Villa Pavilion, Seri Kembangan

We like this type of apartments to review. You want to know why? There is basically only one type of unit available (with some slight variations). Easy to write about. But you know what we’re not excited about? The location of this place. For starters, it’s near Serdang Raya and Seri Kembangan town, heartland of the KL Chinese community. We like the food there, but most people I know avoid it like the plague, for their own reasons. Furthermore, the exact site is surrounded by factory lots, and older 2-storey terrace homes.

There’s a proposed 300m link road to the Sg. Besi-Puchong expressway (near Technology Park Malaysia), but it would be awkward if this condo is completed but that short link road isn’t. Besides, if you’re going to KL, you need to go a long, long way to make a U turn on that road.

But if you’ve no problems with the area, the place is downright affordable. It’s really a bare bones place, nothing fancy to keep the cost and price down. Obviously they are targeting the young urban, mobile crowd, and maybe young families. There are 2 identical towers, circling the common facilities in the middle. The facilities are just the basics, like guarded security, swimming pool, kindergarten, and… and… ok, there’s not much else. (What were you expecting here, a 5-star water theme park? But we suppose it must be a good thing they don’t have an open air karaoke seafood place that features only Hakka songs…)

The units from 915sq.ft to 1,110sq.ft have the same layout. Sensible design, 3 bedroom, There’s a balcony, should have done without it to make living bigger. But some people like balconies, we don’t. Living and dining is quite spacious, kitchen is open to dining. That we don’t like either. Kitchen fumes will go into the living room and your furniture. Yard is adequate. If you read our earlier review for SuriaMas, it’s big enough to cater for the students/bachelors and their once a week laundry.

There is a larger 1,589sq.ft unit available that comes in 4 bedrooms. But the layout’s kinda awkward with the living in the center, and rooms on both side. But some people will fancy it, we’re pretty sure.

Developer is a new player, currently doing the Puchong Villa Mas project. They are offering reasonably-priced upgrade packages for the buyers’ convenience. More developers should do this, especially lower end projects.

Location may detract from the place, but it’s near Bukit Jalil, KL, KTM commuter LRT station, and good existing network. And Seri Kembangan has glorious Hakka food. But surrounding factory lots are quite unappealing. And Serdang / Seri Kembangan is infamous for its traffic jams. Nice surrounding mountains near Technology Park Malaysia (at least until they clear it for another condo project…)

  1. Was surprised to find this review while searching the net. Looks like you have some sort of a review site, but using a blog as the platform. Good job.

    I’m one of those who bookeda unit in Villa Pavilion. Like you said, seemed very worth the price, and banking on future potential, especially when the link road completes. In any case, the town area (Serdang Raya and Seri Kembangan) just outside of these apartments are already quite established (hence, the jams…) so no problems there.

    Just to point out a few things in your review:

    - There are altogether only 2 blocks, and not three. It’s quite low-density for a condo project and that’s one of the things I liked about it.

    - The light-industrial area outside of the Villa Pavilion is actually not that near. After all, there will be a set of new high-end 2½ storey houses surrounding VP and should be a good “insulation”.

    - The facilities are quite good, although standard. Key ones are swimming/wading pools, gym (my favourite!), multi purpose hall (not sure what it will be used for), bbq, etc. In fact, there will be a separate building for this “clubhouse”. Unfortunately, there’s no sauna or jacuzzi, but I guess we can’t complain.

    - Going to KL will be no problem with the link road complete. The link road should come out ahead of the flyover at TPM, so we can always go through that to Awan Besar interchange, or we can make a u-turn at TPM and go through KL-Seremban highway or even use MRR2. Can anyone else confirm this?

    the review was written specifically for a particular reader (one of the fantastic services we offer, hah!) who wanted to buy.

    One of us actually work a long time near the Serdang area, we love the ambience of the place, unfortunately its not really for everyone.

    We’re sure where the link road will meet the highway, we couldn’t get the exact details from the developer. actually going to KL may be easier if you use the KL seremban highway.

    I believe u need to provide more details on the link as this is the most critical part in this project. This whole place will ultimately transform into vibrant, major township if the links and road system improved. another factor, we need good developer minus TALAM/KEB around.

  4. At the moment, that is as much info as we can get from the Developer. Frankly, we feel the onus is on DEVELOPER to provide more detailed info like when will the road will be completed and where it links, if it helps to market their condo.

    Please bear in mind that we are only reviewing the place as potential buyers ourselves, and based on our reader’s request, we do not have any vested interest in the developer or any parties associated with them

  5. I just bought one at 135k because the price is among the most affordable decent apartment in town. By three years later, I’m sure the township will have good road connection. I’m comfortable with the developer because they build the Villamas Puchong with very fast speed (too bad I can’t afford it, price around 170k).

    Do u think VP is a good buy? I visited the site few days ago but nobody attended me. Too bad! I think it might be a weekend and the sales were bz?

    Feel interested to the price yet feel bad coz not one attended to!

    I don’t really like entrance and the new landed seems to be so near. Any problem to the access? Where’s the new access to Bukit Jalil will be?

    The location of the project a bit further, is it?

    How much is the maintenance fees anyway?

  11. frankly? well, i think its affordable, and the location is pretty good. when they do up that link road, the traffic should be better. it’s unfortunate no one attended to you to answer your queries, its the biggest sin for sales and marketing people for that to happen. i doubt they were busy, its been selling for so long now.

    Perhaps you should call yhem up (number given above) and tell them that no one attended to you, and ask them the questions. they should be more than happy to answer you. If not, i think you should look elsewhere. :)

  13. Went to see last week. Generally quite a good buy & affordable pricing & U can uprade to another package (2 x 2 flooring, ceiling height tiles for bathroom & basic etc) with just another RM4K. However just concerned:-

    1) Access road punch thru Sg Besi-Puchong! When will the access road ready & open? Going in is much of the hassle as traffic is really really Bad.

    2) Open Carpark allocation is only 1 bay for each! This will ended up illegal double parking outside & congested along the lanes!

    3) What kind of Security provided? As monthly maintenance charges is RM0.13 psf! Any proven running a building management record?

    4) 2 Servicing lifts only per block!

  14. hi all,
    i just bought one, 142k..seems good place and afforable. Just wondering on the population there..is it going to be few/less malays?..anyway i have no prob then..just wanna ask..

    i already did a feasibility study..good for investment (when the new road open) coz TPM academy is nearby, and a lot of people working in TPM..public transport(LRT) also available..worth buying…

    how’s progressing of development? if all of you knew about the property development, is it too long to complete all works until 2008?

  15. friend, in fact i have booked one unit there but i found out the STP “severage treatment plant/ oxitation pond” is in front of the blk A building. so, i cancelled my booking immediately. be carefull and please check everthing from authority department before you made any booking next time.

  24. Hi, guys! i have bought a unit fot this Villa Pavilion. i feel this is a nice and affordable apartment to buy. But regarding to the STP, i feel a bit worry about it because my unit is in block A. Could anyone tell me the exactly place to build this STP? Will it spoil the image of the apartment?   33. there r alot of similarities between aman hts and villa ..lifestyle condo, freehold ,same area but after visiting both projects aman hts seems to ve so much more to offer..just compare the pool size and clubhouse design..and the unit layout is more practical and spacious…wud like to hear other comments…undecided

  50. i’m a property agent in villa pavilion. i want to complaint about a chinese ladies who claim herself as the security head of the building who says, we Property Agent were already blacklisted by the management due to renting property to foreigner while i didn’t receive any written notice or any complaint from the management office? Is that a new condition which the property agent need to follow the security head conduct of renting to local or foreign tenant insteed of the property is own by my respective owner?

  51. Dear Property Agent,

    It’s not a matter of rule. And nothing wrong with renting to foreigner. But as long as they don’t create problem, then people will not notice and will not complain. If they start complaining, then you as a property agent should be aware and be more professional when selecting your tenants.

    Not everything is based on rules and regulations. If you are a decent human, you will understand basic decency and you will expect the same from your peers.
