Mutiara Bukit Jalil
We’ve passed the billboard on the Sg. Besi-Puchong road (or some people call it the Bukit Jalil highway) many times, the other day we were compelled to turn to see this place after a reader requested for a review. It so happens it was launched weekend, there was the food, and plenty of people milling about in every room.
The tagline for this project is ‘Affordable luxury homes’ and we’re inclined to agree. There was a first phase launched awhile back, and was sold to good response. There a few bumi lots remaining at the moment.
Let’s get it straight. We like the place. It’s affordable, we like the design, we like the facilities, and it’s low density. There are a few drawbacks, like the location. There is an established small to medium industrial park right in front of it, the two entry points of the development are via the industrial lots. It’s not a big deal, but it may a problem for many people. The other concern, is of course, the Bukit Jalil highway, it being a left-turn only road. If you need to go to Puchong or PJ, you need to go TPM to make a u-turn, or go through Bandar Kinrara.
There are the basics – secured guarded homes, ex-plantation freehold land, better than average finishes, landscaped gardens. What else do we like? The layout. Three storeys, 5+1 rooms, 2,895sq.ft. We like the utility downstairs, and the large wet and dry kitchens. The upper floors have large rooms and family area, although some people may not like shared bath design layout at the back the house.
There’s a decent view from the site, and there are plans for more phases of high end homes. There are only 135 units for this phase, so each launch is quite limited to maintain exclusivity. For this phase there are only one type of unit for sale.
So, take a look at this place if you’re in the market for something in the RM400k to RM800k price range.
We don’t have a location plan for you, but its on the Bukit Jalil Highway, towards Astro, just before the Bukit Jalil golf course junction. Incidentally, the turning is directly opposite the turning into Alam Sutera.

Hi, I found this website when I’m searching for Mutiara Bukit Jalil in Google. I think the project reviews in this website are very helpful for the home buyers. Keep up the good job!
Actually, I am interested in 2.5 storey linkhomes and trying to compare Mutiara Bukit Jalil with Prima Tropika in Seri Kembangan area (near the Equine Park). However, I can’t find the review on Prima Tropika in this website. Could you please review the Prima Tropika project?
By the way, is there any official website for Mutiara Bukit Jalil?

There is no review of Prima Tropika on this site, and we are temporarily not doing anymore reviews of new projects due to time constraints. but if we are in the area, we will drop by and let you know what we think of it, no promises though. our sincere apologies.

I was reading the review on Sovereign, Permai Park and found this statement, “Many people we know try to avoid that area due to numerous reasons.”. Could you please list down the reasons why many people try to avoid the Seri Kembangan area? This is important for me because I’m seriously considering that area now. Thanks in advance.

well, traffic jam for one. the main road in seri kembangan is famous for its jam from morning to night. now with the interchange works nearby, its gotten worse. Other views we have heard from the public are poor road systems, congested commercial and industrial lots near houses, etc.

u can also turn left after the bukit jalil recreational park to access to kesas highway. in near future, the putrajaya-kl expressway will be completed and bukit jalil will have good access to kl as well as putrajaya :

I owned a unit in phase 1 and will be moving into my new house next year. Good response from the buyers since the project was launched. The materials given and workmanship for Mutiara Bukit Jalil are good. Of course, there are some defects but all are considered minor and acceptable. Moreover, developer’s contractor had fixed all the defects that we identified. There is no regret to buy the house in Mutiara Bukit Jalil.

I did ask the developer’s contractor before about the perimeter fencing around MBJ for phase 1. He said they would do it. However, to-date there is still no fence around the Phase 1.

the developer has already opened up registration for phase 3. you can put your name and contact in their list. once there is a soft launch, they will contact you first to visit. i would think there will be some early bird discount during the soft launch.

That day, I passed there and I noticed that there is a project to develop detention centre or camp by DBKL nearby. It is very scary nowadays that we did not know what they will do to land nearby.

It’s true that our government likes to do things without proper planning. They never think about the public interest. Build and when it is not efficient, re-build again at another place. Wasted taxpayers money. Really cannot tahan!!!

The detention center is not that serious, I think the Cemetery & Crematorium is the worst decision by the government, espeacially in such a densely populated area. Please refer to the following link:

The detention center location is bukit jalil highway heading to bandar bukit jalil right after exit of mutiara bukit jalil/bandar kinrara industrial area. It is currently being fenced up by hoardings. Read here:

Not logic at all , should be develop some kind of sport facilities ( futsal , badminton court ….etc ), food court.

I think the government does not study township or city planning. They just develop according to their wish and never care about the residents over that place.

May be because the place is just too cheap. That’s why the government place all the crematorium n cemetery there. Since inside KL the place is much much more expensive than bukkit jalil area. Frankly speaking it is really abit ulu for the mutiara bukit jalil location. You don’t expect the government to put crematorium n cemetery in Jlan bukit bintang or next to KLCC, don’t you? Unless we all form a legal action to object government decision. Usually will lose unless the developer have the power to do so.

i think the most affected residential area would be the alam sutera and kinrara 6. if you go to the mentioned area, it is actually a hill quite high and directly opposite to alam sutera and kinrara 6. not sure how the developer is gonna to sell their bungalow units there.

Wonder if the exit to kesas will be built as mentioned by the developer. It is not so much for going out to kesas, its about coming into the area so that the residents will not need to make u-turn at kinrara.
heard that phase 3 launching June and priced at 580k and above.

what was the price for phase 2A. was it $448k? mutiara bukit jalil is giving the normal timber strips and not those laminated timber strips for their flooring.

phase 2A was launched in ct 2007, the same house as phase 2 but additional 7 aircond points, laminated flooring, brickwall at the back instead of chain link fencing and full tile for drive way.

currently bandar kinrara phase 9a1 (senja) is on sales. price is from RM368,888 for a double storey terrace. this phase is almost directly facing the cemetery,
