This posting is the latest in the series of available launches in Bandar Kinrara. For the overall review of the development and our views on the location, pricing, accessibility and quality of Bandar Kinrara, you are advised to read this posting first:

Basically, Damai is a more upmarket double-storey linkhomes and super-sized corner units. It is located at the southern edge of Bandar Kinrara, facing some soon to be developed semi-D units. At the back of the Damai phase is the Bukit Hitam forest reserve.

Damai has 65 units laid out in 3 rows of houses, with a small green area at the centre. The interesting thing with this phase is even with the small number of units, there is a wide choice of units to pick from. Not as many of 9@Kinrara, but this has a wide range from standard linkhouse units to super-sized corner units.

First, there are the standard units, which are type C & D. These are 22’ x 75’ units, with a build-up of 2,083sq.ft. These unit have a deeply recessed entrance, with a main entrance into the dining and a side entrance into the living. The living is quite private, separated from the dining. The dry and wet kitchen are also roomed, and there is a fairly large yard for wet cooking. Upstairs the master bedroom is a little tight, and bedroom 3 is quite small. There is a choice of units with balcony or no balcony.

Types E & F are slightly different variations, with a build-up of 2,026sq.ft.

Type G is an end lot with a side garden, with a build-up of 2,357sq.ft. This unit has a larger attached bath for the master bedroom. All rooms upstairs have attached baths, at the cost of smaller rooms. We liked these units, we’re suckers for side gardens.

Type A is a huge super-sized corner unit, clocking in at 3,377sq.ft. 5+1 rooms, huge terrace, huge porch, everything is huge, price too. You get the point. There are only 3 units available, all comes with gardens big enough to play decent football with your kids. Type B, then is slightly less extravagant, at 2,734sq.ft. There are 4+1 rooms, and all spaces are also big, we liked this one very much (not that we can afford). But the thing is with these big homes, is that may be better to get a big unit like this in a exclusive gated development (like, I dunno, Alam Sutera) as compared to staying here.

We find the pricing quite reasonably compared to the other phases in Bandar Kinrara, especially with the forest reserve behind you. Facilities in this development are excellent, you should read our post on the overview. We liked the place, it’s freehold to boot.

Very limited units available, construction at 30% at the time of writing.

  8. Been told that there are some dev under Kinrara near Bkt Jalil area Phase 9A5A and Phase 9A5B at 22 X 80. Price is reasonable at 358k and 333k respectively. Do you have any review on them?

  10. Yes i went to the kinrara phase 9A5A. It’s along sg.besi-bkt jalil highway. It’s just after Alam Sutera and opposite Merc Benz. They are handling over Jan 2007. I hope to see review bout that phase as well. Thank you

    9A5A and 9A5B are both part of the Warna series, launched last year. i understand there are only a handful units left for sale. but we will try to review them the next time we go there.

  12. I went to the site of phase 9A5B. The end lot unit is not too bad considering a medium size bedroom with attached bathroom on the ground floor. But one thing that holds me back is the accessibility. It is convinient for me to go there by using the sg. besi-puchong route but in order for me to get back to the site i first have to take a U-turn at bandar kinrara (golf ball) back to Bkt. Jalil then take another U-turn at TPM which takes about 20km! My godness! What if i stay there and i take a ride to Kinrara to have dinner. Then to get back to the house I will need to travel along way just to reach home again. I asked the developer and they said that’s THE WAY because they wont be building and flyover. Sign… Is this true? What do you think?

  13. i’am in dilemma, my wife want to buy the 9A5A(Warna), but i’m not sure to proceed or not. my major concern is on the low cost apart. more noise , more vehicle, high density or even the Warna’s small playground will be tresspassing. but the design is good, the size is ok. so, please give me some advise

  16. Hi Ross,
    I had a looked at Warna initially but decided against it due to the low cost flats as well as the accessibility as commented by Jeannie. I think Damai or Harmony is in a better location. Caution on Damai though regarding its bathroom design! Please refer to: http://forum.bandarkinrara.com/index.php?topic=184.0

  18. Well we bought Type F.This area is quite secluded, backing forest reserve and we have a small garden in front of the house. Materials used were quite good where they even provide 2′x2′ polished porcelain floor tiles for the living & dining area. The main reason we bought the house was because there is a courtyard between the dining area and the living which makes the house brigther. The only setback was the washing basin of the master bedroom of type E,F where the basin is quite near to the wall for certain units. Where Type C & D master bedroom WC is very near to the basin where you have problem standing.

  19. With the Giant Hypermarket taking shape rapidly in BK 5A, shopping would be much easier too!
    I heard there will be a LRT station coming up in the area too. Can anyone confirm this?

  21. Can someone advise me whether 9A5B Warna B is a good buy? I’m very interested to buy there but am now concerned about the apartment behind those house. Pls advise :D

  22. I think it is best that you visit the site yourself, now that it is completed. Personally, I prefer 9A5A as it is a bit further away from the LC Flats and the design is more pleasing to the eye.

  23. I heard there will be U turn so that we dont have to go to TPM to make U turn. Anyone know about it?

  24. There is suppose to be a nearer U turn if the interchange at Sirim/Puncak Jalil is completed.

  25. I think the U-turn is being differed, saw the other day that they would only be completing a T-junction for the time being, ie left in, left out only!
