KiPark Puchong

This was another development we saw at the recent Homebuyer Expo, although this particular reason stayed in our minds for all the wrong reasons (more on that later). But let’s talk about the housing project first.

Most Klang Valley residents are pretty aware of the suburb limits for the city are slowing expanding due to scarcity of land, with Sri Damansara in the north, Cheras to the east and Shah Alam / Klang in the west. And of course in the south, there’s Puchong / Seri Kembangan which is will one day, eventually merge with Putrajaya / Cyberjaya. But for the time being, Kipark Puchong seems to be breaking new undeveloped ground between the two growth zones.

It is situated just beyond Puchong, after the border with Sepang. If you’re traveling towards the southern end of the LDP, it is on your right just after the last toll.

There are 130 units of semidetached homes, built on residential leasehold land. There are two types of units, but only one was mad available to us for review (Type A). This unit is 32’ x 75’, which is slightly smaller than the usual 40’ x 80’. This would mean its almost a linkhouse dimension, just with an addition of a side garden that’s less than 10’ wide.

Being 2 ½ storeys, the build up is only 2,706sq.ft, which isn’t big due to the small footprint. The driveway is quite ample, wide enough to park 2 cars. Ground floor, there is a foyer before the living and dining. The wet and dry kitchen is combined, but adequate for family cooking. First floor, there is a large master bedroom, with a strange balcony. Should have done away with it. Two other bedrooms share a common bath. Second floor, there is a huge family area (with another balcony) and 2 more identical rooms sharing a common bath. So in all there are 5 + 1 rooms.

The perks include gated security features and a ‘water-theme park’. It’s really just a park with a fancy swimming pool.

People might view their location as favourable, as it is very near to Putrajaya/Cyberjaya, and the universities near there like Limkokwing, UNITEN, MMU and UKM.

They are also developing other KiPark projects across the Klang Valley, including Sri Utara KL, Selayang and Cheras.

We encountered this development during the recent Homebuyer Expo, unfortunately the sarcastic salesperson attending us left a very bad impression of the development and company (we saw them again at Mapex, but we made sure we didn’t pass their booth…) We’re used to less than knowledgeable sales people or those that cannot speak English properly, but this Ms. Sarcasm takes the cake. Maybe we looked like poor supervisors that can’t afford to buy the homes (which is true, actually), but you know the old adage, “don’t judge a book by its cover…”

  6. Visited the place last weekend…

    not too far for those working in Cyberjaya/Putrajaya/Seri kembangan/usj

    Looking at the price, you can only get double storey in other nearby developments

    it is also very near to Bandar Bukit Puchong 2.

  9. Hi Azli.. Yes i bought a unit there during the 1st phase launch where they gave 5% rebate.. i’m currently staying at puchong jaya, had always wanted to get a semi d but could not find any within my budget other than this one..

    Not sure wheter got any link from Kipark or not coz I I can see now they will only passing Kipark….see the construction area near to exit to Cyberjaya.

    Btw, did u know they had a flash flood there last 2 weekends? It was near the entrance from the main road. This is not good. Already highlighted to the sales person there.

  16. ya, my one is just beside the t-junction, chinese normally avoid face directly to t-junction, so my neighbour is Malay, Opposite of my house is the side garden of 3-storey house. Currently i stay in puchong putra perdana, the house is small and now selling price below market price. I hope Kipark property are more valuable. However, I’m not buy it for investment purpose, anyway, i will stay there for some time.

    near to the T junction is somewhere between 102 and 105 lah…close to me on the other side…..

    I think my nbour is Indian…on the left side still vacant….

    For my case im opposite 3 storey garden too…..

    Just hope everything is ok there…..im still renting at Puchong Utama….thinking of buying last time but the build up is too small…I will be staying at Kipark for long time lah unless got transferred, etc…

    They have started the foundation for ur row as well…

    In fact the corner unit (near to the workers quarters there) has gone up to pillars already…

    I hope mine not being billed so soon….so far I haven’t start with progress interest yet.But the units around 128 there has even started with walls…that is fast..

    15K? not sure lah…but if they bill u later maybe not so much….

    Btw, u know that the price has increased few Ks now? Especially those units facing the rubber tree (same row as Type B showhouse)

    And for my friend (potential buyer), quick go and buy….call us if got plan to visit this weekend..hehehe

    there is not 104 unit leh, they have change it to 103A, but i did not own this unit.
    If not mistaken, the second phase sell at ~360k for type A and for non-bumi price.
    This week i balik kampung, i shall visit kipark on next week, in fact every morning i will pass through the kipark on the way to work.
    Btw, did u know that the show house is slightly wider than the standard unit, the garden are 2~3 ft wider.

  21. Hi everyone,
    i bought a unit there as well, 2 sty type A, glad to know my future neighbours are keeping a close watch on the development, did visit the place abt 2 weeks ago and work progress is definately going at a good pace.
    As for the flash flood, which river is this? I believe there are 2 over there, one is the small stream that that runs behind units furthest form the entrance, and another one that near the entrance from the main road.
    The show unit is wider than the the normal unit, i think our unit are more like the site office unit (the one next to the show house) but even that unit is slightly bigger at the entrance because it’s slanted a bit.

    my mistake..they called 103A….

    Yeah..im aware that the showhouse is slightly wider and longer though..

    If you want to compare standard size u have to look at Type B showhouse. I think the width is the same. 8ft from the wall.But for porch have to check TypeA coz type is shorter to accomodate the u-turn area (end road)

    I sometimes pass by the area on the way home.Will go and see again today or tomorrow and update here..:)

    The progress is good…now there around 6 units almost complete with walls.

    Im not sure which river but it is definitely the one nearer to the bridge there.

    Btw, do u know that they have 1 wrond information printed on their brochure? They said tiles for terrace but apparently if u look at the showhouse it is only for terrace 1 which is the front portion before porch.

    In brocuhre terrace is including the side as well.

    Try check ur brochure again

  24. Hi guys, interesting that you find that this place has potential to be a good investment. Heard that Sunway group has just won tender to develop the empty land next to Kipark. And another bigger land is awaiting to be development nearby there by IOI Group. They are just waiting for the right timing to move in and explode the price of houses there.

    Are yoy referring to those with the rubber & palm oil trees there or near the entrance to Kipark?

    Btw, the front land (entrance) belongs to Jabatan Perikanan.

  28. hi guy, i did heard someone say Carefoure might come to bandar bukit puchong, but i didn’t see any big empty land along the LDP at bandar bukit puchong , normally those hypermarket are located along the main road.

    ok, yeah they didn’t tell me exact point but since the upgrade for electrical is a good price (I think with piping, etc) I took it.

    Now still thinking about the flooring…the homo tiles look really nice but another 10K.

    Carefoure? Didn’t hear anything about it yet. How about those empty land between BBP aprtment and Semi-Ds?

  30. Have you read that Sepang is going to be developed as 2nd Klang Valley and progression to this is taking place at a faster pace now. Now is the time I guess to purchase the properties surrounding this areas.

    For those who have the finance now can purchase the properties right at the heart of Putrajaya and Cyberjaya which is slightly on the high end but will appreaciate as time goes by. Now workforce in Cyberjaya is 50,000 and expected to go up to 200,000 by 2010. Putrajaya is expected population is 500,000 by 2010.

    If not, buy properties now around Dengkil area or Salak Tinggi that connects straight to Cyber/Putrajaya since the Dedicated highway is expected to be completed by n October 06 (no tol and no Samy) which only takes 10 minutes to these places.

    Just bought a Double Story Semi D house there (Kota Warisan) for 260K (Freehold). Happy shopping.

    Azli.. yeah i know about the tiles.. only covers terrace 1.

    Do you guys know there will only be limited 2.5 sty units there? I believe only 2 rows will be 2.5 sty while the rest are 2 sty.

    Anybody know about the alignment of the KL-KLIA dedicated highway? Will it somehow change the current road leading to the area? Where will the main interchange located? As for the SKVE where will be next interchange after the current putrajaya-ldp interchange?

    Yup I know that..reason being is low response for 3 storeys though. So, they converted the 3 storeys to 2 storey now.

    Guess what? In today’s Sun Kipark Puchong been advertised again. Min price now is RM398K and they are giving you free new car.

    I called my salesman, he said they have option.If you pay the price (no discount) you will get iswara. But if you choose for discount no new car.

    Still, the point here is they have increased the price almost 50K!!!!…

    When I bought it last time min was around 347K but now 398K and this is not the phase facing the rubber trees but remaining unsold units including junction.

    Sounds like the value has gone up significantly.

    Anyway, still not sure whether there are buyers for this balance 10 units. Will check out next week from the salesman.

  36. Hi guys, anyone can tell the land near to kipark puchong, where if you on the way to seri kembangan/putrajaya after the puchong south toll, it is on your right hand side, (or opposite the left hand side development “puchong gateway”). i saw the ground work has been going on for some time, but don’t know what kind of development there, i see from map they call it “megacity”???

  37. Hi all, I visited Kipark Puchong today at around 16:30 and it was about to rain. I decided to stay a while to see if flood would occur. Guess what? The access road, especially by the bridge (river) was flooded! Water level was quite high, at around 1 feet, making the road inaccessible. I think we need to discuss this flood matter with Kipark management soon before it becomes a ‘norm’ in this area. Any suggestions?

    Thanks for the update.Very unpleasant news indeed.Last time when I spoke to them, they said it will never happen again. But now looks like it’s going to be a norm thing.

    We need to highlight this to them and worst case inform the local authority before CF has been issued.

    Just got latest info.

    The dev behind ESSO there is from IOI Dev.

    That is also another contribution to the flash flood durign heavy rain.

    I just called KiPARK, they are aware of this. There will be a meeting between them, IOI and also the head of the village there to overcome this problem.

    Yes, the house are is considered safe for now but no point if the entry is flooded.

    They mentioned there is a shortcut to air itam but only for 4wd…:):)….like we all have 4wd…heheh

    I bought a place in KiPark Puchong too.
    Recently I got a call from the Laywer Office with regards to some sort of indemnity form. Did you guys receive similar call? On the other hand, hearing about the flood is a bit worrying and I hope the developer will do something about it. Let’s keep in touch guys. Better still, I suggest that we create a mailing group for those who bought a property in KiPark Puchong. That way, we can easily stay in touch.

    We also bought a 3-storey unit and looks like the development is progressing well. Good to get in touch but how do we go about it (any idea?) - the issue of flash flood is indeed worrying; hopefully it wont lead to erosion of land too for those units near the big drain. Saw some people working on the drain a few weeks ago (with big rocks and an excavator too.

  46. Hi guys!am glad that there’s a forum discussing on KiPark Puchong. Went there last weekend and am very impressed with the design and layout of the house. Possibly buying, however need to do my research a bit. There’s still a unit left (of the premium units, facing the pool) but I’m not sure whether I should take up that or any other units. I commute to work via erl, at putrajaya sentral, so I guess the distance is not an issue. However, if you exit to LDP, I note that you can’t go right to cyberjaya but you need to make a u turn, which is quite a long way. Any other routes? And this flash floods and all. Do you think I should buy? Really appreaciate your comments, pls.

  48. I visited the office last week & noticed, yes there is silt on the bridge, must have been a heavy rain. Visited the site 2x & very tempted. Where to find this price for semi-d but I’m considering aman perdana $460k too cos their land is 10′, house bigger, better tiles & more electrical points. But i still like puchong. Hard choices. I’m buyin for investment but the price has gone up to $378k if i don’t take the car. Any advice ?

  49. Sori, wrong info. Aman Perdana freehold 32x75 $349k. For $399k can get 35x75. Checked with Bdr Bt Puchong but they said no hyper coming up. Sigh..

    You have 2 options, eiter do the u-turn at Equine Park flyover and exit through Bandar Bukit Puchong and pay LDP RM1 toll. Anyone else know any other routes?

    For your decision, you have to make the call. It’s your money though, analyse all the risks and make your call.

    From cyberjaya just make a turn left before you go down and join LDP. If coming from Putrajaya, take exit to Cyberjaya and make u-turn on the first right junction and take the exit before going down to LDP.

  51. Noticed that there are crack lines on the show houses, when you look from the road. Is this normal or something to worry about, hopefully not a workmanship problem? Went there last Friday. Any update on the JPS and JKKK meetings?

  52. Hi azli…looks like it’s more or less confirmed, subject only to my loan now. And the yahoogroups mailing is a good idea for us to keep in touch and be updated. I was told by the KIPARK personnel that the flood is actually caused by the massive land clearing by IOI and that “measures” are currently taken to ensure that the water level is maintained at all times, hence the retention area built, as per the plan.

    The 3 storey is nice but beyond my budget.

    Yeah..1 of the contribution factor is the land clearing currently happening (if u pass by LDP to Cyberjaya or Putrajaya) it is on the same side with the ESSO Pump Station.

    The retention point is towards the end of the 109 right?

    They better take all the actions otherwise would have problem to obtain CF later.

    Went to visit lasst weekend, good progress from the last 2-3 months but I think it will only be ready by Oct 2007. So all in handover around Nov or Dec though.

    About the call from Lawyer office, it’s about signing an indemnity form to get our banker to release 10% to the developer. Anyway, I’ve signed the form. Went to the site for a survey and things are progressing well. The 3 storey houses are coming up really fast!

    But the overflow still bad…that day I went there after heavy rain…you can see the water went as further 50 meters from the bridge……getting worst lah….

    Last time was around the bridge area only.

    went there yesterday and was thinking of taking a stroll at the “theme park”..however, the water in the wading pool was so murky, was it because of the overflow? and oops, two construction workers were happily having their bath in the pool, clad only in their underpants. gosh..

    My concern is this property is under leasehold. Got case in Puchong after 3 years government decide to takeover the land with low compensation. I’m afraid after spend so much, soon or later have to look for other property again and bare the losses.

  66. Hi guy, I had receive a letter from bank regarding “quit rent and assessment” mention that have to pay some amount to the charged bank, is this pay by us or by the developer since the house still under construction??

  67. I used to log on to this website to follow up with the latest developemnt on the progress of the project. Unfortunately, since the last comments by cyc on 20-1-2007, there is no further news about the progress on the development of the project. I believe, all other purchasers are equally appreciate the contributions by the participants of this forum. Please continue to participate and enlighten us with whatever information and news on the project. As far as I am concerned, i understand that the flood problem at the site has not improved.

  69. suprised that the price of the house rising nearly 400k(2 storey type)coz i bought it at rm338k last year. forgot to ask the sales person about the land there. when i took along my mum there to look the house progress, my mum said that the place look like a left mining place, it is true? sorry for my broken language! hope u all understand me.

  70. Hi chi, i hope it is not a left mining land, as you see it by using google earth, which the satelite photo taken 3-4 years ago, the area still look green, but near side look swampy ….

  74. Very disappointed. Initially, Developer told that expected handover on August 2007 but until today, the property still under construction. I would not purchase any property under KIP Group in future

    Agree with PLW and jo. Delayed adi.

    Latest I heard now is September for handover and yet the row behind showhouse still under constructions (phase 2). So concern later will be safety.

    Not only that, I believe Developer is trying to cut cost. TNB cables also still using old method (hang type) and it looks very messy. When we bought last time salespersons promised everything is under ground, no more hang here and there.

    This is really dissapointing!!!

    I will never buy from KIP anymore.
