Phase 3, Taman Dato Demang

This is just hot off the presses. Basco Sdn. Bhd., the subsidiary for Lebar Daun, has launched the last phase of Taman Dato’ Demang. This is Phase 3, which consists of 80 units of single storey 20’ x 65’ terraced houses.

The earlier two phases, which were a mixture of single and double storey terraced homes sold well. At the moment, there are only a few units of the 20’ x 65’ double-storey homes left, (1,716sq.ft., RM245,999 onwards).

Most of our associates feel that that for a leasehold single-storey home, the pricing is a little steep. Furthermore the build-up is seen to be a little small to cater for an average sized family. But despite all that, the sales are quite good, which we feel is primarily due to the good location. This area which they are located, is quite a hot at the moment. Surrounding them are developments such as Permai Park by Equine Capital (you can read the review of the Sovereign phase here), Putra Permai, Lestari Puchong (okay, let’s not open that can of worms, again…), Desaminium Park, Pinggiran Putra, and many more up the road on the way to Seri Kembangan.

We’ve already commented on the general location of the area, and we won’t repeat it here, you are advised to read it in our review of Phase 2.

For this phase, we have 80 units of single storey terrace units, build-up is at 967sq.ft, about the size of an apartment. The plot size is 20’ x 65’, and it’s priced RM171,000 onwards. Like we said, it’s a little stiff, you can get a leasehold double-storey home elsewhere, but of course at a less desirable location.

There are 3 bedrooms, and 2 baths.

The developer has just told us that these units are selling like hotcakes since launching a few days ago. Down payment is only RM500.

Jaya Jusco is said to be opening near here in June this year.

  1. Most of us have not seen single storey link being launched in KL/S’gor for quite some time. Suppose its similar to buying an Apartment/Condo but without having to pay for maintanence fees but price (as u already mentioned) is very steep. Saw on their web-site… 20 min to KL, wonder which route and what speed you will need to travel to reach downtown KL in 20 min?
