Putra Homes 1, Taman Putra Impiana
First, we saw a huge billboard along the LDP highway, then the fluttering banners. So one day, dropped by at the well marked show house at the project site. The project is located along the dual carriageway behind Taman Puchong Utama, the same road as many of the new projects in the area such as Taman Puchong Tasik Prima, Taman Puchong Tekali, Taman Putra Prima, and Taman Mas Sepang.
As our associates mentions off the cuff, something easy to remember as you drive in through that road – left is Sepang, MDS; right is Puchong, MPSJ. Taman Putra Impiana is on the left as you drive further in, it’s a piece leasehold land unlike its neighbouring developments on the Sepang side of the road.

Taman Putra Impiana is a 541 number of linkhomes, with some planned shoplots at the front of the development. At the centre of the rectangular-ish piece of land is a landscaped park (with some statue of liberty look-alikes). On a smaller plot of land next to this, there is an open field and an area ear-marked as ‘future development’. The first phase to be launched is phase 2,which consists of a few rows of linkhomes named Putra Homes 1.The shoplots are also open for sale.

For this first phase, Putra Homes 1 is a 20’ x 75’ double-storey linkhome. The corner unit is slightly wider, 23’ x 75’. The show unit is one of these corner units, so buyers are well-advised to bear that in mind when viewing it. The standard unit is pretty straight-forward, really, set on a rectangular footprint. There are there three bedrooms and a guest room, and you get a sufficiently large driveway and porch. For the larger corner unit, you get an extra utility room downstairs and larger rooms upstairs (plus a larger family room and balcony, naturally).
Pretty standard layout, not much to differentiate it from a lot of others we’ve seen.
The quality of the show unit didn’t look too fantastic, hopefully the other units will be better. We didn’t like the quality of the stamped concrete they used for the driveway. We also didn’t like a few other finishing items – the 2’ x 2’ porcelain stops at the living room only, the kitchen is laid with smaller ceramic tiles. The utility room had some kind of PVC tiles, not sure if that’s what they’re going to offer for the other units. Secondly, the kitchen tiles only goes up as high as 5’. These days, with the competition offering better and better products, maybe they should have laid the tiles at least to 6’ or even to the ceiling. We also didn’t like some of the impractical choice of windows.
Units come with aircon, heater and autogate points. Professional fees for lawyers is absorbed by developer.
It’s 99 years leasehold. Prices start from RM250k onwards, which is quite steep considering the build-up, leasehold and location.
The developer Acmar is jointly developing this project with Permodalan Negeri Selangor Bhd., they have another project in Bandar Baru Klang. They are also active in construction, and involved in medical centres. hotel , education, motor & trading and services.

Understand that this is on ex-mining land as well, similar to Taman Tasik Prima and all other projects behind IOI/Tesco area. What do you think of ex-mining land in general? I saw on your previous reviews that you have your reservation on ex-mining land after knowing inside info.

not sure if this is mining land, although there was a dredge nearby here many years ago. I think the soil conditions are a little different from the area behind Tesco, that one was land reclaimed from mining ponds.

The developer mentioned that it was a mining land. Though they claimed it was reclaim since 5 years ago.

By the way, I can’t seems to view your “Project Reviews” section. Normally, when I clicked on it, it will show all the projects reviewed but now it doesn’t. Could you check on that. Another question is, I dun see any review on Puchong Utama project by Hillcrest here. Do you intend to do any review on them, especially the PU10 area?

some problem with the reviews section. we’ll get it up again in a few days… sorry for the delay. so far no plans to review PU, maybe in the near future.
as for reclaimed land, we would prefer ex-estate land, definitely, if we had a choice. in the long run, i don’t think there will be major problems, except cracks and settlement.

I like the landmark - it looks like a kapal korek. And I chekc their website site www.acmar.com, they are well established.

Overall, the package looks good. There’s another forum that mentioned about acmar and it seems not very positive on them. I checked acmar website before and went to their launch earlier. They did looked established!

when i compared to all surrounding projects, i found this taman putra impiana is better than other in term of finishing given and design. accordig to the salesman, phase1 is already sold out and 50% sold out for 2nd phase. thus, i want to buy Taman putra Impiana

Attention to all buyers for Intermediate Unit.
I’m buyer from phase 1. I need to inform all of you that the master bedroom’s bath room design is changed.
The sales person = Ray & Salina told me the master bedroom’s bathroom is exactly like the showroom office unit. But I found the bathroom design is follow the corner unit design. But problems is the space is even not enough for a lady to stand for taking bath. The space just only around 1ft x 1.5ft for the standing bath area. Further more the project site QC got problems. ALL PHASE 1 BUYER PLEASE GO TO CHECK.

Cherrie, pls describe more on the space in the bathroom? I don’t really understand why the space would become small suddenly. Is there something that’s blocking, like the WC unit, or something else?
Admin, in your review, you talk about “impractical choice of windows”. Can you explain more about it before I go to the show-unit to view?

I am a buyer at phase 1 too. I think he is talking about the window at front entrance. I prefer sliding type. I have call them to change to sliding. Need to add $.

I have plan to buy Impiana. Seem that the house is not satisfactorily. If compared to Tekali which one better.

For Phase 1 buyer, may I know how your sales person talk to you. At showroom, there is a corner unit & a intermediate unit which they use it as office. But both masterbed room’s bathroom design you will ses got big different. But now they build my intermediate unit with the corner unit bathroom design. At intermediate show unit, master bathroom you will see the piping with diameter around 6 inches but standing space is around 3.5 ft x 3 ft. But now all phase 1 intermediate unit, they use the 8″x12″ tiles cover the piping but the standing space only left 3 ft x 2.5 ft, which is not enoughh space for me to take bath. I tall 5′4″ and thin (50kg). I feel very upset for this.

Cherrie, you are right about the bathroom design. The shower area become smaller. They didn’t just cover the pvc piping but the whole wall!!! i think we all will got problem when taking bath because we cannot even bend or turn around. In order to be more spacious while taking bath we need to go outside the shower area, close to the WC.
Already went to the side and saw it myself today. And also the salesperson told me the house will be handover around March ‘08.

Purleray, I agree with you, But if U go other intermediate lots, U will found the shower area for each unit are different. Means their work is not standardize. Some units are enough to take bath but some are not. I have double check on the agreement, actual design for this bathroom is different from the drawing that attached with the agreement.

Cherrie, have you realize that the porch area don’t have lanscape area, they covered all the porch with imprinted tile. Not like the show house or in the plan. I am very dissappointed about this. The bathroom at master bedroom also they put a barrier on the floor to separate the dry area and shower area which is already small. I think it is very dangerous. What we should do about all this problem?

Purleray, I knew about the lanscape & the barrier. I did go thru the S&P. But the drawing is stated Designer can change. But I try to talk to the sales manager. I feel upset because so far just only u reply me. Means other purchaser is not know about this. I not sure about the drawing their submit to House Dept & what will do when CF inspection

Honest speaking, no landscape i still can accept coz i can plant with pot. The gutter still have la. Just they cover it, still got trail for the water running away. See properly ma….Now really problems is the bathroom…..ai!!!!!!!!

I just paid deposit 1 unit for Phase 2. They said will be completed by early next year. Arggh just saw/read all the bad things about Acmar. U were right bout the bathroom. Can we open a Forum in Malaysia Real Estate? So we can discuss futher

Jim, actually this project is ok. Just I’m not satisfied that they changed the design without notify us. Friendly speaking, Ican save a lot on renovation with this house. Landscape is a small issue for me. But bathroom is a big issue cause we are hardly to turn when take bath. Corner lot will dont have this issue. Unfortunately we are intermediate lot. But compare with other developer, it is very ok. If u go & have a view at TEKALI, u will feel happy. I have friends buy opposite area, Prima- 2 1/2 at RM280K++ but is 65x22 if i not make mistake.
