Kiaramas Ayuria, Mont’Kiara

Kiaramas Ayuria is the third condominium to be launched in the Mont’Kiara, the earlier two are Kiaramas Cendana and Kiaramas Sutera. All three projects are next to each other, Kiaramas Cendana has thehighest vantage point.

For Ayuria, there are three almost similar 33-storey blocks, each block has 5 interlinked towers. At the moment they are launching one from Block A and Block B each. Ayuria has the biggest piece of land among the Kiaramas, and it is indeed quite big compared to all the other competiting condominium projects in the Mont’Kiara / Sri Hartamas area.

As with all condos in this area, they have almost the same advantages and disadvantages. We have reviewed quite a few of the projects in the area, we advise you to check them out to understand the overall situation of the area. Disadvantages – the limited road system cannot cater for the exponentially growing traffic from the many, many condos in the area. Plus, with so many more sprouting up, traffic congestion is a very serious concern. You only have to drive around this area during peak hours to see the situation. Even the commercial areas are chockfull of parked cars, getting a spot during a week day is almost impossible. Advantages – with such tight competition, we have choice and competitive pricing.

Ayuria is set on a large podium, there is a multi-storey carpark below to cater for the almost a thousand parking bays for the residents (yes, you can imagine the traffic flow). On the podium, there are the facilities for the blocks, there are also townhouses are which will be launched sometime in the future. Each block has their own swimming pool and facilities, in addition to that there is a 520ft meandering aquascape pool, and the usual fare like gyms, waterpark, playground, tennis, squash and badminton courts, function halls, and the serviced shops like cafeteria, etc. On the whole, we would say the facilities here are excellent, above what the competition is offering, when you consider the average pricing of this place.

As for the internal layout of the units, there are 4 types of single units and 4 types of duplex for you to choose from. But they all have the square footprint concept. For single units, the sizes range from 1,605 to 2,014sq.ft, and duplexes are from 3,122 to 3,929sq.ft. For the single units, they all come with 3+1 bedrooms, powder room and balconies. We don’t usually fancy balconies, but in this case, when you have a good view… For the duplex units that start from level 29, they are basically a double-up of the single units. With such a large build-up, its really hard to go wrong. And also, its not too expensive.

Even though this is a residential condominium, the management is offering some serviced apartment services like Home Improvement & Interior Design Options, rental and resale services and quality condo management. This is something some of the other condos can do well to emulate, if they are serious in targeting the investor market.

So, what is our final take? As always, we often pose this question to the sales people – in such a competitive area and market, what are you offering that is better or above the rest? Well, they have an excellent location, with a view of KL and the surrounding areas. This is something not everyone else can offer. According to the developer, it is set on 470ft. above sea level, and is 22 storeys above the surrounding levels. At the moment, there are no more planned developments beyond the end of the road, as it slopes down on a steep valley on two sides. So there is some degree of exclusivity for now. (But with these things, we have learnt never to say never…). On the downside, its quite high density, and taking into consideration the 3 projects of Kiaramas, this is quite a massive development to say the least. But, as we said, the price is very affordable, considering the facilities on offer. Worth a look, for investors.

Asia Quest are old hands when it comes to condo developments. Other than Kiaramas, they have developed Lanai Kiara, Villa Banyan and Vista Kiara in the same area, Marymount View and Balmoral Gate in Singapore and a few in mainland China.

    Will you be reviewing Verve Suites soon? I’m now deciding on whether I should purchase a unit at Verve Suites or Designer Suites @ Solaris Dutamas for investment purposes. Any plans to review Designer Suites @ Solaris Dutamas?

    In your opinion, would investing in a serviced suite in Mont’ Kiara be a good investment or for 400-500K, would buying a terraced house or an older condominium in Mont’ Kiara be a better investment?

  4. yep, verve suites coming up, this week. we haven’t viewed solaris dutamas…

    in regards to investments, it would really depend on the condo and the person, really… sorry, we’re not really experts in investment, but i think there are a few pros around here.

  5. Hi Administrator,

    Any idea what Kiaramas will be building on that small tract of land that they own between Hijauan Kiara and the Penchala link? I read in the Edge recently that they are planning to develop office suites and serviced residences but it didn’t state the location so I’m just wondering whether that is indeed the plot of land that they will be building on.

    Also, have you viewed the iZen developments? Any plans to review those developments?

  6. no idea about that kiaraville land. when i asked them long ago, they said nothing had been decided yet. but my guess is some commercial building that will add value to the kiaraville blocks.

    nope, we haven’t viewed izen. at the time we went there, they had sold off most of the earlier launches. but we know quite a few people who have been a long time in ireka.

    You have any more details on the proposed shoplots and offices? That track of land looks very small and I wonder how high a building will they build right next to the Penchala link. Looks like Mont’ Kiara might suffer from overdevelopment quite soon.

    What’s your view on these serviced suites/studios?

  11. Hi guys,

    I plan to purchase a unit at Kiaramas Ayuria but after visiting many blogs (including this one), it seems that Ayuria is not that much of interest to everyone. Besides, i heard that their sales are not going so well compared to other developments at MK, hence would its capital appreciation be vulnerable? Does anyone have any opinions on this project? Besides Kiaramas Ayuria, are there any better options with rm700k budget?

  12. should take a look @ Kiaraville & MK Meridin.
    Ayuria has 6-star location but they have a BIG 4-storey reservoir right at the entrance. Ayuria’s Block 1 will have one of the best views compared to the rest of the projects up there. Price psf will be one of the lowest in MK. You’ll be guaranteed profit once the units are handed over. This is defintely better than properties along Jln Kiara 3.

  13. To me (personally), Kiaramas Ayuria is good in most aspect, but unspectacular. plus its a massive development, even so if you add in the three developments together. it doesn’t have a relative exclusivity of hijauan.

    I definitely agree with ghiaretto on the fact that the niche verve suites is targeting is unproven. if they succeed, well and good, many others will follow suit.

    personally (again) i feel that verve will do well. its hip young image is very different from it neighbours. plus with the furnishing, they’re giving lots of added value.

    but in terms of location, ayuria on the hill has a better vantage point.

    Yes, double parking along Jalan Kiara 5 will definitely piss off the owners of Hijauan and Aman Kiara who mostly paid > $1m for their properties. I wonder whether there is anything that BKP can do to prevent this?

    Given your budget you can also check out Kiaraville (very limited units), Mont’ Kiara Meridin, Kiara 1888 and some upcoming projects like Tiffany@iZen and Kiaraville 2 but these are not launched yet so can’t tell whether prices would have gone up by the time they are launched. I think some condos will also be launched at Kiara Hills in the future. YNH (next to Kiara 1888) should also be launching their condos sometime this year.

  15. Anyone done a comparison between condos in Mont’ Kiara versus Bangsar?

    Cam across this future development near Bangsar shopping complex and I was thinking whether this development will be able to produce the same returns as Mont’ Kiara Damai/Aman, MK10, Hijauan, Kiaraville, etc.

  16. Yeah, the reservoir at Ayuria’s entrance will cause an eye sore. Wonder if any tall tropical tree would be planted around the reservoir. =D

    Went to kiara1888 sales office 2 weeks back. Landscaping is nice but without tennis court, which the sales representatives claim it’s not necessary for they have provided sufficient excellent facilities. Its location at Jalan Kiara 1(most busy and badly maintained), is not favorable despite a shorter distance to garden international school.

    Verve and its id are impressive. But imagine hundreds of units having the same id. Duh~

    Does Meridin have any showrooms? Heard it was selling fast too. What is the price range?

  20. ayuria sales seems going very slow compared to other developemnt. Only 50% of the units are sold up-to-date since 2 blocks were launched last year in April and the third block has not been launched yet. Is Kiaramas not in demand? Any ideas?

  21. ghiaretto: Its by BBDR located on Jalan Merenung near Bangsar Shopping Centre. Project details have not been finalised yet but from what I was told, sizes will be from 3,000sf and above. Pricing will be around RM700psf - pretty steep. I think it’s overpriced because for that kind of price, I think you could get a landed semi-d in Damansara Heights. What do you think?

    leet: Ayuria sales are indeed very slow as compared to Hijauan, Verve, Banyan, Meridin, Kiaraville, etc. I’m also not too sure why their sales are so much slower than all the other developments which easily reach 80% sales within 3-6 months. I think it could be because their products do not have any distictive features to differentiate themselves from the crowd. Their showflat is also nowhere near as impressive as the rest like Hijauan, Kiaraville, Verve and actually looks quite low quality so maybe that is keeping some buyers away. Also, I found their sales people to be very unfriendly and uninterested. In summary, they are very poor at marketing.

  24. I have a friend who bought Kiaramas, and she sold a few months later because no tenant interested in the project, unattractive to tenants even at lower rentals. Poor finishes and inconveniece sited.
    If you are looking for small units, try Izen’s new project. Only limited units available, you may have to make early enquiries.

    Your friend sold at what price? and how much she paid for the unit? unit type? Poor finishes? I agree!! Inconvenience location? Well, each to his own, I find Kiaramas Location is very good but a bit too dense later on.

    No tenants interested in Kiaramas? I don’t agree on this one, maybe you should do some more research and get your facts right.

    I agree with you. Once verve suites and asiaquest proposed service and office suites are completed, kiaramas is going to be really in demand. So far, i can hardly see asiaquest currently completed kiaramas cendana on sale. Location wise is very good as it is sited on an elevated land which provides good vantage point. It is beyond a walking distance to both international schools but with more projects going on at kiaramas, i reckon there would be shuttle bus services provided by asiaquest in the near future.

    Arnold: to get good tenants who pay good price takes time. As i know, there are tenants who pay 6k for the 1900sf unit at kiaramas sutera which is above the rental price advertised on newspaper for the same unit. ID does help to boost the rental price in some case.

  30. Don’t compare Sutera with Ayuria. There is going to be a vast difference in finishings for sure. And I agree that the commercial area at The Verve will boost demand for Kiaramas areas. About Sutera units not being able to find tenants, I don’t think I agree on that. I don’t own a unit in Sutera but I interior designed several units there….all tenanted within 2 months on the market. So, perhaps the owner who could not find a tenant is not doing something right? Or perhaps his unit does not have favourable facing directions or floor level? After all, in every project, there are bound to be units with poorer conditons that the rest, should it be balcony view, floor level or even layout. Can’t generalise the whole development because of 1 unit I think. My opinion only.

  46. Bought a unit in Kiaramas Cendana. Got my keys two months ago, and still waiting for the developer to complete rectifying my unit. The facilities are good but the workmanship is very bad, and they take their sweet time to rectify my unit. Only a single block of building and was supposed to be the best of their projects .. a real disappointment. The developer, Asia Quest Group should pay more attention to their finishing and to their customer’s complaints. Imagine, I was thinking of investing in their latest project, Kiaramas Ayuria … what was I thinking ???

  49. My Kiaramas Cendana is new. The floor and wall tiles in the toilets in my Condo, are not even (sound like lack of cement) because I tap on the tiles and have different sounds. Anyone can give me an advice on what kind of actions can I take against Asia Quest?

  50. I was seriously considering an Ayuria unit- they are still giving a 7% discount so price per sf at about RM350 psf is very attractive. However, the slow sales does bother me, as well as the huge water tank in the front of teh development plus basic low quality furnishings- the show room did not impress. The pros are the price and location. I have also visited Meridin last weekend and had a look at the CD they gave out- the development seems hip due to the retail lots in front. Price is about RM400 psf. Both developments do not give many freebies- no wardrobes thrown in, minimal air cond units.unlike Kiaraville which i missed. With a budget of RM600k-RM700k to invest, which would you choose??

  51. Regime – Glad to know that the 7% discount is still available. Would like to know more on your comment that Kiaramas Ayuria is offering ‘basic low quality furnishings’. From my last visit to the show unit 2 months back, the furnishings (tiles, flooring and etc) did look quite good. Are you referring to the moveable furniture’s? If so at least I can rest assured the actual completed unit will not be too far of then! Anyway, just wanted your comments on this as I am actually planning another visit to the showroom this weekend. Want to cover all angles before committing.

    Lastly, there is still a unit left at Kiaraville (2 weeks ago). It’s on level 13 and is priced at RM 705k (if I am not mistaken). There are no more discounts but they do give you a cash back of 2% upon completion. It faces the internal courtyard. With the current development and future development coming up, units facing outside may at the end of the day be just facing other condo’s. At least with an internal facing one you can get the landscaped view. Just my thoughts though.

  52. Regime, yes I agree with you that the furnishing of Ayuria is very poor based on their showflat. I’ve visited all the showflats in Mon’t Kiara and I think theirs is clearly the worst. I guess that explains their cheap pricing and slow sales. Pay peanuts and get monkeys!

    I suggest you check out Tiffani and the bigger units on the high floors at Verve Suites. Tiffani will probably be better value for money but Verve has good ID, facilities and shops. Tiffani will be next to Solaris. Check out Kiara 1888 but be wary of the location next to the kampung. Meridin might be too close to the highway so noise and dust will be a major problem. That’s why their sales has been much slower than their previous projects. Or, consider getting an older unit and then renovate with designer ID.

  53. Hi Mark and Kiara Watcher- thanks for your feedbacks. Actually when we compare the furnishings to Kiaraville - porcelain 2X2 tiles vs marble etc, Ayuria does come in short. However, that is really compensated by the price- average $440 vs $350 psf. I guess you are right- look at it another way- what you see is what you see (mainly) vs the heavily IDed show units. Looking at Kiaraville- and even with so much furnishings thrown in- incl wardrobes, the rest of the ID will come at a high cost (at least RM80-100k??) to make it look like the show unit. Only thing is there is no wow factor in the Ayuria show unit -maybe that is why sales are still slow. Having said that- I think the Block B-(not facing water tank) and the units facing the aquascape are mainly gone. I was looking at Block C type D- that is the one that gets 7% discount. Block B only gets 6% off. Only concern is the water tank- not sure if that will put off prospectively tenants…I was told that the Kiaraville 13th Floor inward facing is still available at $705k, for my investment purpose, I am trying to go at the lower entry point, hence still struggling between Ayuria (best value at this point) and the others (K1, Meridin). There is the Int’l Homebuyers 06 Exhibition at KLCC convention Centre this weekend- maybe it is good to have a look at what is on offer there before deciding. Kiarawatcher- thanks for the suggestion- I will re-look at Tiffany again.Not so keen on Verve though- the commercial status did not interest.

  57. hey there, i wudn’t think kiaramas cendana is bad! it’s totally awesome and exquisite.. a very huge difference from other condos in mont kiara. my honest opinion is many agents out there and a group of same “keen” customers have been going around, trying to devalue the place! It’s really bad and insulting for the condo/market if WE are easily influenced by such words, without viewing the place properly. I own one unit there, but am tryin to rent out as would be going to Aus forawhile. I agree that the management is a lil shitty but the facilities, scenery and the expansive majestic rooms cover everything! Management could be improved for sure, but missing out on an opportunity is a sad thing. Email me if u’re interested in knowing more about my rental unit. Cheers mates=)

  73. First hand owner was an expat but company sent him back to his country. Asking price was 720k, urgent sale and transacted at around 700k, that was sometime early this year, I think march or april!! Bare unit, no air cond no wardrobe but the unit looks very tasty although some defects are detected. The entire development looks very new and high class. I dont really remember if it was number 6 but it is facing the pool and hill side, and the site next the Cendana.

    i dont think is belong to some Real Estate company boss was work with bank coz this unit was sold by the agent i know and the rental is $10.4K 2+1

    Anyway, your”stocks” are very nice and would be sold in the next few months for sure, try to add on some freebies to the unit for quicker sale. As for type C kiaraville I am sure you would get much more handsome profit than just 150k. That unit have no east or west sun problem…very cozy!!

  77. Bare unit is going below 700k for 1649sq ft at cendana. I am adding on my cost of renovation.Most defects rectified. Thought of renting out initially but the hassle of getting tenants every one or two years puts me off!

    I think it would be better to get a tenant first then sell the property with tenancy, it would be easier to lure investors.

  82. I am looking at a unit in Kiarama Ayuria Tower C, Type D. I realize at the back, there is a water tank. Can anyone suggest which floor I should take to avoid the water tank in blocking my view. In addition, anyone knows how the view for Type D? According to the sales person, is facing Taman Tun. Will I see those cemetry in Damansara?

  86. I just paid $5,000 for a 4th floor unit (2002 sq. ft $779K) on Block A of Ayuria, now after reading all the comments, I am thinking of chickening out. My unit is supposed to face the pool plus city view - abit of KLCC, they say. Any comments, anybody?

  87. I recently purchased two city-facing units at Kiaramas Cendana, paying around RM410-420/sf each. While I agree that the fittings of the building is not as exclusive as some of the other projects in Mont Kiara, my experience is that most home owners carry out some form of renovation before they move in anyway, as tastes tend to be personal. Hence I would rather pay a low-price for the bare unit, than be charged a higher price for fittings that I may not necessarily like.

    In terms of Kiaramas Cendana vs. Sutera, the former is of much higher quality than the latter, in terms of layout of the grounds, the quality of the building/fittings, and so forth. I feel that Asia Quest has made significant quality improvements in Cendana, as it needs to build a “showcase” project before it tries to launch even more projects in Mont Kiara.

    We had considered getting a unit at Ayuria too. But all of the city-facing units were gone, and unfortunately the water tank behind is an eyesore for the mountain-facing units.

    In terms of price, Sunrise will launch its next MK project in a couple of months, tentatively to be priced around the RM700/sf range. Hence I feel that paying something in the low-400s for a Kiaramas project is a very decent haircut to the Sunrise price.

    In terms of location, I personally like the location of the Kiaramas projects, which is on a hill hence provides a much-better vantage point for the city-facing units. Also, that little “corner” of MK will likely be less dense than the Jalan Duta Kiara area.

  88. I acquired a unit on block C -Monarch facing the city and on the 10 th floor. I am surprised the 4 th floor price is now hitting 779k.

    Those water tanks are not a pleasant sight

    The only concern is the density of the place. It is so crowded and there is only one exit. I am interested to rent this place out and is it easy to rent it out ???

  92. From what I have gathered, the view at Block C for a Type D unit is facing west, view to the greenery or mountain/forest. Although there is a water tank (just one in the area), it is actually closer to Block A (in fact next to it). However, the water tank is not visible at least looking out the window or balcony straight on, unless your particular unit is anywhere from the first to eighth floor, which is true for both Block A and C. Also, you would see the water tank regardless of whether you are in Block A or C on whichever floor if look downwards. - Bill

  93. Magdalene: you can’t see KLCC from the fourth floor unit; it isn’t high enough. Go to the site and check it out for yourself as the core of the building has been completed.

    Watertanks of Kiaramas Ayuria: the sight of this can’t be avoided, as the entrance (guard post) to the entire project is next to it.

  99. I recently purchased a unit at Kiaramas Ayuria – block A / 26th floor. Its value for money but in the end it’s an individual choice….. U can’t expect to pay peanuts and get a low density condo.

    I do hope that it will not be a problem with traffic within the Kiaramas area as I believe we all have different work schedules. Having purchased a high floor unit saves u from seeing the water tank or noise pollution from the pool or ground floor area.

    Having said that, the green lungs across of the blocks indeed gives a spectacular view…. Then again it might just go away in years to come…. God forbid!!

    Mon’t Kiara itself has too many developments going and I think it will soon be too congested with concrete condominium blocks which will affect the market value of the properties. Then again it could remain the same….
