Bayu Puteri, Bandar Puteri Puchong
This post is part of the series of postings on the latest launches in Bandar Puteri Puchong developed by IOI Properties. We strongly recommend you read that post (you can find it here) to get a better understanding of this review.
Other than the high-end Aseana Puteri (reviewed here earlier), Bayu Puteri is the other apartment phase available, although this one is much more affordable, from about RM130k to about RM170k (Aseana Puteri starts from RM230k to about RM280k, with full condo facilities).

As a lower end alternative to apartment living, the location is pretty good, set a top of the hill looking down on the sprawling Bandar Puteri, and it’s next to the Bukit Hitam Forest Reserve. So for the moment, there won’t be any further development that side (Note we said ‘for the moment’…)

The overall design of the apartment follows the template set out by IOI Properties in this development and Bandar Puchong Jaya (like Sutramas). There are two towers set a distance apart, with the common facilities in between. Facilities are quite standard, security, swimming pool, function halls and shops. Actually, for this price range, you can’t expect too much nifty facilities. Already Bandar Puteri is an almost fully-developed township with all the commercial amenities and infrastructure, buyers would not have much to complain here.
Potential buyers are advised to check on availability of carparking for every unit.
For the sales people, this must be one of the easiest products to market – there is only ONE unit type to describe. For all the 250 units. Actually they’ll tell you there’s two types – A and B, but both are exactly the same, except that one is the mirror image of the other. Oh wait, there’s either a corner type or intermediate type, but again same except for extra windows.
There are 8 units per floor for one block, four intermediate and four corner units. The typical unit comes in 900sq.ft, quite a standard size for this price range. There is much to fault the internal layout, since they’re mass marketing the one type to suit everyone’s taste. There is a fair-sized living and dining, one master bedroom and two other rooms. Both rooms share a powder room. In fact, this layout is almost similar to another we’ve seen somewhere else in Puchong.
The kitchen is rather small, but it’s not a big complaint. The yard is adequate, we can foresee it comfortably fitting a washing machine, overhead clothes-line, and any knick-knacks and junk Malaysian love to accumulate.
At RM130psf, the price is still affordable. At the moment construction has commenced and will complete in Jan 2008.

after much survey about several residential area in Puchong, I think Bdr Puteri is still the best choice.
Also, if you happen to know Puchong 10 years back, you will appreaciate how much development has happened. I am sure situation will improve further in the future.
I bought a house there even it is relatively more expensive than surrounding area. I bet the developer will make it a better place and increase the properties value in the future.

Just visited the place and eughhh there is a cemetary just beside it. Well not directly beside but you can see it very clearly from one of the towers or just further up the access road.

The developer is going to handover keys next month….
Well i’ve bought a unit and waiting for the keys now. It has a great view fr the apartment.
I actually don’t really care if it is near to cemetary or not. You won’t see it if u didn’t look exact to the cemetary.

I love the place so much. I’m planning to buy the show room unit if it’s still available.
Thian Long,Which bank did you go to for housing loan. So far I think maybank is pretty ok. any suggestions.Hopefully next year, i’ll have enough savings, epf and bonus to get the apartment. Lots of speculations bout economic recession, do you think it’s gonna affect the property market??

Hi Augustine, i took loan fr Ambank last year. But now Maybank rate is not bad. If not mistaken is BLR - 1.35%. If u’re buying for investment, then probably i don’t encourage u to do that because if 150K property for an apartment is actually quite expansive. So the return might be quite low. But for own stay it should be a nice place coz inside a mature township and hill side. They have not yet handed over the keys. Till now there’s still 45 units left. Recently they re-launch Bayu Puteri ma.
Pls do keep i touch if u’re going to purchase a unit there.

Oh my god, the sales office people told me that this apartment is without the DOOR ACCESS card from main extrance. if this is needed….then will be extra charges for maintenance fees.

IOI is seriously not a sincere developer. I couldn’t understand why they cannot provide this facility and demand more. They still need to learn from its other rivals in order to become a dominant player in this industry!

I have just collected my keys today…but got a shock from aerial view..there is a cemetery just next to end of block b. wonder how does that affect the rental?
Understand from earlier mail that the rental fetch rm650 to rm700..does it comes with semi furnish like aircond…water heater..Please share your views.
Any real estate company that anyone can recommend me? Thanks.

I am interested to buy a place there. I am still considering between Saraka and Bayu Puteri. It appears to me Saraka is better located (higher ground, and better view). What do you guys think?

yep, i checked with the developer, there are some units available (limited though).
you can check it out with IOI property office. They also open on sunday from 9am to 5pm.
the workmanship is okay and the living and dining hall is spacious. After some touch up and interior design, it should alright for a small family of 4 persons.

Did you know that a letter from MPSJ saying IOI going to develop the empty land opposite Bayu Puteri into 3 blocks of 18 and 19 storey condo, with 4 floors of parking? MPSJ is asking if anyone have Bantahan or not. Did u know that only FEW (less than 10) resident of Nadia received this letter from MPSJ ?
