Hartamas Regency 2, Sri Hartamas
Okay, we’ll tell you how it started. Some readers had requested us to look into the recently launched Hartamas Regency 2, so we called up the sales office to ask for directions. We must have caught the receptionist on a queer day, she was mumbling something in what sounded vaguely like English, all we heard was “Masjid” (we’re assuming the Wilayah Mosque), “Income Tax” and “Lembaga Peperiksaan” (Examination Board, both were located nearby).
Fine, we roughly knew the area and tried to find it ourselves. After 3 rounds of turning at the Duta roundabout, we finally found it. It’s actually down the road from Duta Tropika. Except ‘the road’ is narrow construction road. But you can also access it from the Jalan Duta and Segambut. So that’s our take on the location.
Hartamas Regency 2 (HR2) comes after the prequel (called, surprise, surprise, ‘Hartamas Regency 1’) which is located right next door. The earlier HR1 was launch to resounding success, only a few units are available now.

The two symmetrical towers are arranged in an almost ‘U’ shape, enclosing the swimming pool on the amenities podium. Speaking of amenities, they have above average facilities like sauna, pool, gym, shops, squash, etc.
The first 4 floors are the parking floors. Each unit is given 2 parking bays (3 for duplexes), it’s imperative to clarify this nowadays. The podium floor, as we said, is for the common facilities, including the function halls. Then for from the 1st floor right until the 8th floor are the single units. There are 20 units per floor, and every unit is a corner unit adjoining only one other unit. From the 9th floor until the 16th floor are the duplexes.
All units are either ‘pool view’ or ‘not pool view’. ‘Pool view’ has a higher premium. Simple to market, isn’t it?
Let’s look at the single units first. There are 5 different designs, ranging from 1,315 to 1,996sq.ft. All of them have 3 + 1 rooms, two rooms with attached baths, plus one powder room. We feel the ideal units here are Type C (1,675sq.ft) and Type D (1,887sq.ft). All the quarters are reasonably sized, and the living and dining is comfortable. There is also quite a big balcony. The largest type (E), is a obtuse angled unit, with a very spacious living but quite small master bedroom.
For the duplexes, there are also 5 types it’s basically a double-up of the single unit, plus an introduction of a double volume living room. We like double volume designs and so we’re impressed. As you would expect of duplexes of these types of sizes, there are plenty of rooms (5 + 1, the largest unit has 7 bathrooms!) and lots of space to decorate and impress your friends. We like type I, it has a long balcony and a very big open air terrace for parties. Its even bigger than most people’s living room.
The finishes are quite impressive and are a notch better than the earlier HR1. A lot of freebies are thrown in like cabinets and wardrobe, please check with sales office for details. The price has also increased from the earliest phase, but at about RM400psf., it is still very competitive among its neighbouring development. There is a chart comparing the per square foot price all HR2 against some of their competitors, and is worth studying if you’re interested.
We would say the location is a good selling point, as far as Mont’Kiara / Sri Hartamas condos go. There is a choice of many exits, unlike those within Mont’Kiara (like Kiaraville and i-Zen). There is still a decent view of KL is you choose the right unit, but it would be a matter of time before the surrounding empty forested lots will be developed. Already Hartamas Heights is coming up on an adjacent lot. But like we said, it’s quite a good location within a congested area. Another plus point is the tight security for all units and perimeter. Something about sensor beams.
Hartamas Regency 1 & 2 is developed by PJ Development, which also is also developing Laman Oakleaf (reviewed by Property Malaysia here) and Endah Puri condominiums (review coming soon) and has projects all over the country.

Any more comments on HR2?? I find that the showroom is nice. Wonder how the actual units wil look like? They are giving 30k discount now but for a unit of 1350sqf selling at over 500k, will it be safer to put the money directly in Mont Kiara??

i think the actual unit will look pretty much like HR1. The price of less than RM400psf is really quite standard in the MK area.

HR1 is fully sold out. I am buying from secondary market. The owner is willing to sell it off at the SNP price which is less about 285/sqf. I am hesitating right now coz the unit is facing Lagrande and there is a unscenic Telekom building there….

Hi admin,
I would like to do some property investment in KL and would like to ask your opinion on which property is best for that purpose?
I was told Mont Kiara/Sri Hartamas is still the best location with the highest rental possible, but i was also warned about the congestion and the saturated market there. It seems that there are too many condos.
Another recommendation is Suasana Sentral Loft, which is also a favourite amongst expatriates. Is that a good area?
A few friends have suggested a up-and-coming place, Sentul East, but i have heard that it is still not a desirable address, hence, the lower selling price. Any future for this project?
Is there anymore new launches? Most of the projects mentioned above are sold out.

I have been reading all these comments. I am hoping to relocate to KL with my family (4). I am hoping to invest in some property and live in it eventually. I have a friend already in Mont Kiara and she tells me that as an expat I should stay around that area or Bangsar.
I have started some research and then found your site. My husband would prefer landed but I really think that a large condo is better for us right now. We were hoping to buy into a new development now before we move over in a few months, in order to get the best investment value.
I have reviewed the developments below and was hoping that maybe there is a condo development of fewer units and larger grounds. Any ideas before we come over to do a mass viewing? Our budget is up to 1000000 RM We hope to rent for a year or so beforehand.

if you’re an expat and looking for a place without hassle, i suppose you can’t go wrong with MK. from what you described, there aren’t any that are going to be ready in a few months time, but if you’re willing to hold out a little longer to move in, a few we can think of is Hijauan Kiara, kiaraville and one menerung.

generally we weren’t impressed with the place, and the location is a bit nearer to segambut than all the other MK and SH condos. At the time we viewed the place more than 6 months ago, there were very few units left, hence we did not do a review.

For those who missed Sutramas, there is a new development called Villa Makmur which is more than 90% completed just next door. Completion expected in June 2007. 180 units size 1124 sq. ft. and 1280 sq. ft. 3r+2b. Price from RM320 psf for this freehold units

Hello,
This developer was promoting HR2 in Hong Kong during just past weekend and we reserved one unit among the remaining units. (less desirable one)
All of the pool view units which we prefer were taken before they even got here in HK. They offered a site tour with a guaranteed refund if we cancel after the tour.
We hope that by the time we get there some better units are available to us. Otherwise, we would love to check other options as well in Mont Kiara area since we are going there.

what kind of review is this?
Before I move in there was so much defects, and after I move in defects are still there and accruing! Seems like each day I am worrying about something! they give cheap furnishing and workmanship, and the freebies do u think it’s really free? it’s part of the whole package! Please voice out your complains and check your unit for defects! My walls are cracked, my tiles are cracked! my bathroom had a burst pipe above and ruin my plaster ceiling which “they” just repaint it over! Whole Unit stinks of sewerage as well! I don’t know how that happens but I am smelling it everyday! LUXURIOUS? MY FOOT

don’t buy corner units as well for Type B! it has “hidden” parts that is not seen in the plan. When I moved in, my masterbedroom and guestroom has extra walls jutting out. I have no idea how I’m arranging my masterbedroom with this wall jutting out! where would i put the bed with this wall here???

this is not a very honest review
There are a lot of problems in HR-2. The furnishings are not impressive. They are sloppy, weak. U can say bad workmanship on the furnishings, interiors and exteriors of this condo. The freebies are not REALLY FREE pls don’t believe Developers when they say free. It’s all accounted for.
I have been living here for nearly 1 year. If you live HERE u would know this review is not talking about HR2 AT ALL.
