Aman Heights, Seri Kembangan

We saw this project being advertised along the Seri Kembangan main road and decided to drop in one fine day. It turned out to be far deeper into Serdang Heights from the main road than we expected, and it passed through some narrow and congested streets before we reached the site.

Aman Heights is a high density affordable apartment project at the edge of Seri Kembangan, at the moment it is surrounded by green forests at one side, and on the other, there is the sprawling older houses of the once-New Village. There are 3 towers housing 798 units, currently they have launched Block A, the first tower. The second two will follow shortly. Other than the three towers, there are 3 separate multi-storey parking structures (one for each block), a large clubhouse and a central common facilities area enclosed by the three towers.

There one thing very different for a development of this size - there is only one type of unit. The corner units have a slightly bigger master bedroom than the intermediate ones, but the rest of it is identical. We aren’t sure if these two almost alike designs will be repeated for the other two towers, but the salespersons told us that it would most likely be so.

This design is quite traditional, given that it is the ONLY one type to choose from. The size is 1,238sq.ft for the intermediate unit and 1,268sq.ft for the corner variant. There are 3+1 rooms, and the rest of the areas are quite adequately sized, considering it’s more than 1,200sq.ft. There is quite a large square balcony. There are 10 units per floor, and two units share one lift. The units are either pool view, or non-pool view (in this case, they’ve called ‘Putrajaya view’. Very cute.)

Pricing starts at RM156,800 to RM228,888,which comes round from about RM127psf to about RM180psf, which makes it quite affordable as an entry level home. The developer is offering some discounts at the moment, making the starting price RM148,800 (although you should with them regarding the availability of these units and the validity of the discount). They are also offering some upgrade packages which include some furnishing, and built-in items.

As for facilities, they have the usual lot – swimming pools, gym, sports facilities, shops, housekeeping services, security, etc. One parking bay available for each unit.

There is also a small tract of land earmarked for future development of shoplots.

Generally, we see the biggest market for this place is actually from the surrounding Seri Kembangan / Serdang area. There are a few new condos coming up in the area, and judging from all their marketing strategy, they are also targeting the same narrow market. It is ideal for young couples and families to stay, with all the convenient facilities provided at your doorstep. For people from other areas, you may want to look closely at the location and the traffic condition turning out to the main road of Seri Kembangan (its busy at most times, a little chaotic even…). For us, it a good place for locals to upgrade and invest (some potential in the student rental market).

This is the developer’s maiden project. According to the salesperson, they were building contractors previously with experience in high-rise projects for other developers (try asking the salespeople which developers they worked for…)

  3. As for the price & location, i think it is a very good deal. The only thing that i worry is only the developer because this is their 1st project. I already confirmed buying the unit.

My wife just dropped by to have a look, it is quite impressive at first look, but given the neighbourhood nearby, worth second thought, apparently the developer consists of 3 young architects who had previously worked with “prominent” company and decided to start one themselves.   8. i dont think you should worry about it being their first project. From what i heard, they are very keen and enthusiastic about this and have learnt much from their previous experiences in other prominent developer’s firms.
    And i heard a new highway will be build to help with the traffic on the main road?

  12. Just made booking for unit 13th facing south (putrajaya view), still considering if worth to buy. My worries are high density (798 units), others future development projects might block the beautiful scenery, high maintenance fee ($190/month) will be increased in 3-5 years, headachy security intercom system have to go down to ground floor to open door for visitors don’t have direct door release feature from the unit.
    Please comment and post latest info.

  13. I’d made some visits to the site regularly for progress of works! Unfortunately, i dont really see any significant progress at the site since august accept they had erected a tower crane! As my record, they had lauching this project since march 2006 & todate only completed the foundation works. Gosh! thats really SLOW! According to the sales officer, the progress has been obstructed by the rain fall recently & yet approval to operate the tower crane! I do hope anyone who purchased a unit or more could urges the developer to expedite the project even the units have been sold >75%! By pressure them up might helps!

  16. 75% sold out for me is quite impressive. they are just doing soft marketing and i can say most of the buyer is from serdang & we can’t see any advertisement in newspaper or website. Any ppl from some other place??

  17. Yes, I’m not from Serdang area though..I knew someone who bought a unit at 9th floor. Trying to know some neighburing here as well to share about. By the way, the developer has billing me the completion of foundation works. Hope framing works procedding in smooth manner.

Just visited the site and showroom last week Very impressive for a freehold project with this size and facilities and price range is below 180k Love the apt design layout,very spacious master bedroom Visited other projects in the vicinity but cannot find a similar size unit with 1200 sf plus for 180k below The facilities are also very generous in comparison- with 2 leisure pools and a 30m lap pool, koi park and private clubhouse I like the clubhouse design very much reminds me of a beach resort hotel in Phuket We are seriously considering block B so that we can have a first choice selection on eighth floor Only probelm is the sales rep confirm that the price will definetely be higher than block A Already price has gone up by 8k from the early bird launch in march Hope they will maintain the same price for early bird booking

  23. Hey Zaac, knowing a friend of mine bought a unit on 9th floor. Block B probably price differently from Block A as heard. Do check it out with sales rep. Visited the site on 13th Jan. Not much except they are casting on 1st floor. Do hope they will catch up the progress. Taken some pics at site if anyone interested. Cheers.

    Called the developer the other day..didnt get any substantial or clear info on the the progress and also on the launch of the Block b, theyre veery quite on that. OK guys…post any new info if anyone has it.

  27. visited sales office again last week. block b is open for registration but pricing not confirm yet. according to sales rep ,the price will be at least 10% higher than block A,but will still be kept below 200k.Hav visited many other projects since but has yet to find a better deal than this in terms of size finishes and facilities.Already register for early bird discounts,expected launching in april

  31. I believe they are new develoment co. There are still lot of units yet to sold in Block A and the selling progress is slow. I guess developer needs to do more road show and promotion to attract more buyer or visitor.

  32. Visited hq in wisma zelan and this is what i found out Premier was set up in 2005 to develop aman heights. The company is registered with HDA with a pd up capital of 3 million. the company is headed by an architect with 20 over years experience in high end condos and bungalows.the other partner is a development and construction company Tanjung Teres Development SB established since 1993.THe office was here since 1998 good size and staffs are very helpful.A staff told me the bosses are very professionals and insist on a very high std for Aman Heights bcoz this is their biggest project so far During my visit the staff were very busy preparing the handing over of another apt project in taman shamelin belonging to the same group of people.The company mayb new but looks like the people behind this project are old hands

I did sent a mailto them after getting their project managers email.I u notice the tiles layout on the kitchen,dry area and the store room[4th room], it can be changed to better color and size so that it is cheaper and more option for future renivations to th e buyers. i wont go in detail but the suggestion was good that the developer could save money and there would be more option to minimize renovation in the said area. But sadly no reply received from them. I think that guys name was Jeffery. I resent the mail but same thing then i stopped. Probably they might follow the idea without informing anyone,that time will say as the clause always mention : developer may change specification without prior notice. Till then bye.

  42. i’ve met the boss before. the name is jason low and he seemed like a decent guy. apparently he’s an architect and has worked in the US before and designs and ideas are all his. i’m thinking of buying a unit but my main concern is the access road. also, can anyone tell me what they think about rental return in that area? do you think it would be easy to get tenants there?

  55. Hey Chan & Jerry…you’ll may make a trip to the actual site where you could meet the developer’s sales rep. for more information. Well, from my understanding, Block A is still on sales where Block B is started to register. About the price differences between Block & B Im not really sure. This developer has registered under The Housing Development Act where they should complete this project on specified period or their name will be black listed. If you do interested to purchase, please keep me inform so that we could share the introductory fees. Thx.

  59. Hey SuZhi, yeap you are right….im not local but knowing that the main access road should be congested during peak hours as expected anywhere. For your information, there will be a new flyover coming from Astro leading to the Caltex to replace the traffic light but its gonna take
    2 yrs to complete (as reported). No doubt, Im abit worry as this project ‘hiding’ inner side of serdang & accessibility but for those who like to be quiet life style, should be fine.

  64. hi all! im not from serdang either. Location may not be perfect but with the price for a 1300sf condo is nearly impossible to find else where. I also agree that the greenary is superb. There seem to be big development going in bukit serdang that can be seen if you bought units facing ‘putrajaya’. Im sure that area will be well develop & maybe there is alternative road built.

  71. Starting o the 8th floor now.The price for Block B has increased 15K depending on floor level. In Block B the room tiles will be as big as living room tiles to make it same.Some have done the booking and soft launch will be in May.

  86. well…i think its really difficult to find that size of unit at that price including the facilities [i mean inbuilt facilities…some places the club house is somewhere else!].
    I didnt really inquire of the changes in Block B and not informed anything else by the sales rep. But tehy said the aggresively will publisize the Block B and also be launching their website.ok..then bye..

    I’ve made a booking for a unit at Block B’s 19th floor. I wanted to book the top floor which is 26th floor but my fiance say to high and she afraid of high. Aih.. what a waste of view.

    For the Block B is extra RM20k around that figure. The Block B units is the same as the Block A. The different is the ehancements. The second toilet tiles are now full height, master bedroom toilet now come with shower screen but the quality is little downgrade to the package deal from Block A.. yes..for the free 32″ LCD tv BUT is for 50 early birds…

  99. Hi all! Very interesting updates available here… I just placed a booking for Blk A on 4th Floor facing Pool Courtyard. The price comparison for Aman 1 and Aman 2 is too huge for the same size unit. I heard Aman 3 will be Serviced Apartment though! Construction still at 11th floor and expected to be completed by end 2008 and Aman 2 to be completed by June 2009. Can’t see any progress of construction for the Clubhouse though…. Are they building it????

  100. Well, they did a roadshow in MidValley over the weekend and will be having soft-launch this coming weekend. First 50 buyers for Aman 2 will get 32″ Sony Bravia LCD TV and Haier Dryer. Anyway, I’m not sure why they built the Security Guard House sooo early when the core contruction site doesn’t progress as fast as it is supposed to be… I’m concern how long are we going to service the interest??

I saw their booth in Mid Valley last weekend and was really impressed by the customer service, and even they provide a return service to the show house, which most of the developers wont bother me (maybe I dont look like a potential buyer.. lol). The show unit was really impressive; the progression of the contruction is up to level 10 or 11 (i m not too sure, but what i noticed they started level 11). There is a soft launch in this coming weekend for their block B (been told foods and drinks available @_@). Yeah, I will bring along my fiance to join the crowd, see whether can get any discount or not. (according the sales person said got discount wo..) Good luck guys..!!

I thought the progression is slow too but last 2 weeks when I went to the site office it’s actually up to level 10 already.(12th floor now?)According to what the sales staff told me pilling stage is slower. Now it’s 10 days 1 floor(3 floors to go I bought 15th floor…3 more weeks??) Anyway I’m invited to the soft-launch too..not sure if I’m going. Anyone else bought unit in Block A other than Jus?

I hope apart from the soft launch this weekend, the developer will make more effort to improve the sales as that is really crucial in order to ensure the project progress smoothly without delay. There will be a Property Fair from 1 June - 3 June in PWTC. Not sure if they will be there to expedite the sales… I cancelled my booking for a different property because me and my fiance like this unit better….. Hopefully everything goes well…..

  115. Hi SuZhi, I cancelled the booking for a property in Kajang. The main reason I’m able to cancel it is because I only paid a small amount of booking fee and have not signed the loan offer letter as well as the S&P. That’s what makes it easier for me to do so. Because the booking fee paid for the project in Kajang was small, the developer for Aman Heights has agreed to reimburse me the amount as I’ve swithched to their property! I’ve looked enough for other property and concluded that Aman Heights is the best for me and my fiance. Their Sales Manager (Jimmy) is really good and provided very useful information that convinced me to make the swap. Another Sales Officer (Keith) is also very kind as he updates me whenever there is any progress with the project! Two thumbs up for them!!! Look for them if you plan to visit the soft launch this weekend…

  127. Went on Saturday to check on the progress. Now they are building 12th floor for Blk A. Sales for Blk B is quite good with 35 units sold after the soft launch. Still very impressed with the unit layout design and can’t wait for the project to be completed!!! I really hope the new road leading to the project will be carried out as planned. If not, it will be a nightmare with the increase in population and traffic in the area.

  130. I think currently Hong Leong is the best as they offer BLR-1.38% for Zero Cost Entry. You might bargain for better deal though.. But bear in mind that they have a lot of pending loan applications still in progress and it might take some times before you hear anything from them. Well, the project still have long way to go. So, why worry about the loan delay?

  134. Well, SuZhi basically the other banks are offering almost the same rates in comparison, what really differentiate them apart is the services provided by their loan officer. Public Bank also able to match the offer I got from Hong Leong, and the reason I went for Hong Leong was because they approached me first!!! =)

  166. I think Aman Heights is reasonably priced in view of the location, size and features. I had bought a unit in Block A last year when it was initially launched. It is already 1.5 years and another 1.5 years to go prior to completion. For me, most important is the project is successful and completed on time. If you are looking at medium class or classy condominium, Aman Heights definitely will not fulfill your needs, for that you will need to pay a high premium.

  187. SuZhi, just inform the Sales person that you are ready to sign the S&P and they will arrange it with the legal firm. It is a standard copy of S&P and DMC that you need to sign, hence it shouldn’t take such a long time for them to prepare it. Cheers!

My case actualy the solicitors collected the check late to deliver to developer.The developers took a easy way to pass the cost to purchasers though the amount is not so much but its a matter of principle.

    Should request to use same lawyer for S&P and loan agreement to avoid late disbursement. I did engage with ING, they unable to approve the loan due to the developer is not under their panel, but they will re appeal once they get the developer profile. Since this is the developer 1st project I don’t know how they will get their profile.

  224. The OCBC is their panel anyway,on the banks part, I hv no complaints..just need to make sure the solicitor gets the payment to them on time…but for the 1st time for all the cases theres a littel delay,the follow up payments normally on time.

  261. Hi, Shan, I bought the unit in Apr2006 last year. I recalled during that time, Block C was just like another tower like A and B. However, later when I visited the sales office, Block C was removed from the model displayed. They advised there is some plan change on Block C where they were negotiating with another party. I don’t have any update after that since I am not following up with them again on this issue. May be someone can help to find out when visit the sales office.

I remember last time, the salesman did told me that the pilling work for Block C will start after Block B pilling completed. But not sure how true is it.

    It would be best to verify again with the developer. This is because in the SPA, Block C is there. If there is significant plan change on Block C, definitely it might affect the overall delivery schedule for Block A and B. Besides, the other concern is even Block A and B are delivered, what will happen on Block C or future development on that particular area, that is the main question.

    Sales of Block C will be launch early 2008. By the time of completion of Block A & B, Block C will still in construction progress. However, Block C is no where seen in the model house.

Well barbilious, i do concern but cant help it…cos normally,these king of land, ull never know there will be few tall blocks fo bandaraya flat..and the next thing ull know there’ll be a cat in front of ur door and somw will be walking around the pool, and ive seen that in similar type of condo in kajang.Only future can tell and what measure we or the developer can take by then.

    as I know developer have their panel lawyer for SPA. And the lawyer will give special discount for loan agreement. I am taking loan from OCBC and will proceed my loan agreement with the lawyer.

    Thanks, great to hear that. Guess I’ll go for developer’s panel lawyer for loan agreement too. So basically the SPA agreement, relevant stamping and disbursement will be borne by the developer, we will need to pay only for loan agreement, relevant stamp duty and those necessary right?

    Ya, we only need to pay all expenses for loan agreement.
    My loan amount is RM160K and quotation from the panel lawyer is ~RM3K and not more than 3K; including all charges and will not need to pay any other hidden cost.
    Actually me is the second person who proceed loan agreement with the lawyer…and the first person is my friend.

  331. it is depends on the loan package. There are Non-zero cost and zero cost package. And some bank will need to pay processing fee; some bank will waive for it. Need to get know all the details before decide.

  338. I ve just checked with MPSJ, according to them, the developer’s licence expired in May 2007 and they do not renew it untill now….can somebody check this out? im really worry…

    But I checked in the website the licence only will expire on 08-02-2011 and permit will expired on 22-02-2008. And as i know this project is control under DBKL not MPSJ….Anyone have more info about this?

  342. the licences from KPKT are the developer’s licence and advertising permit, needed to sell and advertise for the project. if it expires, it only means they can’t advertise anywhere. usually developers don’t renew it after the initial launch.

  343. hi, just spoke to my sales rep from aman heights, he mentioned that mpsj is only involved in the advertising licensing (A & M license), and the developer’s license goes straight to the Housing and Development Department which is renewed every 5 years. According to him the license will only expire around 2011-2012. Hope this helps.

  344. Checked with MPSJ. As usual (govern agency) they do not manage the file properly (physical file)…so far..okay. The file is with MPSJ as the project is under MPSJ teritory…not too sure about DBKL….maybe because developer’s office in kl..
