Property Malaysia Has Gone to MAPEX 2005!

We weren’t planning to drop by since most of Team Property Malaysia were committed to prior arrangements, but in the end we did pop by for about one and a half hours before it closed on Saturday. (For details, read our earlier posts here and here)

At first impression, there seemed to be a lot of booths packed into a sizeable hall, but after a quick recon, we were able to visit almost all the relevant exhibitors (well, those that caught our fancy, anyway).

The range of properties on show were from affordable sub-RM100k apartments to upper-middle class luxury bungalows and villas. Mostly were below the RM350k bracket, though. I guess Homebuyer Expo 2005 is more suitable for those above RM500k. Most were developments were in the Klang Valley, a few were in Nilai/Seremban growth corridor, and one or two out-of-towners (Ipoh, Kuantan…)

After a brisk round, there actually not as many developments on show, there were many financial institutions exhibiting, too (like Citibank, HSBC etc).

All in all, there were a few new and interesting projects that interested us, which we will be reviewing in the next few days. Many more have actually been reviewed here, like Heron Residency, SP Setia’s projects, Sterling@PJ, USJ 1 Avenue and Dana 1 Residence.

The expo is still on today, so there’s still time to for you to drop by if you’re interested.

  1. I went to MAPEX on Sunday and USJ 1 Avenue was definitely one of the booths we stopped by to look at. Quite impressive and the cost of the place was pretty affordable for younger couples who’s looking to build a home in USJ area. We also looked at Damansara Perdana area but it was too costly and somehow, it wasn’t somewhere we would really want to settle down in years to come. I think maybe because we’re too used with the neighbourhoodly feeling in USJ which Damansara Perdana area might not be able to provide us with.

    The designs were attractive, if we were to purchase a place there, Type B unit would definitely be our pick. We also asked about the proposed highway linking to LDP and yes, it has been approved but whether or not they will start linking the highway is another story. However, being USJ folks for almost 13 years, having the linked highway would be a bonus because even without it, it doesn’t really affect us much because we’ve been so used to the traffic congestion here in USJ every morning.

    A note though, I realised that alot of people got confused with the other project ; One Avenue which is located around Giant area. We got confused too and when we realised its location, we went, “Ugh, that area? Abit ulu…duwan to buy there” =P The info they gave weren’t sufficient either and the brochure was too brief too.

    Lastly, USJ 1 Avenue was definitely attracting potential buyers with loads of freebies. We’ll be looking into their company’s track record especially the health of their company accounts (banker’s info hopefully) to hppefully be able to determine the viability of the project.

  2. i damansara perdana has a slight disadvantage of traffic congestion, but no doubt there a quality homes there. for subang folks who work in subang and want to stay there too, usj1 avenue has all the appeal.

    we also saw one avenue, but weren’t impressed… but we will also run a review soon.

  4. USJ 1 Avenue, attracted to their design and facilities, but one thing that turn me off, one way in and out. If the proposed highway linking to LDP became a reality, I dun mind getting it. Guess Im used to stay in PJ area, :p

  7. the proposal for the one to kesas has been stalled for about 8 years now, due to some difficulties. as for the one to tesco, we hear the project is in the process of being revived (some new studies are carried out). however, you may also want to read this:
