Desaminium Park (Taman Desaminium)

Taman Desaminium, or Desaminium Park is a huge 400-acre development right next to Equine Park off the Puchong-Seri Kembangan road. This one of the boom areas of the Klang Valley, many developers have their stake here, evident enough if you drive along the important trunk road where the Selangor Pasar Borong (Wholesale Market) is located.

This is the first of many launches in Desaminium, there are plans for a massive condominium and apartment development, and in the pipeline are schools, hypermarkets and other yet to named developments.

But for the moment, there are two types of apartments for sale, Rimba (1140sq.ft) and Flora (850sq.ft). Only a few of the planned apartments are currently launched.

The main selling points of this development are the complete clubhouse facilities that are provided, and more exquisite attractions like Fruit Orchard with Outward Bound Camp and Hotel, and a Jungle Park for trekking and nature lovers, deer & ostrich farm (!), etc. They are quite ambitious with the lakeside clubhouse, among the facilities on offer are Cineplex, shopping precinct, library and IT centre, multiple pools, 2-tier driving range and outdoors games facilities.

Within the apartments (which they are marketing as ‘resort condominiums’) are more facilities, like extensive sports facilities and landscaped gardens. Looks like they are not quite leaving any stone unturned to attract potential buyers.

Let’s look at the two units on sale. The Rimba is a 5 room apartment. How do they fit 5 bedrooms in a 1140sq.ft unit? Easy. They shrunk the living and dining. And there is no entrance foyer, once you enter you’re directly in front of the dining table. The kitchen is spared, but the yard is 2 baths are not. The yard is too small to do much with it, especially if it’s supporting laundry for 5 rooms full of people.

Does anyone really need 5 rooms? If they are targeting investors and students rental market, the kitchen, dining and toilets are certainly too small and narrow to support so many people. These type of buyers are attracted to the extensive clubhouse facilities, but the internal layout may be too stuffy for most.

OK, then the smaller 3-room Flora should make more sense (even the sales person said this). At 850sq.ft, the layout is tight, but quite conventional. However, the kitchen, is not separated from the living and dining. Oooh, bad. No wall means either kitchen fumes all over your apartment and furniture, or ($$$) renovation.

The floor finishes basically use outdated broken marble, which looks kind of unappealing after a year or two. Other areas are with homogenous tiles.

And in conclusion? First time developer, quite ambitious but some shortcomings. Lots of planned, some uncommon attraction, some might even say tacky and over the top. Layout not suitable for typical Malaysian families. Unit finishes quite disappointing.

  7. Currently i’m a buyer of this apartment but everything is dispointed. The developer of this project treat us like terrorist. The developer so arrogant,the service of maintenance is very bad. I’m trying to sell this apartment but nobody going to buy, some more the value price now is less than i purchase before. I don’t think it is good investment.

  9. This project it first project for developer, they no experiance at all. The Club house didn’t complete. They don’t have a money to complete project on time (aug2005) as on tender. 1/3 of total apt (sorry the not condomonium only apartment, because all the facilities does not condo)still unsold although 2years complete. The apartment nearest with big “tong sampah” air hitam. Yessss.. the aroma, the smell very bad! that why the value going down. The buyer right now only the buyer who purchase during the construction not after completion. They dosen’t know the big bin there.

  10. I just survey the area. Not very nice. The road not proper. Desamnium club house didn’t complete. I heard the contractor stop the works cause Desaminium Jaya didn’t pay them.

  12. i bought the 5 room version.. promised much but didnt deliver.. the living room, dining hall and bathrooms are too small! i bought it anyway because i know if i tear down a wall or two, it would be spacious.. and you know what? after moving in they tell me only certain walls can be torn down! yeah i know living in highrise buildings, we cant tear down any walls we like but cant they use their heads first by planning ahead and anticipate which walls us buyers would like to tear down?? 1 plus point for this place.. check out google maps.. if you can find the apartment on the map, you’ll notice that desaminium sits right below a gazzetted large green lung area.. the view from the higher floors is a plus point and the place will get better once the air itam landfill closes shop forever.. when? not soon enough though!

  13. The maintenace is very bad. Hardly see or maybe not even one time the cleaner mop the corridor. Paying maintenance fee of RM 114.00 per month without swimming pool ready. If ready, we have to drive to the clubhouse, whereby the swimming pool should be in the apartment itself. Frustrated, attempt to sell my apartment since 2004 but nice aroma smell and the road not proper done pull down the market too.

  15. The apartment not maintain well although the maintenance fees very high RM114 per month without any facilities. The cleaner only sweep my floor once a month. Last week happen the lift breakdown cause the water pipe at seven floor at block keruing broked, it very funny the building manager don’t border and say no power but his boss dosen’t know what going on.Aspect resident to climb up and down for 2days. We pay maintenace charges!.. How lousy the maintainance people and management company . If not mistaken YBR Management Services.

  16. The developer is so hard up for cash they insist on lump-sum payment of the sinking fund of RM2500! And we are not told for how many years either. Upmarket projects in Damansara factor the sinking fund into the monthly maintenance charges, making it more manageable.

    Owners are not allowed any choice of entrance and window grilles; one type and one colour scheme only, take it or leave it.

    And get this:
    Double standards for panel and non-panel contractors - RM500 refundable (without interest) deposit for panel but RM2000 for non-panel! And either the contractor or we have to present proof of a RM100000 public liability policy before we can proceed with ANY type of installation or work. Something smells rotten in Desaminium, and I don’t mean the nearby, soon-to-close dump!

    And they’ve got the gall to levy RM500 admin fee to process refinancing documentation. I just thank God that the project is completed.

    New management should be brought in. They could certainly take a leaf or two out of Dijaya’s book.

    The Housing Ministry, House Buyers’ Association and the press will hear of this, I promise.

  19. the aroma has slowly but surely vanished as they have moved the landfill

    the condo has limited space but for sinlge and newly weds the space is quite big.

    the water pressure is good, and the area is cleaner.

    parking bays very well lit and spacious.

About the kitchen design… actually the most effective layout for the flora unit, is to have two rows of kitchen cabinets, one separating the living from the kitchen, and the other against the kitchen wall… the one against the kitchen wall should accomodate a refrigerator and a washing machine… there is a drainage hole inside the kitchen which you can use for the washing machine. the other blank wall can be used to dry laundry. the yard can then be used purely for cooking. a few shelves would be useful for microwave / rice cooker etc. it is easier if you change the wooden yard door to a plastic bifold door.

    for even more space, put your dining table where the windows are, and the sofa set in the center of the apartment… that way, you can maximise the living area.
