounded by high value property
c) got few shopping place
d) foreign bank is there, i am a former banker, foreign bank is very choosy on the location expecially CITI. because of their target market.
all this lead to the purchase decision.
Went to checkout the place recently,look nice.
but sale person service is bad.
have anyone been informed about the zero interest during construction? My sale person never informed me.and i took up with HL. theey recently called me up to thier office to sign a document that mention i have been notified the zero interest package which only can enjoy if you take up with AMBANK. Dissapointed with the sale person.

Calling for Aseana Puteri… I am a buyer for Aseana Puteri Condo since Nov 2006, still waiting for the completion. I saw the Ad at newspaper say, if u buy now, u will get 2 car park… but last time I bought, it just free one car park only… too bad! But last week, I go to there see wether the price for this condo is rise or not… wah…. the price is rise almost 25k… but the unit for block A n B still got alot…
As I know, it will complete this end of year… from what I saw last week, I like the clubhouse… got gym room, sauna n steamroom… all is nice… just curious why the clubhouse just got Fan but no aircond…

I went to their office n the site just now… they r building the multi-level car park and the unit is now selling extra 15k for corner unit, and extra 13k for the middle ones…
they also mentioned that the completion date is early next yr, but nvr say which month…

i was told that 20sen maintanence excluded sinking fund. and total need to be paid is RM 3xx for maintainence, 10% sinking fund and maintainence fee for car park.

I bought Block B in 2006. The salesman told me got 2 carpark but not stated in S&P. About 2 months ago I got a letter from IOI telling me I got only 1 carpark. Really insulting. Now i got no black & white to complaint. That sales guys oso resigned liao.. anyone facing the same problem too?
