Development Review: Bandar Kinrara

This is the second Development Review (check out the first one on Bandar Puteri here), and it is on Bandar Kinrara. This isn’t a regular new launch review, we will first look at the overall development of Bandar Kinrara, which will kick off a series of postings on the latest launches in this Island & Peninsular flagship project.

Island & Peninsular has made for itself a huge name in Puchong as a middle- to upper-class developer. The flagship development, is of course, Bandar Kinrara near Bukit Jalil. This huge development is actually held under its subsidiary Perumahan Kinrara Berhad, and is set on the former Kinrara estate land and was famous for it’s military camp and hospital. PKB is actually jointly owned by Lembaga Tabung Angkatan Tentera and Lembaga Tabung Haji, hence the military connection.

I&P bill themselves as the “Largest Property Developer” in Malaysia in terms of landbank, after their merger with Golden Hope. Some of their other projects are Alam Damai in Cheras, Alam Sutera in Bukit Jalil; Taman Inderawasih in Seberang Prai; Taman Sri Nibong and Desa Mutiara in Penang, and the luxurious Bayu LakeHomes in Pajam and Kota Seriemas in Nilai, Negri Sembilan.

Let’s get back to Bandar Kinrara (BK). There are two portions of BK that most people know, the older portion near Bukit Kuchai & the military camp, and the newer phases on the other side of the highway, near the golf course (oh wait, don’t get confused, there are many golf courses in the area). Both these portions are clearly separated by the Sg. Besi-Puchong highway, or more commonly known as the Astro road (it ends at the Astro office and the Selangor Turf Club).

With that highway so easily accessible, there is a good network of roads connecting the area, namely the LDP, Kesas, NKVE (a bit off, but still not too far) and even the North South Highway. Some people may argue that the Sg. Besi-Puchong highway is slowly getting chocked due to the recent increase in traffic, but a toll-free highway is better than no highway at all.

There is even a newly constructed dedicated interchange for BK owners near the two Shell stations along the highway.

As for the development, BK has a good mix of everything. There are cheap houses, mid-price linkhomes and semi-Ds, and a whole array of luxury homes for your picking. But when it comes to amenities, BK will show its true class. There are many schools everywhere (last count 17, not including the reputable independent Chinese school Yak Chee nearby). Then of course there’s the 18-hole BK Golf Course (with tennis courts and a swimming pool), an 18-acre sports complex (they even have cricket and rugby facilities), well planned out commercial centres, mosques, police station and plenty of petrol stations (very important fact overlooked by some developers!)

Most of the luxury homes are near the gold course, and the other types are spread either southward to the South Link Expressway or eastward to Technology Park Malaysia.

For freehold ex-plantation land, it obviously does not come cheap. The current launches are quite premium priced, but for a maturing township, it generally reflects the available facilities in the pricing.

(On a side note, Bandar Kinrara has one of the best ‘goreng pisang’ (fried banana fritters) stalls in the whole Klang Valley! )

Again, the best way to experience Bandar Kinrara is to see it for yourself.

  2. its near, but we don’t most of the newer phases of kinrara are away from that direction. besides its still quite a distance from the golf club.

    the sports complex is supposed to be next to BK5, near the sales office and mosque. However the developer has not fully developed the area yet. You can check out the whole layout plan at their sales office.

  7. Can you please review the medium cost apartments project called Sierra Residency @ Bandar Kinrara. It is located in BK 5B. The developer is Pembinaan Sierra Mal Sdn Bhd. Are they reliable? Name sounded more like a building contractor than a developer :)

    There has been quite a bit of publicity over a new project by Island & Peninsular recently: Alam Impian in Shah Alam. Any chance of a review on this project as it will be launch on 20-12-2006.

    Do you have any information on the Jan 07 lauches (Project 9A4)which is next to the Alam Sutera? We are looking for a unit there but this project is very near to the low cost flat. Appreciate if you could provide us some advice.

  15. Regarding 9A4, i think there are a lot Pros and Cons for this soon to be launch project (they actually drags this project for one year) Obviously, those low-cost flats beside the project site will pull down buyer’s desire.

  16. If u check out the website of the developer, PKB you’ll notice that they are selling phase 9A4 at below 300K which is lower than their three previous launches, namely Warna, 9 and Damai. the low cost flat by DBKL must have affected the sales. PKB should have bought the piece of land in order to control what is develope there. The flats had spoilt the areas as it was zone for high end properties.

  18. Was told that the units left are those facing the low cost flats.
    Not only will the place will be flooded with traffics from the low cost flats but also from the Paragon Heights project as there seems to be no work at the sirim junction or the so called ‘Diamond interchnage’ suppose to be built linking Puncak Jalil to the Bukit Jalil Highway.

    I went to PKB sale office recently, Pearl at Bandar Kinrara consists of 26 units of double storey Semi-D and 2 units of Link Bungalows. Most units facing south already snapped up (about 60%).

    I just don’t understand the mentality of the developer… you pay over 700K for a house and they give you chain link fencing at the rear! Small areas like store & shoe compartment still give cement render floor finishes… how much can they save laa!!! They don’t even give clay roofing tiles as compared to the Alam Sutera project just next door.

  26. Yk, the houses that you saw people taking VP is actually Phase 9A5A & B. A friend of mine bought a unit there…

    What I like; 2′ x 2′ porcelain tiles flooring for living and dining, laminated timber strip flooring for upper level.

    What I didn’t like; too many loose corners in the design! Will need spend lots of money to renovate in order to make the space more usable. The cement render flooring for the store below the stairs and the chain link fences at the back of the houses, of course! Even the side fencing at the back portion is chain link!

    Phase 9A4 is located between the Bukit Jalil Highway and Phase 9A5A Warna. As you enter the new entrance for BK Nine’s from the highway, it will be the empty piece of land on your left.

    As for the other infos, maybe the administrator could enlighten us. Tq

  29. Received an sms yesterday from I&P regarding the launch of Phase 9A4 this coming Saturday, 21-4-2007 @ 9 am - 2 pm.

    This phase consist of double storey terrace houses with land size of 22′ x 75′. Price starting from RM 295,087 and built-up starting from 1,812 sq ft.

    Knowing their procedure, they will probably open to those registered purchasers first on that day.

  31. Got hold of a copy of their brochure for Phase 9A4 yesterday. It is known as Spektra @ Bandar Kinrara. The launch will be held in thier sales office. Forget about getting infos on their website as they hardly update it.

    Anyway, there are only 20 units in this RM 295K bracket. The rest are above RM 300K. There are 10 units reserved for their own staff, but no indications of which units.

    Found out that the Mahajaya project is known as Taman Damai Utama and would only be launched in the 2nd quarter of this year.
    There are a total of 583 units of 2 Storey Terrace Houses & 80 units of 2.5 STH. This project would definitely gives Perumahan Kinrara Berhad a run for their money. No wonder PKB is launching so many projects this year!
    I am not familiar with Mahajaya though… How’s their track record? They seem to have quite a number of projects. Maybe you could do a review of this project some time in the near future.

  36. Mahajaya’s sale person claims their dsl has bigger built-up & min price is rm320k++. I really hope TDU is as good as its neighbours, bandar kinrara, NOT puncak jalil.

  39. PKB had also started contruction works for Phase 5A1: 95 units of Double Storey Terrace Houses. The site is located right next to Harmony @ Kinrara, on elevated ground. Not sure when it will be launched though. On their website, the selling price was estimated to be RM 380K onwards.

  52. Mahajaya’s Taman Damai Utama (besides BK’s Simfoni) has established their sales office already. Intermediate 2-storey (2000sf, from RM340k++) - no more, already reserved for previous land owners. Now they only left coner unit which is 2.5 storey.

  59. currently bandar kinrara phase 9a1 (senja) is on sales. price is from RM368,888 for a double storey terrace. this phase is almost directly facing the cemetery according to the dbkl plan.

  60. The double storey houses for Senja are sold out. Only left with the 2 1/2 storey terrace house only.

    The developer is also calling for interested purchasers to register for their next launch, Sinar (Phase 9A2) next to Senja.

  63. I already visited the site of Senja… quite disappointed with the size of living room. About the cemetary-facing, probably east side whole row only affected, other row’s view to the cemetary has been blocked, thanks to the last east row.
    The stupid architectural design created the internal courtyard has consumed much of the floor areas, lesser space of living room and dining room at ground floor, smaller master bedroom at 1st floor and smaller family area at the 2nd floor. And as other said they tried to squeeze so many things into this small footprint, the interior will be dark without the skylight void above the courtyard.

    Better get a great discount then only consider purchasing this half-million unrealistic house.

  64. Was at I&P/PKB’s Merdeka Homefest over the weekend. Seem that there is less demand for 2 1/2 Storey in BK as most of the units launch previously are still available.

    PKB also launched their latest offering Melodi @ Bandar Kinrara double storey super link 26′X65′ & 30′x70′. The width is nice but too bad the houses are not deep enough. Priced from a whopping RM 574K!

  66. I don’t think there would be anymore new launches by I&P price at RM350K anymore looking at the current trend. You may want to check out Mahajaya’s Taman Damai Utama which is next to Bandar Kinrara. Only thing is that TDU is leasehold.
