Bandar Nusaputra: Begawan (Phase 3)
This was one of the earliest phases in Bandar Nusaputra launched more than a year ago, together with Bali (Phase 1) and Rhu (Phase 2). The later phases are Kayangan (Phase 4) and Teratai (Phase 5). The review of the latter two phases which at the moment are still available can be found here:

The reason why we’re reviewing phase 3 after so long is because recently there has some interest generated in Bandar Nusaputra, and coincidentally, they will be releasing the last rows of the Begawan linkhouses.
For our comments and views on the overall aspects of the Bandar Nusaputra development, the quality of the works, design concept, accessibility, you are advised to read the above few review postings first for a better understanding of this massive project.
In a nutshell, Bandar Nusaputra is a sprawling 833-acre mixed development situated in Sepang between the existing Amanputra and Putra Perdana developments. The current main access is from Puchong Utama via the LDP. The main draw of Bandar Nusaputra is the landscaped parks and lakes littered throughout the entire development, plus it has plans to build a comprehensive set of amenities like apartments, colleges and business centres to complement the existing homes.
Begawan, being one of the earlier phases, tends to stick to conventional design and layout. It is a 20’ x 70’ linkhouse with a little more than 2,000sq.ft in build-up.
From the front: there is a short driveway, where you can fit only one car. Internally, the layout is somewhat similar to the later Kayangan (Phase 5). The living and dining is combined in a long, narrow (not to mention rectagularish) space. Kitchen, utility and toilet is extended right to end, with zero setback with the backlane in the rear. Hmmm. This would not be possible with MPSJ or MPPJ.
All in all there are 3+1 bedrooms, upstairs there is a master (with attached toilet) and two other back rooms. These two rooms share an unattached toilet just outside their room doors. The upper floor has a high ceiling, and this looks pretty awkward in the toilets.
In terms of finishing, the specs are little low in some areas, like the homogeneous tiles and staircase, and the adjustable louver windows for the rooms (I thought developers stopped using these for this type of homes already).
Prices start at RM259k onwards, available units now should cost more. For this price, we think it’s a little steep, considering its leasehold, the location, and quality of finishing we’re getting. The developer is continually promoting the remainder units for all the existing phases, with frequent publicity events.

Have to say “it’s a little steep” is a being to kind. IMO value is around rm220k max and would be a poor investment

Was wondering if I could get your imput on setback guidelines. I went spying on my uncompleted house in Kajang. What I discovered was that the “back drain” is right after my house or more precisely, the wet kitchen as apposed to my opposite back neighbour, where there is a back lane before the back drain. I would estimate that the back drain is about 2 feet across and 3 feet deep while I would estimate that the width of the back lane to be about 10 feet.
As I did not take any photographs, I will try to draw a simple diagram:

Are there any setback guidelines for this cos I am worried that with time, errosion will weaken the back drain and affect my wet kitchen. Input much appreciated.

from very neat diagram (!), i think i can see what you’re trying to say. Based on the Uniform Building Bylaws, which most local councils in Malaysia follow loosely (unless there is an over riding regulation), there need to be a 20′ setback between your house and your back neighbour’s house. Usually, developers put a 5′ yard + 10′ backlane + 5′ yard = 20′.
whether they put one drain or 2 drains or no drains, it depends on the developments overall drainage plan. Drains are allowed to be located in the 20′ reserve between homes.
In your case, the developer decided to have drain on one side of the backlane only, probably sloping the backlane slightly so that the runoff flows into the drain on your side. A 2′ wide drain is not really large, hopefully it has rubble wall (and not a brickwall), and unless it is constructed badly, i don’t think you should be unduly worried about erosion.
but bear in mind MPK may have different specific regulations regarding this matter.

It’s seems like the houses in Nusanputra are build on swampy area. Some of the cement floor in the car porch are cracking.

we bought a house (Bali type) there.Yes, the cement floor in the car porch are cracking. Our is worst with a big hole. Upon checking with developer, they say they will repair it. went there few times, still the same. Really worried now…

We also bought a house there. But the developer did not allow us to visit our unit. But I did not like the colour of our house especially the wood that painted green. It seems that we had to write to the authorised person if we need to change the colour of our house outside.Aahhhh. I was also told that we will get a year, for us to lodge complain if there are any damages on our unit.

I all most buying a house there. I pull out in the last minute after dicovering that it is a swampy area. Don’t you feel that the land is very soft when you step on it. Furthermore, water surface on the uneven land/sand even when there is no rain the night/day before.

im about to buy a house there.But now saw the comment by other peoples, feel like a bit not save to buy already. Many comments the administrator didnt answer and just ignore it. And why the developer not allow us(the buyers) to visit our house?Izzit something wrong with the house? Please explain.

so therefore we can’t answer any question on this project’s quality or progress or whatever issues they have.
The best (and only) people you should direct your queries are the developers themselves.

well, actually from my opinion, at 1st i think its too far inside also. But since my husband is working around the area, he know exactly hows the land over there, advice me tat there will be become a prosper place in few years time when the highway open. N there is the only place i see with just 20x70, is big like the 22x75. tmr im going to check on the house, see whether its still in good condition or not since its build long time ago, before i purchase it.:) all the queries from u all, i already print it out, wanted to ask the developer tmr. i hope i can, cos my husband know the people from the developer.:) wish me luck..haha

We are pretty sure the developers have seen the comments here, on why they choose not to reply is something only they can answer. To get a proper answer, you should write in or call the developers, they are the only people to tell you why you can’t see the houses, etc.

By the fact that they have promotion every month is a good indication that the project is not doing well lately. Furthermore, the developer did abandon a housing project in Penang before coming into this area.

Anyone of you ever hear about Puchong Putra Prima? It is just few kilometer off the LDP highway, opposte the Puchong Utama, Tasik prima.
I just bought a second hand double storey 20x70 (25 wide land) for only RM255,000, built-up 1507sq ft, low density. Somemore, it is freehold. THe price is comparative to Nusaputra link house which is located even more remote, leasehold/.

admin, can u tell us whether we need to get approval from the local authority (in my case, Majlis Perbandaran Sepang) if we intend to put up awning and grilles at the back? I was told by an official that I have to get approval first. Is there a new law on this cos as far as i know, there’s no need for it. Thx.

I have seen this unit. The ad was there since Dec last year, and they arenow giving a 10% discount for the purchase of this unit. According to the agent, he say the house currently cost RM390k, with 10% discount, we are buying at the price it was 2 years ago. I wonder why they are giving us such a big previleges…any comments? Anybody viewed this unit before?

The interchange near nusaputra ,access to KL putrajaya highway is still not opened yet.According to their sales staff the interchange was supposed to be opened in early 2007. Until it is opened , going to K.L will be a hassle.
