Nilam Terraces, Bandar Bukit Puchong 2

This is hot off the presses, the official launch was just last weekend (22nd and 23rd April), and if you’re one of the registrants with the developer, you would have gotten an invitation to view this terrace home with an option to purchase it at a great discount.

This phase of the huge Bandar Bukit Puchong 2 is located just next to the earlier launched Nilam Puri apartments, which has a pretty good take-up rate for the first launch. You can read our review here:

In the abovementioned article, you can read our views and comments on the location, quality, accessibility and overall take on the relatively new Bandar Bukit Puchong 2 development.

In a nutshell, Bandar Bukit Puchong 2 (BBP2) is located next to the older BBP which is located in the Puchong district, and therefore under the jurisdiction of MPSJ. BBP2 is sited in Sepang, and therefore falls under the purview of Majlis Perbandaran Sepang. Aside from that, there isn’t much to separate the two adjoining phases, as they share the same accesses from LDP, the same facilities, and in some cases the same look and feel of the linkhomes.

Nilam Terraces is a 20’ x 65’ – 87’ two and a half storey linkhouse with a build-up of 2,266sq.ft. There are only 105 units available, all laid out in 4 rows of units, with its own landscaped park. To get there, just go to the very southern end of the LDP, there’s a dedicated interchange right before (about 500m away) the last toll gate going towards Putrajaya / Cyberjaya. Turn right on the interchange and you see the archway entering BBP2. Nilam Terraces is on the right just after the archway.

With this phase, the developers have opted to provide a small plot and building footprint, and an additional half floor (thereby getting two and a half storeys) to boost up the sellable space. With the high cost of land and similarly rising price of saleable space per square foot, most developers are treading this path, like the recent launches in Sering Ukay, Bukit Mewah and Kensington Park. With such ample space, we have 2 master suites, 3 other bedrooms and 4 baths. Some of the features we like – space for 2 cars to parallel park in the porch, full height tiling for toilets, quality timber strips for the upper floors. Beats parquet and homogeneous tiles any day. They actually give a choice of either timber strips or ceramic tiles.

Now for the stuff we didn’t fancy. There is a slight drop between the wet and dry kitchen, about less than an inch. Not high enough to be seen, but high enough to trip you when you walk across. Apparently, this problem featured in the earliest phases, but they still persisted with it. Anyway, due to the short lot of 65’, the kitchen is uncharacteristically small, thereby ‘forcing’ most buyers to immediately renovate the yard and kitchen right up to the lot boundary (trust us, it WILL happen). Another small thing, the topmost floor, which is just one single master bedroom, has this L-shaped area, which they have earmarked as ‘study’, but we didn’t like the idea of it. It’s that way mainly because of the way the staircase is laid out, we can think of a few better ways to do it.

Other than that, there isn’t much to fault about the internal layout. There is also a small garden, which we’re thinking most people will just cement it off to make more parking space.

Prices start at RM348k onwards, which is higher than some of the earlier phases. But as some of our friends say, its freehold. But on the other hand, it’s still quite far… (well, not as far as those developments near Equine Park, but…)

  4. actually we quite like it for its affordability. But there are no public transport in the area, and its further from amenities like in Puchong Jaya compared to other competitors. there’s a lot to talk about, so if you can narrow down your criteria…

  5. I agree with you on the futher away from amenities, but i heard that they might be building a hypermarket there as well.. rumoured to be carrefour.. god knows…

    beside’s its MPsepang… wonder if they are good?

  7. We bought a unit facing the jogging track. We like the design too. Puchong’s public transportation needs a lot of improvement so almost everyone who lives here has a car. We also heard about that there might be a hypermarket being built nearby.

  8. We bought one end lot unit for the following reasons, extra land for the kids, beautiful design (external & internal), own landscape park, gated & guarded, freehold and a tranquil neighourhood and a very reliable developer

  9. Repeat purchaser from this developer, very reliable in terms if quality of finish and always complete ahead of time. Nilam Terraces good buy, freehold, gated, lovely landscaped neighbourhood etc. Certainly a good buy

  13. the hypermarket is going to be at the corner of the LDP and the road to equine park. when its going to be build, no one can say for sure. as for the lrt, again nothing’s confirm but i’m betting it’s somewhere in Puchong Jaya far away.

  15. I went for site visit last week and realise the landscape is bit sloping. Anyone noticed about it?

    Besides, there will be a proposed school built beside Nilam Terraces. Is it true?

    Did anyone buy cheaper than RM348k because of discount?

  18. I’ve seen the showroom and it was beautiful! I love the corner house.. but I don’t think I can afford to buy it. The best thing about this house is the finishing..The tiles, the design, the bathrooms.. You don’t need to renovate anything! The house is cute and if you know how to decorate your house, this house can be very easy to take care of. This house is easy to maintan as it is not very big..but have enough rooms for evryone! I love this type of house!!

  20. Hi guys, i also bought one facing the smaller park. I have done some checking with some valuers, the dev. price should be considered fair as it is well-finished, 2 1/2 storey and is gated community.

  22. Hi Steve, as for the progress update, i can tell you our row is the slowest, all other have been completed with roof.
    but i understand from the developer, there will be early batch to receive keys and the other batch later.

  23. Hi Guy, very glad able to read the valuable comments on this site. I should seriously consider buyig one here. Anyone can advise pls on the traffic condition in morning from this location to nearest LRT station? Hope is not jam,jam.

  24. Hi Kien, sorry to dissapoint you, peak hour from Nilam Terrace to nearest LRT (i think u mean Kelana) will take more than 30 minutes.

    I am holding on the new LRT proposed near Puchong, may b 4 years later.

    10Q for advise and hopefully this is going to change if LRT project is on. I heard new STAR LRT is likely to be near IOI mall. Any other similar news??

  27. As can be seen from the site map (south east portion across the express way, there’s a plot of land that is for future industrial development.Does anyone knows whether it’s going to be heavy or light industry. Anyone please.
    Is this area easy to be rented out?

  28. Steve & alex, fyi there are launching a nother 2 storey gated community just opposite the main road. I understand intermediate priced at RM 338K and lot size 20 x 70. Accordingly the developer would be going for mid to up market development. So guys Nilam Terraces is certainly a good buy. cheers

  29. Hi there, I just saw the showhouse photos at the developer’s website, the design looks beautiful! I’m wondering what is the actual progress at the Nilam Terrace site now? Are the units already completed? Are there any units still available for first-hand buyers?

    Phil, what is the name of the 2 storey gated community that you mentioned? Is it by the same developer?

  30. Hi Sophie, there are still 48 units left for first-hand buyers. However, the price of the unit varies from 348K to 368K depending on the location. Most of the units are 75% completed.

  32. Have you ever think of why those stay in Puchong, Sri Damansara and Putrajaya need to pay LDP toll to go to PJ/1U/IKEA, but not for those stay in Kelana Jaya/SS2/Sunway or other PJ areas?
