Saujana Residency, Subang Jaya
Looks like the Subang Jaya condo market just got a little more competitive. First came projects like USJ1 Avenue, Tiaraville, SuriaMas (well, ok, that one is in Bandar Sunway), Jana Towers. Then there will be Westend Studios soon.
But for now, the Lion group has launched Saujana Residency in SS16, behind Subang Parade, just a little down the road from Tiaraville and Jana Towers. Since they share the same location as the two other projects, we won’t write too much about it, you can check out our reviews there. But in a nutshell, it is near the KTM Komuter, and all the facilities nearby are quite established like shopping (Carrefour, Subang Parade, Sunway Pyramid), commercial area (SS16, SS15), colleges (Inti, Metropolitan, Sunway, Monash), hospital (SJMC, SMC), golf (KGNS, Glenmarie), and the ilk. As for downside of the location, well, I suppose that the infamous Subang Jaya traffic issue is one of them, expecially coming in and out from the place.

The first thing that struck us about Saujana Residency was that it was mid-rise, with only 20 levels or so in the 2 acre plus plot . Older buildings in the area like Wisma Consplant and Wisma Tractors have a maximum height limitation due to the proximity with Subang Airport, however, we’re not entirely sure if this ruling is the reason why they have chosen the building height.
There are two identical towers, named Suria and Bayu, with the common facilities in the middle and on the side.They have an Olympic-sized swimming pool, covered children’s playground, a fairly large gym, sauna, nursery, hot spa, security and convenience stores. I would say all in all, quite comprehensive, more than the competition.
Another thing we liked was that they took the effort to make the landscaping count, and the facilities have amply spaced, instead of everything cramped together.
Another feature for this place is the wide range of unit sizes. There are small studio units at 585sq.ft (single bedroom), up until 2,535sq.ft exclusive units with your private garden in the sky. There are even penthouses with 5000+sq.ft, but at the time we viewed it, they were already sold out. There is a maximum of 15 units per floor (per tower), but these are mainly on the lower floors.
Two features that stand out for this place is the lanai concept (for some units), quite popular these days. It’s like a balcony only that its enclosed with large windows. Another is the long bath extruding out of the unit, sort of like a balcony, too (and it’s enclosed, too,it is after all a bath). So you can have a soak while looking out at the scenery. We’re not used to long baths, seeing that we’re from the kampung…
Studio units seem pretty popular in new launches in this vicinity, probably targeting the investors. Then they have some 1+1 and 2 bedroom (740, 753 and 742sq.ft) units, shaped almost like a right-angled triangle (not our cup of tea, frankly). The larger units are more conventionally rectangle-ish, going up to 3+1+1 (the study can be converted into a guest).
We liked types G & H, which at 1,360sq.ft and 3+1, it is rightly sized (well, this is, of course, speaking in terms of layout only). Of course the larger units are luxuriously spaced, which mean bigger and more rooms and spaces.
Each unit comes with one parking bay, those above 1700sq.ft. come with twin bay. Please check with developer on parking arrangements.
So what did we like about here? The design of the overall building, with its symmetrical tapering towers. Low density, (due to the low height), above average facilities, good location for student and yuppie rental market. Dislikes? Like we said, traffic congestion and pricing a little steep, commercial title.
The Lion Group is very familiar with us, we have dealt with them extensively in the past. They were quite diversified in the mid 90’s but due to the Asian financial crisis, they have gone through some restructuring and streamlining of their core businesses. The leaner Lion group is now keen to move ahead in property, with their existing Bukit Mahkota, and another new launch in KL this weekend.

Actually right, going through the jam at Saujana area is better than the 30 minutes jam trying to exit from USJ =) By staying there, you immediately save about probably erm…20 minutes? I’ll probably drop by next week. Heh. I like the place because it’s not that big and all..as in..not many units..

Quite interesting features especially the cantilevered bath with glass looking outside. Just wondering if I’m taking shower at Bayu (Type 6)the same level at Suria can see me?!!
I think sales is approx. 80% & I believe is a good buy due to location and also suitable for family. Maybe those buyers can give some comments why they commit.

I don’t think anyone at the same level in Suria can see you having a nice bath in Bayu because there is some distance between the 2 towers - the distance will be a full length swimming pool, the 2 pool decks and a bit more space at the ends. Maybe, through a binoculars, one could see you soaping yourself.
I think it is a good buy too - as you said, the location, and it has a generous and spacious land area (2 acres). Also, it is close to the KTM station, Subang Parade and Carrefour supermarket. What else do you need? - maybe some traffic jams.

Cobra : Bought the J unit (3+1+1). Apparently, the construction will start somewhere in June. Not too sure about the current take up rate though coz didn’t bother updating ourselves yet. Heh. As for the “I can see you bathing” problem, there’s always blinds to begin with =)
There will definitely be traffic but not until that teruk lah. The only problem that is of concern is whether people will end up parking at roadsides like the ones at Damansara Perdana.

Can I ask you, S-Kay, your reasons for buying in Saujana rather than any other? The layout of Type J (from the brochure) looks really nice, I wonder how much it cost?

Also bought the J type (3+1+1)at Suria block. Was at the site office on June 01, and being told that the earth works will start in June 2006.But see no apparent actions. Things could have moved quicker. The sales lady at the site office told me the take up rate is 70% ??
Notices that the Federal Highway traffic noise is vividly audible inside the living room ( J type show unit )even after closing the glass door partitioning the lanai.I used to live in Hong Kong (6 years) which have the same problem that takes a long time to get use to ! Is there a Malaysia law controlling the noise level?
Overall , I still like the location and the layout/design.
Hope the roadside parking which is a common plight in many condos will not be the evil that distract buyers !
That was some flyover construction a short distant away. Will this help to ease the traffic congestion during the peak hours ??

Viking : Which floor? We bought at the same block also! Haha. I saw some trees being cleared up already though. And I think the ones in the innerside won’t suffer the noises.
As for the flyover by AZRB..its an option for those exiting the NKVE. So most probably it’ll ease the horrible jam we see at Old KFC entrance point.
Cobra : It’s RM515, xxx (forgot the exact figure). Reasons :
1) We love Subang. Currently living in USJ, we were both raised here and its something we’re used to already. Our parents live nearby (in fact in the same housing area) so it’s convenient for us should we need them.
2) The schools here are well established adi with the one at our area being the best school in Subang, it’ll be easier to get our kids into that school and they can hop over to either one of our parents’ house after school before we pick them up from work. Transportation and all that won’t be a problem for them coz it’s about 3 mins walk from both homes.
3) We wanted to get landed property but most are located too far away at places that were quite inconvenient to us. So we started searching for apartments instead. Had a look at D’sara Perdana, USJ OneAvenue and loads of others but we didn’t like most of it coz either the population there’s too dense for our liking or the concept is good but the location is horrible. Tiaraville and Jana weren’t that attractive. Too dense. Saujana on the other hand was just nice. And the designs were great. Space just nice. It was love at first sight to be honest. We’re very fussy people =P Initially, we wanted to get the Type I unit but the living room was oddly positioned so it was a turn off.
4) Shopping mall, KTM, hypermarket and all are located nearby. Very convenient for us. Oh, and I forgot to mention that we also didn’t choose Tiara coz it’s located too near the “mini” power station.
5) Not much traffic problems coz there won’t be crawls towards NPE from Saujana coz the jam is usually on the opposite side and if we wanted to use the NKVE, we would’ve cut through the major jams at USJ2 and ss19 area. But then again, with Tiaraville and Jana at the same area…traffic might be a problem but i guess it won’t be as bad as the ones in USJ

Our unit is on 13th floor(suria Block ) nearest to the Federal Highway .The noise level could be the concern .I was living on 45th Floor in Hong Kong 1 KM away from the expressway and still have the noise level affecting us when the sport cars/ motors are racing after mid-night.
We have just retired , thus traffic congestion may not be a concern. However , our grown up daughters and son may face the problem if they stay with us .
With Tiaraville , the roadside parking will be a serious concern after both projects are living in.Suggest the developers should jointly build a multi-level car park to provide better facility and also gives the projects more approachable from both directions. Otherwise the roadside parkings will be the worst evil that we have to fight .
When we have friends stopping by to visit or we have more than two cars , this will compound the issue.

10th Floor facing the pool so it’s further away from the Federal. Heh. But I think the Federal is VERY quiet at night. So far, not that many motor races going on lately.
If I’m not mistaken, Saujana has allocated lots in the compound for visitors right?

Noise level will be an issue but may be able to get use to after some initial hard times. However , the roadside parkings will definitely be major concern. If you take a closer look at the Taman Desa areas where the concentrations of condos are heavy , one will see double parkings/curb side parkings causing massive blockage to smooth flow of traffic . With Tiaraville, Jana, and Saujana on the same side /area, we will defintely see the woe very frequently .The visitors car parks will be insufficient as it will use for regular condo dwellers. If some families have more than 2 cars (some may have up to five cars - parents +children etc ), there will not be sufficient parking facilities . In anyway , these parking woes happen in USJ/ Subang currently . Therefore , it may be Ok for many people.Wonders when can the earth works start especially with the current rainny season.

What could be the possible capital appreciation of the Saujana project .Was told that it is the last parcel of land in that location.Will the KTM station be upgraded to handle more human traffic volume ? Thinks more people will take the KTM /LRT when the services are good !Experiencing very bad services from KTM. The last time I took was June 01, 2006. It was not on schedule !Since there are some many condos in the same areas, the authority should review the transport services .
May be the developers should gang up to do something good. This will speak well for their records on being a good corporate citizen.Everyone talks about the location-location-location.Therefore can the whole stretch of road become a very nice boulevard with nice greeneries and flowers ?? Or it is just a wishful thinking. Thanks

S-Kay : The reasons you gave are more than enough ammunition to grab a unit at Saujana. In fact, “the love at first sight” reason is valid enough to home in. It is always like that, you can go on looking for properties, then all of a sudden some property somewhere will grab you by the collar. Compared to other condos, I think, the design of Saujana Residency is a “beautiful piece of work” and with the water themed landscape, it will further enhance the beauty of the Residency.
Viking : The Monorail people have sent in a proposal to extend the monorail from KL Sentral (Brickfields) to Subang Jaya.

S-Kay : There is a map in the thestar.com.my link which I gave in my previous thread - that’s how they are proposing to extend the monorail from KL to Subang. I agree with you that the Putra LRT is a better option.

Is there any latest update on the progress of ground works !I took a unit just because the developer is Lion Group! If they continue to delay ,it will not look good on Lion Group.Is Lion Group’s property division having a watchful eye on the comments that the buyers and potential buyers are giving ?
There are one too many condos/apartments on this strip of road. Unless, there is an improvement on the road ,foresee there will be heavy traffic congestion during peak hours !
Looks like we are in for a serious trouble or headache !

Just a little update here. I went down to the showroom last week. They told me that 75% of the units were taken up and that they will be hoarding up the site in August and construction will then begin. A few days later I saw a forklift uprooting a tree. There is some movement but at a snail pace.

in terms of land matters, between residential and commercial titles, there is a WORLD of difference, and it would take a long time to go into details.
But to most people, the key difference is that commercial condo owners pay higher utility bills.

Bought one unit in November, 2006. Looked deserted at the building site that afternoon but suddenly, we saw a crane hoisting a piece of rope up into the air! Couldn’t figure it out why they did it or maybe just to show us that there were people working at the site! Joke aside, do you people have to pay $300 for disbursements by their lawyers? I thought signing the S & P was FREE. The developers should pay everything as far as S & P is concerned as they advertised Free S & P.

My family and I paid a visit to the site office on Friday (Nov.24)! The office lady attending to us assured me that the project will be on time . The next payment may be around January 2007.I did see some workers on the crane but did not feel the excitement of a busy project . A high percentage of units have been taken up as per the display chart ( Could be up to near 90%) . There will be new design for the odd shape units that did not attract great sales . Anyone interested should pay a visit to the site sales office .

Would be good if the land could be converted from commercial to residential title. Certainly would help them sell off the last of the units. Saw some new machines on the site today (pass by it everyday). Guess the next payment request will be coming soon.

I know for a fact that the staff of Lion Group do read this blog. You see, the sales people at the Saujana showroom are employees of Lion Group. When I visited them the last time, I suggested to the saleperson that Lion Group should open up a Saujana page in their website so that those who purchased units or prospective buyers can communicate with them and vice versa. The salesperson then told me that I should read this blog and stated that the articles in this blog are “very interesting” (the saleperson’s own words). So Lion Group do read this blog but whether they actually take notice of the excellent comments & suggesstions made by you guys is questionable.

If Lion group is monitoring this blog,hope they will take some positive actions !
There must be more than 6 high-rise condos projects in the same road.As I have suggested before ,if we can get all developers to work together with MPPJ to make this strip a nice and green boulavard, our properties value could be pushed up. If the KTM station is also upgraded and beautified, the whole area will look good . We are talking about Locations,Locations, Locations in properties buying selection criteria. Making the locations looks high end (after all, it is only a short strip of road -may be 3 kilometers at max.)will benefit the property owners, retailers, developers and also MPPJ. Everyone wins .
Could Lion Group atke some efforts to put this proposal to the other developers and MPPJ ? Love to see the entire strip just like Singapore’s Orchard Road !
Some Blogs say that Lion Group’s subsidiaries have some block bulk purchases to push the sales up ??

Viking it’s MPSJ, not MPPJ. The idea is good, I’m sure all the buyers will agree. If you really want to push for it, you’ll need to get all the developers here to appoint an landscape consultant or architect to come out with a proposal, get all parties to agree on the cost (which will NOT be easy) and make a proper submission to MPSJ, wait for their approval, etc…
It’s a long and difficult process, most times it gets stuck at the ‘money’ part.
(also, I disagree that this isn’t a high traffic. We get almost 2000 hits a day, which is high for any kind of blog. You can check the site meter. Of course you can’t compare with corporate websites).

Admin what I mean is the Saujana Residency Project’s segment. Sorry for the mis-representation !Sierra Residency attracts some 210 comments thus far, a project which was launched much later .Or is Saujana Residency does not appeal to the public, thus less interested parties to air their views ? Is Lion Group too busy on other projects that they do not pay special attention ?
Well for the Boulevard , the developers have to review what are best for them . MPSJ must be proactive to make Subang Jaya the place for property hunters.Therefore this strip of road give them the chance to demonstrate that MPSJ cares and is forward looking . A serene environment will attract more interest to Subang Jaya .There must be some monthly or quarterly meeting of the developers association where they share common problems and solutions .This is a good platform for them to do something together to compete with other locations !
Wonders what will Saujana Residency turns out to be ? I used to stay 6 years in Hong Kong’s Discovery Park in Tseunwan which has twelve blocks of 45 storey each(4300 units) with a very large ,cool and serene garden in the air on top (4th Floor )of the commercial shopping center where the 12 blocks sit on top which give the place a fantastic
envornment. I spent most of my week ends and evenings enjoying the garden. I have yet to see a project in Malaysia that match Discovery Park in Tseunwan ,Hong Kong .

nike , may not be ! Please see Kiaraville and other Mont Kiara projects,which are higher end than Saujana Residency. They attracted much more comments !The Saujana Residency buyers or potential buyers may have to be more active .Lion Group should also show some excitement to create some heavier traffic flow ! I do a lot of Blog readings/research before choosing a project or location to invest ! Am sure many others do the same ! I used to own a landed property in USJ 3 back in the early 90s, thus have some special feeling for Subang Jaya . Currently I have retired in Malacca after 10+ years overseas.But is coming back to Subang Jaya once the project is completed !

There are so many new projects launching or in the pipe lines ,if the developer is still not creative to make their property project standout from the crowd, then they will be lose out in the very near future.
Making the project unique and value creation /added will make repeat investments from the current investors . Hope the current property developers in this short strip of road will work together to create a special zone /boulavard that make the investors (condo buyers) happy and the property appreciate fast.
There are plenty of new creative housing projects that attract property buyers, therefore Lion Group should accelerate their project to complete well before end of 2008. The new launches are completing within 18 to 24 months. The longer the completion time , the less exciting or attractive the project is.
MPSJ should be proactive to work with the developers to make this strip of road or any new launches a better attraction for the potential condo/house buyers . USJ / Subang is a mature location and the parcel of land is fast depleting . Therefore, please be more action oriented and get this location become the pride of the township.

Lately,I read some news articles in ‘The Star’ that there is a proposal to have the extended LRT station near the Subang Jaya KTM station enroute to Sunway Pyramid. Guess it will be right next to our Saujana Project , in front of Tiaraville and behind Carrfour. Will this LRT station be a big plus in helping to appreciate the value of the Condos in this strip or a very negative factor as the LRT rail may be a big spoiler to the aesthetic view of the condos? Especially, if it above the ground level and create more noise polution .The traffic noise from the Federal Highway is already a concern . However , if the LRT and KTM stations are done professionally especially undergorund with heavy consideration on maintaining a serene surrounding , plus the boulavard or green garden enviornment , we will have a fantastic location ! We should not hope for the best but take positive action in helping to realise the dream!

And what should be done first would be getting MPSJ to get rid of cars parking by the roadside outside Subang Parade.

The proposed LRT terminal which is connecting to the KTM terminal will make this location very busy indeed ! Good or bad, it leaves to be seen !
As long as this strip matures into Boulavard ,it will add value to our property .Hope , the developers will cooperate to make this location the pride of their business and MPSJ is playing a positive role to enhance the entire environment ! Could this strip be the Mont Kiara of Subang Jaya ? Good luck to all of us !

Thinks the Western Studio is just right next to Saujana Residency .Not sure it is the right or left side ? Most probably at the left side looking from Subang Parade .Can Administrator confirm it ? Understand that the LRT will terminate at around Sunway Pyramid after going around 3-4 more stops in Subang Jaya / USJ . The Subang Terminal is proposed to be behind Carrefour and Tiaraville right next to KTM terminal to make the connection more convenient for the travellers . Hope the track and Terminal are underground or the hanging track will de-face the entire area.

Western Studio could be at the left side of Saujana Project looking from Subang Parade ! The sales person once told me that some buyers are worry that the new project will block
their view at Suria Block facing Shah Alam.The LRT Termial is said to be behind Carrefour / Tiaraville making convenient connections for KTM/LRT travellers .The proposal says owing to sufficient paking spaces meet the requirements . Hope the track and terminal will go underground which make more sense as this location is already run out of space to eract above ground level track. Understand this new extended line will eventually terminate at around Sunway Pyramid after a further 3-4 stops from Subang Station.

Actually I’m starting to be really concerned about the traffic in that area and what it would be like once all these projects are built up. Illegal parking is also rampant in the area in front of Wisma Consplant effectively turning the road into a 2 lane road. Kinda curious if there are any plans in place to address this potential issue?

As for the illegal parking. One they we’ll see whether they would rather pay RM2 per entry or a huge fine to get their cars back from the tunda area. I’m sure MPSJ folks would love to clamp those cars if there are complaints.

Visited Saujana Site office on 10/01/97. The earthworks are progressing .The next payment will be due before coming Chinese Lunar New Year as per the sales ladies .
While I was at the “J”type show unit, there were two KTM commuter trains passing each other . The noise is very audible at the Lanai and very noisy at the Maid’s room . If the LRT tracks are built alongside the KTM dual tracks, this will be unbearable for the lower units . The noise level deflected to upper units may also be serious.
Looks at the proposed LRT terminal , there is sufficient spaces for the LRT/KTM travellers to park the cars if there is a multi-level car park say 6-10 levels on the location. This could also serve those Condos dwellers who have extra cars and their visitors so as other commercial complexes users . The Multi-level car park could be privatised as this could be a viable business project.This should be the better way to solve the illegal parking . Since there are at least six projects crowd along this strip, it will easy to convert the strip to beautiful serene boulavard as the developers just need to ensure thier frontage design are the best leaving very small area for the MPSJ to beautify or even they themselves (developers) can work together to get the boulavard done with some additional costs which is good for their corporate images .

I guess the ones who bought the lower units or the units nearer to the KTM tracks are probably more tolerant and less sensitive towards the noise level there and I’m sure that they have considered such “noise pollution” before making a purchase decision. If one were to be extremely worried about it, I don’t think it was a wise decision to even get that particular unit, just because. It would not be a good thing to see owners of the lower units complain to the developers when the decision was ultimately theirs to make.
That aside, it would definitely be great if MPSJ and the developer themselves would make an effort to beautify the area but to me, as owners of the apartment..one shouldn’t just sit and watch but must also make an active effort on our side to make it work too.

Kheizlina there must be some units of Type I (1517 Sq ft ) and H ( Suria -13-05 unit-1360 sq Ft)around . The price should be 390-450K per unit. May be there are smaller unit costing 250-350K. Good luck !
I was told by the sales lady that the take-up rate is about 75 % thus far .Wonders why they have not sold all the units.

There is a new project- Empire Subang right next to Saujana Residency about to be launched very soon. Please check out the pricing .You can look at Tiaraville ( secondary Market )or UJS 1 Avenue in USJ 1. I was there in USJ1 last week end . I like the project being half way through it should be save. But it is leasehold property. Jana Towers is also relaunching their project . But the developers have changed hand and this may be a problem for the credibility .

Can you please do a review on the “Empire Subang” project right next to Saujana Residency. I saw the Billboard which shows some very nice & modern blocks that really complement the Saujana Residency in my view.The two projects could really impress people complementing each other making the strip a good location for investment .
Also can we have a review on Subang Avenue as I do not see that in the blogsome.Even though I have bought a unit (3+1+1)J type in Saujana Residency but the handover is mid 2009, I am still looking for a unit that around RM250K and can be hand over by 2007 end or early 2008.

The hotel suite concept is odd (Empire Subang) and their talk on profit returns when you lease it back to them is close to ridiculous. I hope the project won’t turn out to be like Jana Towers considering that this is the first time this family is taking on such ambitious project.

Just call the Credit Admin. Department . Ms. Melissa informed me that the billing for the Suria block will come this end March or early April. Read some news articles that the current steel shortages have hurt the developers / construction companies with high costs .Our steel prices in Grey market is 20% more expensive that Singapore.
Thus some may delay the projects to avoid the cost impact.Hope everything is fine with the building scheldue that have been committed on our project .

Has yet to receive the notification letter for the next 10% progress payment for Suria Block.Is the delay caused by the current steel supply and cost constrain ? There is an article in Star on the predicament of the construction industries due to steel shortage ! Hope Lion Group being in the steel industries , Saujana Residency will not be affected by this situation.

The article indicates there will be a RM 8 Million 1.5KM Subang Jaya Boulevard which is what we have suggested / discussed in this blog . This is a dream come through for all of us .Good job MPSJ!! I beleive this entire 1.5 KM strip together with the KTM and LRT stations , also the Subang Jaya Kelana link will help to appreciate the value of the properties fast . Hope this will rival the Mont Kiara.I feel good about it . However we do need to worry about the traffic congestion after all the projects are completed . Another issue we have to face is the noise pollution from the Federal Highway traffic . Also there will be dust from the heavy traffic that enters all the condos units( no matter if they are not facing the highway ) even if you have all the windows / doors closed as there are still holes / gaps that allow the dust in (esp. Kitchen areas ) . I have experienced it ! Does Malaysia Government has a noise level limit / control ? Has any local authorities or property developers taken the noise level tests ? Do this location need Sound barrier especially along the dual tracks KTM and LRT ? Will LRT runs along the KTM tracks or on an elevated track? If it is, then we will have bigger monster in our hands. Suggests the local council should start the planting of tall and bushy trees along both sides of KTM commuter tracks which will at least the absorb some noise and dust { Need to be done in addition to sound barrier } ! This will also make this section of Federal Highway a beautiful landscaped motorway.

When I purchase the unit ,I consider it as investment and for rental purpose . After looking around , I realized that Saujana Residency has the most convenient location and have many amenities in comparing to many other better known or even MK projects . Thus , I consider to stay in. In Hong Kong most of the Highrises face the same situation and people o choice but get use to it . But HK residents can appeal to government to improve the living environment and the efficient HK government is very reasonable in improving them. All that I suggest will at least help to reduce the negative impact as much as possible . We should start the ball rolling rather that wait till after 2009 .The dream boulevard is possibly coming through and I am sure if we start to work on the improvement need, we will at least have a head start .Believe this strip of 1.5 KM should be a model for MPSJ to improve the enitre Subang Jaya / USJ to make it more liveble for residents.I prefer to start dealing with the situation now ! I am still looking for another condo in and around PJ / KL with similar amenities minus the negative points . So far could not find one yet around the same price . Currently living in Malacca and thus the new condo should have easy access to North South Highway as I will still maintain my house in Malacca which is by the seaside and very quiet.Hope this answer you !

Seem like a long time anyone has posted any photos of the progress of Saujana Residency. I am sure to those (like me) who cannot view the site conveniently will appreciate that. A great place to stay but if you are buying it for investment, I would not speculate. Look at e-Tiara – there are heaps of units available as per the classified in the Star and few takers.

What I need is the Blog or the email address /or Tel number of Datuk Lee Hwa Beng’s service center if anyone has it . The election is coming, the people’e representative will be more pro-active to handle problem. This strip offer him the best avenue to demonstrate his willingness to service the Subang Jaya residences .
There is short and long term investment . One should look for longer investment and will only dispose the property if there is good opportunity .

I was at the Saujana Residency sales office & Subang Avenue last weekend, and the piling works already completed. Personally, I prefer Saujana Residency to Subang Avenue for 3 main reasons: (1)Exclusive low density condo for residential purpose (2) The location of the entrance of Subang Avenue is same with Subang Parade & Carrefour, might be traffic jam during sales periods, or obstructions caused by parking along the road sides.(3)With Subang Parade, Carrefour so nearby, no need to stay above the Subang Avenue at all!

When I purchased a unit last year, I requested to change the wall tiles of the bathrooms (at extra costs of course) but I was told by the sales person that I could not do any alteration until the unit is fully completed. Why waste money and time putting up the tiles to break them up again and replace with one that I prefer or like? After all it is not structural or overall alteration. Anyone knows the actual law about this matter?

I requested a similar thing and was told the same thing i.e. I have to do it myself after the project had been completed. I wanted some wall light fittings and to have my own choice of colours for the interior walls of all the rooms. I don’t know about the actual law on this matter but the S&P Agreement may throw some light. I feel that the Developer, at the time of commencement of work on each unit, should sent a letter to the Purchaser detailing the additional work (optional) they can carry out and the costs involved. This would save us lots of inconvenience if we were to do things to our taste after the project is completed.

Let me thank Datuk Lee Hwa Beng for the suggestions / actions on the Green Lung- Park and the tunnel proposal to ease the traffic . The Green Lung should be part of the environment program for the Jln SS16/1. More developers should emulate Sime UEP on their social responsibilities ! We are a step closer to our dream Jalan ss16/1 strip -Subang Jaya Boulevard ! We need a lot more supports from you :the investors and developers , MPSJ and Datuk Lee. Thanks again . I visited the site about 1.5 months ago and the lady that was there mentioned they are working on the pilling caps or something to that effect. The project next to the showroom (Empire?) seems to be really gaining pace and there’s now a giant pit there.

As first, I was quite worried about the construction progress because I bought a unit there.
However after my visit to the sales office on Monday, I was relieved because the sites are very busy with workers. There are 2 big permanent cranes and there are also peoples working on the site together with others machinery.
Maybe we did not notice because of the green fencing which is blocking our view all this while.
I paid for the second 10% earlier which they claimed for piling work.. I think there are doing the base slab at the moment.
I still find Saujana Residency very impressive when compared with others.
Basically I bought a unit because of 3 main factors :-
THE LOCATION - Good! Good! Good!
THE LIVING CONCEPT - 100% residential
THE DESIGN – Full Glass Wall which make the unit very bright, open and modern.
But I really hope that the developer Lion Group can DELIVER ON TIME and MAINTAIN THE QUALITY of the building.
Meantime, I can only PRAY and hope that they will DELIVER THEIR PROMISES!

Refer to comment by OTL : if you are using EPF to pay your downpayment or installment, there isnt any difference, you can still withdraw for both titles. The only difference if I can remember after asking the Sales Person at the sales office is when you sell the condo, you would hv to get the developer to “stamp approve”

Most of the current launchings are either commercial title on freehold land or leasehold . I would prefer commercial title even the costs will be higher than the residential freehold .The choices are getting limited .
The staff at the site has repeatedly maintain that the project is on schdule but looking at the progress of Empire SOHO and Jana Tower , Lion Group has to wake up and double the speed to ensure they can keep their committed schedule . The steel price could be the deterent factor for them to speed up . They could do better !

According to my engineer brother, the piling and the construction of the basement (under the ground) will usually take about a quarter to one third (depending on the size of the basement) of the total project time. After which, the construction from surface (ground level) upwards will be very quick.

Cobra’s engineer brother is right and it’s normal that piling processes takes this long (if I’m not mistaken, piling only started in October 2006). I’m not even surprised and I definitely won’t encourage Lion to speed up their process just to maintain their lead ahead of Empire and Jana. I very much prefer my apartment to be on sturdy grounds than get it early and have problems with the foundation in the long run. AND looking at properties like K-Residence, it took them only one week per floor to complete constructions from surface up. Do the math and don’ be overly worried just yet =)

Passing by Federal Highway few nights ago and I can see bright light from the project site and the tower crane. I think they doing 24 hours work. I will go and visit again this weekend and will let you guys know about the construction stage.

Hi everyone, here’s a quick update for those who are interested in the progress of the construction. I saw that the ground level wodden scaffolding or the roof of the basement for the Suria block is already visible as of earlier this week or late last week. Looks like the basement is quite well under way. I’m unable to glance at the other block as there’s no opening in the wall. I’ll update you guys periodically as I pass that area on my daily commute to work.

was passing the area last week. seems like they have completed building the foundation and i can see that they are building the ground floor as the basements are built.

i’m new to dryer.. but can the dryer be used for all types of clothing and materials??how about satin, those dress with heavily accessorized with pebbles or shimmers? of course, i believe dryer can handle most fabrics.

I bought the 3+1 unit in Suria.
I am thinking of converting the +1 small room at the back of Kitchen to be a nice little room for my son . I have two girls (working ) and 1 boy ( final year in Uni.now ). Again , I also need a little wet kitchen area and some area to hang the cloths though there is the dryer. Will have to provide a solid sound proof window though.

Having bought a small unit, I would put a working area/space just in front of the window facing out and a living hall sandwiched between the kitchen and the work area. Just a wild idea after visiting a friend’s condo recently.

According to Lion, lowest basement almost completed for Suria and next payment for Suria due early November (Bayu payment will be sometime in December). They also said the car park is also almost done in Suria.
I am a bit lost on the “dryer”. Are dryers provided for each unit? I couldn’t find anything mentioned about dryers in the brochure.

If you look at the schedules and other appendix to your S&P
you will find the dryer being listed . However , I am not sure that all units are supplied with a dryer each . Looks like we have to get ready to settle the nexrt payment very soon.

I can see delay in billing can be attributed to progress on Bayu Tower.

After some viewing, I still find Saujana Residency very impressive where compared with others, i.e. Kemuning Residence, Hijauan Residence, USJ one, South Quay, Laman Grandview, etc.. WHY?
1. Location – Good and convenient to access, most important NO traffic jam and NOT NEED to pay the toll. FREE HOLD.
2. Living concept - 100% residential, the SEMI-D type with own garden but come with condo facilities.
3. Design – Full glass wall and window, open air shower rain and corner full glass for all bath room.
My family thought to buy a unit of Semi-D, they like the Semi-D unit with own garden, had been cheked, it about 4′200sqf (build-up area only) and the garden space about 1,500sqf, it cost about RM 1,004 million.
Has anyone buy the Semi-D unit? Please share your thoughts.

I was told the Semi-D has no taker so far . They are the Subang Jaya view and not the pool view which could be the unattractiveness . The attraction is the location and conveniences . Plus the condo facilities .Depend on your personal preference . You may have a semi-D dwelling in a Condo environment.It could be much safer .

I will support the water filter . As for Stainless front door gate , buyers may prefer their own design if not vioating the standard form given by the Condo developer / management .
Can you provide a table of “wants or needs” for the buyers to pick ?? However, nothing is free .

I have just received the request for 3rd 10% for the Bayu Tower. True, I doubt the developer will install all those stuff for free as they are not specified in the S & P. However, if we have the number to install whatever we need en masse, the developer may be able to negotiate a better than market price.

1. Management to include a Security Door Hole for each unit as it’s is required to build –in the main entrance of the wooden door. Reason of request is to enable resident to keep close careful monitor of guests before opening the main door entrance to prevent serious high possibility of thief break-in and also have well prepare before approach incoming guests for resident conveniences.
2. Management should also considering to include the door bell build-in in the purchase unit specification as this is the normal regular necessity for all resident for the high-end rank of commercial services residency.
3. Permits residents of Saujana Residency to build the steel / aluminum gate before the main entrance of the wooden door. Reason of request because the current single wooden door come with the units is not sufficient to secure the unit with the high crime rate happened in our country as we can see in the newspaper reported daily.
Reason of proposed to allow residents to build extra aluminum gates to act as additional layer of protection plus additionally residents can also can have a own little space located inside the main gate for utility purposes.
We understand in Saujana Residency title, management are discouraged and prevent resident not to allocate utilities front of main entrance. Unfortunately, the approach is can be further improved by allows residents to fully utilizes own space units with proper cabinets or cupboards build on the side way of the corner. Prior before including cabinets or cupboards, residents should shown prior plan to Saujana Heights management for approval before start the work.
4. In additional, management should consider include the additional strong wooden door locks, and door steel chains as of protection for the security purposes. This also allows the residents to have a peace of minds when residents inside or away from the house for short or long time period.
5. Management consider to include a water filter in the each units of water meters AND the main water pipe supply for residents in Saujana Residency due to main reason water supply to the units nowadays in serviced apartment and condominium residency or even landed housing area is dirty and should be filtered for residents hygiene purposes.

Hi all,
I’d appreciate if I could get some sound advise here and thanks to this forum, I’ve got lots of my questions answered. I checked out the remaining units available for Saujana Residency and there’s this last 1R(740sqf) square unit in the Bayu block still available that i’m interested investing in.
Thats translates to $371 p/sqf and does seem a little steep but no doubt that the location and especially the design surpasses the nearby condos.
So my question is;
1) How much were similar units selling for back during the initial launch in 2005?
2) is every unit equipped with a dryer as mentioned by some of you?
2) What about the rental returns that some of you are expecting? I’ve see the e-Tiara and I can’t believe that units there are selling at 250K and up for the 690 to 7++ sqf units and renting for over $1400. No offence, but I don’t find e-Tiara impressive at all in terms of design & quality (the finishing is fair but not exceptional)
I’d rather invest in Saujana Residency mainly because it’s upscale and it’s units will target a different group of clientele in terms of renting.
I’d appreciate some feedback. Thanks all

Hello Gill, you really have noticed a big difference between Saujana and eTiara. Personally I will go for Saujana (I have bought one unit @ Bayu). For whatever the reason, the rental at e-Tiara has gone up lately! I called up one agent a month or two ago because I wanted to lease one unit for myself and I was quoted about RM1100 or RM1200 and lately when you scan the newspapers, they are asking for RM1500! If e-Tiara can fetch RM1400/1500, I guess SR could do better! Yes, most if not all units come with air-cons and dryers but I can’t recall the launch price for the 740sf.

the 749 sqf should be the TYPE A design. I bought the TYPE B unit (800++ sqf) for rm250k. the unit was bought earlier this year before the price went up again.
e-tiara vs SR
basically, i currently live in ridzuan sunway which mainly occupied by students from taylors, sunway etc. the security sucks here big time cause the guards can’t control the fluctuations of student residents. They can’t differentiate residents and outsiders. Maintenance sucks as well. Students tend to trash the facilities. Noise level, rubbish, lift service and foreign Bangladeshis and pakistanis workers floods this condo. Taylors College bought the whole block and rent out to their students.
FYI, Taylors have bought a block in e-Tiara. I forsee that e-Tiara will be another Ridzuan nightmare episode II in the future. So, take your pick Gill.

No way I’m going with eTiara, SR would be value for money when you make a comparison between the two.
We’ll I’ve mabe up my mind and will be booking the SR unit tomorrow. It’ll be a great investment I’m sure.
By the way,
1) is there anything in the S&P I should be aware of? any important fineprints?
2) The salesperson would not be specific on when the keys will be handed over, as she kept saying “end of 2009″ but would not be specific when I asked her which month. Any ideas?

Hi, Bang, thanks for the effort to secure better deal for the buyers.May be you should talk to Lion Group first to see what kind of eveidences they want to see before agreeing to the suggested rquests. However , I do agreed with Lion Group to control the use of common spaces/areas as we need to maintain a certain standard.All of us want to see appreciation in our investment .We don’t want another E Tiara or Pelangi Damansara and even Pelangi Utama .They should give a standard guideline for the condo buyers for the main door grille and renovation that affect the frontage the condo unit . For water filter , we could have alternatives for the installation .To do a security door eye is a simple task . Suggest we focus on something that has greater impacts . Anyway, thanks for the initiation of the actions. Let see what can we do .

I believe sound pollution is one of the major concerns as we are just right next to Federal Highway .People will always ask : why are we buying the condo in the very first place ? Location. location , location and the convenience .We do need some good sound acoustic barrier to reduce the noise level right in front of KTM Dual Tracks which also contribute to the higher level of Noise .
In addition the beautification program - the Boulevard that I have mooted sometime ago, Datuk Lee Hwa Beng , the State Assemblyman of USJ has promised to champion it for us . Please surf his website for more information . Again, we do need internal beautification program that make this Project a outstanding service condo.
The next subject is to convert commercial title to Residential title which will do us a lot of good in saving utility costs and local taxes .

With regards to security, I have some suggestions.
1. cctv at all common areas,lift lobbies at every floor and of course in all lifts.
2.”access card” should be exclusive.That is it will only instruct the lift to take residents to their respective floors.
3.Fire escape or staircases doors can only open from OUTSIDE(apt side)and take you all the way to the ground where it can only open from INSIDE.
These measures should keep unwanted guests from your own floors and it has been implemented in many buildings especially overseas.

Good points! Security points should be fine as normally Serv Resid or Condo has a pretty tight and good security cctv as well as security guards, hope Lion group mgmt can take this serious thought for the safety of residents.
As for sounds pollution and impact wise, personally i dont think it’s too much impact as you can experience when you’re site office, or even e-tiara area units. You would not hear a single noise till you really open windows at balcony area for sure. Generally i would say it’s should be alright. Don’t worry.
Btw, do your guys notice the development progress has been slowing down lately? Any reason or so? Contacted the site development is on-going and up to the schedule too.
On the other side, i realized Lion group developer is currently take times to approved and sign up the banked loan. (I’ve waited for almost 1 1/2 weeks and yet still waiting). Any purchasers faced the same issue to share experience would be great appreciated.

According to my S&P “Completion Date” is 13th.Oct.2009, ie 36 months from signing.
Anyway penalty for late delivery is 10% of purchased price. Please refer to item 25 & item 26 of S&P.
We are pretty well protected unless of course if Saujana Heights goes bankrupt.

Sound Pollution does present a problem. I have visited the site practically monthly to check on the Sound situation and site progress.Especially at the kitchen / back room . The sound pollution is very noticeable . I bought the 3+1 units just beside the KTM dual track and Federal Highway at 13 floor .
I have experienced such situation in HongKong even I live on 45th floor and 2 KM away from the elevated expressway.
The dust and sound pollutions did distrurb me !
As for Lion Group rest assure they will not have problem as I used to work for them back in early 90s. I bought the unit because it is Lion Group .

Viking and all bros, ya this is another concern too. We have the same units model purchased 3+1. I hope the windows class installed at least can lowered down the noisy level. That the only solution so far guess. Yes i do check on site progress weekly since i by pass subang often at least 4-5 times a week,based on my view survey their progress is much slowly as compared to Sime Darby development (next to carrefour), again yes S&P covered for protection of 10% stated clearly.
Anyone of your guys took up MRTA for the loan tenure? Just wanted to check some MRTA did charged for RM100 for photo shot as partly of MRTA procedure. Any concern?

No worries, checked with project developer all seem on schedule. The major concern is about pilling works done remaining of the construction works should be fairly fast. My concerns here is looking at middle connection path walk way connecting from BT to ST seem smaller in size than the actual architecture plan. mmmm

I went visited the site and have a words with sales in charged. According to them BT is expected to have slight delay of construction due to the faulty of the architect on the build-up and now try to correcting it and will likely resume construction as soon as it’s completed. Not pretty sure about the next payment due. Are you refer to the progressive payment loan terms to developer project?

Seldom pass that route lately. But the last time I was passing by(mid January) I told myself it did have some progress. Currently I am involved in a very tough negotiation with a hotel operator that manage the resort condo units in Melaka . The leaseback Unit owners formed a loose association to protest our interest . The negotiation process is tough and winding . This will be my last purchase for any condo or apartment unit.I wil definitely go for landed property the next time around .

Hi everyone, I just paid a visit to the site to pay up the next 10% for ST. The site is progressing now and floors are being built. I have also made 2 enquiries to the personel on site:
1) Why was the construction of the project halted or looks like not progressing for a period of time in 2007?
Answer: They were waiting for the sewerage treatment plant to settle and after that they will proceed with the construction (not sure how true is this).
2) The empty space in front of our units, how can we utilize it?
Answer: She mentioned that area technically is ours but it is a common area. When asked whether we can build a grill or something there, she mentioned that at present that is not allowed but if we write in to management, it may be possible depending on circumstances. (Perhaps we can petition for this)

Now tht Lee Hwa Beng lost in the election, will there be anyone to take up the Boulevard project? It’s important for us to increase the value of our properties in SR since we’re paying premium compared to the rest of the other projects along the same row.

can u explain about the boulevard project? never heard of it… anyhow, should think that if this project is useful, i don’t see why DAP oppose it.
it’s better than some stupid gigantic ‘golden bird’ statue aka millennium park that was built and demolished in SS13 & cost millions of tax payers money. And how about the 3C centre that’s not fully utilize!?!
If the Boulevard project is gonna be some dumb project for ‘personal’ profit, then forget it.

For progress i went on site on Friday 14th Mar,08 and checked on progress seem on time. FYI. Construction beginning with ST then only slowly move to BT according to the construction architect plan. I am not sure why can’t both tower build at the same time, probably it’s their architect plan & strategic.
As for KC feedback regards on the approval for fully utilise the front door space (by building gate advisable). I have raised similir concern and wrote to management. Please see the earlier thread posted before. Yes petition works only with cooperative in community. Please let me know if your guys is willing to meet up to discuss and make it happen.

1. Management to include a Security Door Hole for each unit as it’s is required to build –in the main entrance of the wooden door. Reason of request is to enable resident to keep close careful monitor of guests before opening the main door entrance to prevent serious high possibility of thief break-in and also have well prepare before approach incoming guests for resident conveniences.
2. Management should also considering to include the door bell build-in in the purchase unit specification as this is the normal regular necessity for all resident for the high-end rank of commercial services residency.
3. Permits residents of Saujana Residency to build the steel / aluminum gate before the main entrance of the wooden door. Reason of request because the current single wooden door come with the units is not sufficient to secure the unit with the high crime rate happened in our country as we can see in the newspaper reported daily.
Reason of proposed to allow residents to build extra aluminum gates to act as additional layer of protection plus additionally residents can also can have a own little space located inside the main gate for utility purposes.
We understand in Saujana Residency title, management are discouraged and prevent resident not to allocate utilities front of main entrance. Unfortunately, the approach is can be further improved by allows residents to fully utilizes own space units with proper cabinets or cupboards build on the side way of the corner. Prior before including cabinets or cupboards, residents should shown prior plan to Saujana Heights management for approval before start the work.
4. In additional, management should consider include the additional strong wooden door locks, and door steel chains as of protection for the security purposes. This also allows the residents to have a peace of minds when residents inside or away from the house for short or long time period.
5. Management consider to include a water filter in the each units of water meters AND the main water pipe supply for residents in Saujana Residency due to main reason water supply to the units nowadays in serviced apartment and condominium residency or even landed housing area is dirty and should be filtered for residents hygiene purposes.

Bought with eyes open. anything that incur additional cost not interesting.
4 security, swipe card shd be programmed to allow lift to take residents to thier respective floors only. pls read my earlier proposer on this.

Bayutower, item 2 is mandatory at least it’s very basic needs for all condo /apartment. I been to least hold condo everywhere it’s also included. Recently visited Metropolitan Square at Damansara Perdana, they’ll have it too
Item 4: If management permit residence to fully utilize the front door space, this can be excluded i suppose.

I think that only item 1 is a good idea to relate to the mgt but the rest is quite optional and especially in regards to Item 3, my concerns are below :
The idea of Saujana Residency is to reflect an uppermarket service apartment within the SJ area and to make it stand out amongst the apartments on the stretch. I assume that the utility area usage request may be for the main purpose of putting your shoes, racks and etc, correct? If that is the case, looking at the design..the short walkway after the entrance is in fact to be considered your “utility” area. Having to put a grill (beautiful or not) and having to walk past units with “stuffs” put outside for the view of the public will totally defeat the whole concept.
I am very concern about the value of my property and the purchase value isn’t very cheap either but I’m paying for the concept so I believe that if we want to liken Saujana to other more common apartments then it is unfair to others as it may actually affect their investment value.
There are other ways to increase security without devaluing the property such as the swipe card idea proposed by Bayu Tower.

To add on, putting a steel gate wouldn’t help much coz a thief wouldn’t go “Hey, there’s a steel gate…I guess it would be too difficult to rob this unit..let’s try the next one”. So my suggestion is that that increased security to the units and of the wooden door is more crucial (i.e : security keyhole and etc)
