Lilac, Bandar Puteri Puchong

Over the last decade, Puchong has emerged as a booming residential district for mid-sized homes. Many, many developers have managed to get land here to develop, from big players (like SP Setia, Glomac, Island & Peninsular) to small companies (Like Puchong Tekali). And most of the linkhouses come in standard sizes: 18’ x 65’, 20’x 70’ or 22’x 75’. And if there are luxury homes, you may get 24’ x 75’.

Which brings us to Lilac, the latest series of linkhouses to be launched by IOI Properties in the heralded Bandar Puteri, right in the centre of Puchong.

As with most other homes of this plot size (22′ x 75′), we have a built-up of 2,020sq.ft. The driveway can fit 2 cars side-by-side, although some sharp parking skills are required. We’ve seen other homes that can only fit 1 car, renovation to your gate is required to shelter two cars.
The living and dining room is decent sized, but we found the staircase right next to the main door (while not as bad as right in front of you as you enter), some people we know are not in favour of this.
The back of the house is quite mystifying. There is a bedroom with only 1 small window and it opens to the tunnel-like wet area which is not very well ventilated. The bedroom will be VERY stuffy and dark. The wet and dry kitchen is separated, and both are pretty roomy. Unfortunately, the dry kitchen has also only one window for ventilation, and again it opens out to another tunnel-like yard. Then there is a wet area (in addition to the wet kitchen) which is basically a shaded yard. Then the backyard forms an ‘L’ shape with lots of wasted space.
Most of our associates here in Property Malaysia found this the weakest part of the layout.
Upstairs, things are pretty run-of the mill. One master bedroom (with attached bathroom), family area, and 2 other bedrooms sharing a common bathroom. Other than the 2 baths being a bit small, no complaints here.
The finishings for Lilac is nothing spectacular, except for the introduction of 18” x 18” ceramic tiles for most areas. We like this type, and most developers give smaller tiles.
Since it is one of the later phases of landed units to be launched in Bandar Puteri, the price reflects this increased premium. They start from about RM399,800 for intermediate units and in total there are only 144 units neatly arranged in 3 streets.

hi admin, the development in puchong is really picking up, I am just wondering whether any future LRT/KTM development planned for Puchong area?

not that we know of. LRT is a possibility, but ktm komuter is maybe out of the question…

Does the price start from RM399,800 or RM499,800? In the content of your article, you mentioned RM399,800 but in the table, it’s RM499,800.
