Grande View, Bandar Puteri Puchong

Development Review: Bandar Puteri Puchong by IOI Properties

We were on the way back after viewing Aseana Puteri (review can be found here), so we decided to go further up the hill to get a good look of those nice-looking homes with the best view in the whole development.

At the top were two phases the Peak and Grande View. The Peak had just been handed over to the buyers, there were people staying there. As for Grande View, we made for the corner show unit.

For starters, the view is quite magnificent. You can see quite far, the view will be impeded even when the area is fully developed. However, since the internal roads run perpendicular to the hillside, only the few corner units have the view, and there aren’t that many available (too bad for the hazy condition while we were there, though).
As for the home, 22’ x 70’ is quite adequate for a midsized family. The design is nothing out of the ordinary, 3 + 1 rooms, with decent sized living, dining and kitchen. No wait, on second thoughts the kitchen is a tad small. But no complaints.
Upstairs, as usually there are 3 rooms, they are all neatly sized plus there is a family room.
Like we said, the internal layout is no great shakes, the main selling point is the view, and the Bandar Puteri facilities. And the units don’t come cheap, beginning at RM400k (corner units go up to RM600k+). A similar house in other parts of Puchong usually sells at about RM280k max. But this is freehold land, and the last few phases of Bandat Puteri. Oh yeah, also there’s the view thing…
For us, we are quite pleased with this Grande View phase, but we just feel the premium to buy is quite steep. If you’re going to buy, the best units are those corner ones facing the view. The rest may not have a justifiable price (but this is just our humble opinion).

There are 215 units for this phase, and the hilltop is fully developed. The ascent road is quite spectacular to drive up, we can definitely see this place being quite exclusive in a few years.

The premium is really hefty and yes, I bought the immediate lot for 400k! (there goes my $$$ for the every month started from now to 30 years later). I reckon the premium charged of being on the hill top and in bandar puteri itself is around 60 to 80 k.( which means the 22′ x 70′ in puchong freehold land nearby should only cost slightly more than 300k) But try driving up in the night time and looking downward while you are on top of the 400ft hill and probably you would understand why the buyers are such a fools!

I found this blog by chance from visiting other property forums. i think its great and i would like to see this blog grow further. Being a peak owner myself i would like to correct some inaccuracies from your report above. The author mentioned that the Peak had been handed over to the owners. In fact that was the Summit/Vista phases with people living in it. The peak is not scheduled for handover untill Dec 2005, after an enquiry to IOI. When i was hunting for my first property, i fell in love with bandar puteri and when i saw the houses at the hilltop, i married one of them. The view is spectacular (especially at nite), nice forest reserve nearby, close proximity to Giant/Tesco/IOI Mall. My dream house indeed. I think i will enjoy living in that area.

The first time I see the house, my heart was touched and really amazed with the view. However, the more I see the house, the more I feel that the price is overpriced for the quality build! (see the actual houses, not the show unit will tell the truth)
Still trying to find ways to convince myself the line between fantasizing and reality…

Grande View, Bandar Puteri Puchong is too expensive. I have the same opinion after my first visit to the hill top. Only few unit with hill view, while the intermediate is just like other ordinary terrace facing each others. The air quality is quite worst up there as compare to down hill during the haze time. I noticed quite number of night cat (couples) like to hang out towards the road to the hill top (like cheras hill)………conclusion….Not worth to buy RM 400K house with no hill view actually!

Alamak!….Mahal betul……Kalau tak silap saya…i pernah pergi tapak hill top ini 2 tahun yang lalu…masa itu….70% sudah siap…….dalam ingat saya….ada beberapa units tengah yang kelihatan tanda-tanda retak and ada yang sehingga perlu disokong the besi untuk menarik struktuk rumah yang kelihatan terjurnam. Menang kelihatan geri and tidak selamat….sebagai pengguna bijak..jangan lah tertipu and tertarik semata-mata oleh pandangan saya…..kerana rumah itu ialah perlaburan yang terbesar and bayangkan nyawa orang tersayang kita sentiasa terancam…..Fikir lah betul betul

i called up for acking some catalogue send to my house since i staying in JB, before i plan to KL for visit that houses. But i feel surpised that why your staff (Ms.Leong) refuse to do so and she was worry i’m from other developer’s company. isn’t the way to lauching your development????….

Hi,
I was actually thinking of getting a new unit at BPP.
IOI have some unsold Grand View units (rm399K) but I worried about the cracks that other forumers are complaining about. Any idea on this?
Having said that, I shift my attention to Nadia 2 as well (which is now costing about 470k for those last row facing the slope). So, what do u guys think?
Am EXTREMELY concern about the quality now as the price is VERY high for a 22*70
