The CapSquare Residences, KL (Capital Square)
We passed by this place quite often, since it is situated on the corner of a really important junction in central KL’s road network. Even though the first tower of condominium has been launched quite some time already (and a lot of the units have been taken up), we thought it would be a lark to review this place.
Since we mentioned the location, let’s talk a bit about it first. Having a location like this is basically about absolutes – if you want a place right in the centre of KL, with proximity to all the important places (KLCC, KL financial centre, LRT, business centre, vibrant nightlife) this is as good as it gets. If you DON’T place importance to these factors, then this isn’t the place for you. Simple as that. It’s is a central location, that’s a given fact, there aren’t many other prominent new condos in this particular vicinity.

But having said that, the area surrounding Dang Wangi, Munshi Abdullah and Raja Chulan has it downsides. The traffic is quite heavy during peak hours, there are some old flats and stalls in the area that contrasts to the new development, it’s also near to Kg. Baru, and there’s that river next to it. Some say ambience, some say ‘no thanks’. But in contrast, there is a good view of KLCC, KL skyline and the Bukit Nanas Forest Reserve (all, of course, depending which unit you get)
Well, anyway.
Capital Square (or Capsquare for short) is in itself a massive comprehensive development. First phase consists of a condominium block, and 4 blocks of ‘Signature Office’, and a 400 meter Retail Centre boulevard. The next phase will contain a second condo tower, and another office block. All this right next to the existing Menara Multi-Purpose. There is also a plot of land right at the corner earmarked for a future hotel development.
So the buyers of the Capsquare condo will have the a lot of in-house amenities like shopping, office blocks (if you work there) and the best KL public transport amenities you can find. We’re talking about 3.8million square feet over 15.2 acres of freehold land.

The units are all laid out in a very modular fashion, all of them surrounding the lift core in an almost rectangular floor space. There are 1 to 8 units per floor, one being the penthouses. The sizes cover a wide range, from 1,072 to 6,048sq.ft. They range from 2+1 rooms onwards, rooms. We won’t go into the details for the units, but the smaller affordable units have a long and narrow room concept, which is quite interesting actually. Some of the bigger units have this master bedroom with sliding doors in place of a whole upstairs, which can be converted into a TV room or study. Again, an interesting concept.
The bigger units sized beyond 3,000sq.ft were extremely spacious and roomy, span over 2 or 3 of the size of the small units.
In conclusion, iffy location, either you like or dislike it. Innovative design of units, quality of finishing above average. Good transport system, integrated development incorporating work and stay and play in one place.
A bit about BRDB. One of earliest public listed property developers since 1964, and have such landmarks like Bangsar Hill, Bukit Bandaraya and Bangsar Shopping Centre. At the moment, they are also selling the high end luxury condominium, Troika in the KLCC area.

Used to work in that area. Everytime there was a heavy rain, we would piss in our pants. Have they resolved the flash floods issue.
