Bayan Villa, Bukit Ikhlas

Now this is an interesting project. We have actually seen them at various property exhibitions over the last 12 months, but after we heard that the physical works at site had commenced and the sales office and show unit were up, we decided to drop by for a visit.

Bukit Ikhlas is located along the Putra Permai Highway (or as some people call it, the ‘Puchong-Seri Kembangan Highway’) where the Pasar Borong Selangor is located. The exact site is between the existing Taman Universiti Indah and the Seri Kembangan Business Centre. The latter is a cluster of recently completed shop offices.

The site itself is quite big, about 25 acres, cut out from forest land. From what we can see on the ground, the soil looks pretty good, and they have terraced the hillside (don’t worry, it’s gentle slope) to accommodate the rows of units.

Just an observation, we noticed the scale model of the development did not truly reflect the levels of the actual site, but we can’t be sure until the units are up.

Bayan Villa is 370 units of 4-storey town villas, and we’re quite impressed that the developer has chosen such a different type of development for their maiden project. This plot of land, with the existing terrain, could easily been development as a high end gated luxury semi-D and bungalow project or highrise condominiums / apartments. But they have chosen a less beaten path, providing 3 types of units – ‘Dual’, which is a small two bedroom unit, a larger 3+1 apartment, and a duplex.

As we mentioned, the villas rise up to 4th floor only. On the ground floor, there are the small ‘Dual’ units. These homes actually take up only half the block footprint, the other half is reserved 6 spots of tandem parking bays. While Bayan Villas is arranged in many parallel row, each block has only 2 rises of units, 8 units in all. There is a lift serving these 8 units, meaning every floor shares it with one other unit.

The Dual units is spartan in layout, only 840 to 890sq.ft in space. There are 52 units in all, but it comes with a garden. This beautifully landscaped common garden is one of the highlights of the development, it forms a strip of green between the rows of units, where the units face one another. It’s a little hard to describe here, but once you see the site plan, you appreciate the design. Dual units cost from RM170k to RM211k. The second bedroom is small.

Next up is the 1,340-1,457sq.ft unit, with 3+1 rooms. These can be corner or intermediate units, located on the 1st to the 3rd floor. There are some limitations in the intermediate units, due to the lack of ventilation. We definitely recommend the corner units, if they are still available. Prices range from RM228k to RM285k. There 264 units available.

At the top floor, you can find the duplex units (2,098 to 2,242sq.ft, RM354k to RM381k, 52 units). With one and a half floors, it actually is a combination of the ‘dual’ and ‘3+1’ unit, the lower floor has the same half unit – half parking area and garden terrace.

Each units come with two parking bays, and membership to the pretty comprehensive clubhouse. The lift should be a convenient attraction, no ones wants to climb 4 floors of staircases everyday, not at these prices, however health conscious you are. The clubhouse has all the bells and whistles, with the additional of sports facilities. Security features also looks quite good.

As mentioned earlier, the landscaping is set to be the main attraction of this place, in addition to the unique product on offer. The garden / courtyard feature looks very interesting, especially considering you can get the dual unit from RM170k onwards. Lake Edge in Puchong is offering an almost similar concept (just the garden part, not the rest of the development), but the prices there are on a totally different stratosphere. The developers are also planning to do up the entrance and other water-themed landscaping features in a big way. One of our associates are familiar with the developers, who have development experience in previous companies. They are set on making a name in the niche market by offering distinct products. Which explains the unexpected low rise villa concept. The area is showing good growth potential in recent years, fuelled by the student rental market from nearby universities.

There is a plot of land next to the clubhouse earmarked for future development. From the looks of it, it should be an apartment or some other higher density mass market product, to capitalize on the lower density attraction of Bayan Villa.

The developer is giving some freebies packaged together with the unit, please check with the salespeople for details.

  1. Admin, from the way you described the dev., it really looks good, esp. in the area of Seri Kembangan but the prices seem to be a little bit on the high end (for the area) but I suppose taking the whole package, it seems reasonable. Any idea how much the maintanence fees is since its low rise?

  2. according to the sales ppl, its 15sen inclusive sinking fund. it’s admittedly high, but it’s also freehold and not high rise. comparatively, this other project nearby is selling single storey terrace homes for RM200k…!!!

  6. Honestly, I kinda like the concept. Even place 1k as booking fee. However, when we had to cancel the booking, it took them forever to refund the 1k. The first time, it was a bounced cheque. Then it took roughly 2-3 months for us to get back that relatively small amount of money. Didn’t leave a good impression there.

  8. Thanks Admin. I checked out this place and really love the concept. But need some expert advice though. Is the price really worth it. And do you think the dual is really a right choise or should i go for 3+1? Having doubts on market value for dual. Pls advice. Thanks!

  9. is it worth it? It really depends on you, mate? are you buying to stay or rent out or sell? how much do you fancy the area? what is your budget? I think there are too many factors, but as i always say, if you really like the unit, and the price and location is right with you, then by all means go for it.

  10. Dear Admin,

    My family & I visited their show unit last month. The design, layout & their ammenities really impressed us especially the skyroof for 3+1 unit, there is a lift serving 2 units, their greeny landscape & clubhouse. Their salesperson named Carmen did a very good job & patiently explained & answered our queries. I surveyed many projects before & their project didnt impress us. Eg; thier layout unit is nice, but there are no greens & landscape. They have nice landscape, but the layout unit is so-so.
    But the problem is that, do u think worth to buy it for our own stay because Seri Kembangan town is always jam? I understand that KL-Putrajaya Highway do not have an interchange to Seri Kembangan folks. This make us headache!!!

  11. happygal,

    SK will be jammed for many years to come, unless there is integrated traffic plan in place there. you have to consider too, that a lot of new condos are coming up in the fringe areas there like aman heights that are adding to traffic. the good news is that there are other alternatives to exiting the place, like the coming KL-Putra hway and LDP. that way you don’t hv to go through SK town unless you really want to.

    HappyGal, Wat are the banks that the developer is working with for the loan? Will we get 100% financing? Any promo on going? Are there many units available, for each type?     U r welcome!! OCBC offered the highest loan at 90%. No ongoing promotion. My phase 2 is more expensive than phase 1. More RM20k for the corner unit. Mostly nice unit in phase 1 already sold out.

    U from Penang? I just came back from Penang for holiday. Haha……… I hope u enjoy visiting the showhouse next week. Don let the Seri Kembangan old town distract you.

  19. visited bkt ikl and aman heights last weekend .avg price of bkt ikl is 235 psf compare to aman hts ,135 psf!!! .Both freehold and aman hts have so much better facilities and a fantastic practical layout.Only difference is lowrise and highrise concept, but looks like a lot of xtra $$ for the lowrise..Am seriously considering aman hts instead…

    Aman Height have around 800 units & it is veryyyyyyyyy high density. Bayan Vila around 350 units.

    Aman Height 1 lift serves so many units. For Bayan villa upper floor, 1 lift serves 2 units only.

    Facilities, Bayan have its own club house managed by outsider, not by its own condo management.

    Sometimes, cheaper not meaning good. Headache on high density condominium.

    When to see the show unit, it was a blast, the salesperson is friendly and answer most of my dad and my question. I was wondering is the dual or 3+1 unit is still available? Is there any financing package where we can loan up 100%?

    it means that its normal. COnstruction period for landed homes is max 24 months. for apartments its max 36mths.

  25. Is this property considered apartments or landed?

    newspaper yesterday says that the KL-putra highway is launching this week. Administrator, any idea how far is bayan villa to the nearest exit of this highway? from the location map, it looks like it’s just behind it, but in reality i’m not sure.

  26. should be apartments (strata titles). if i am not mistaken, the exit is less than 1km towards jusco, but you should really check with the sales people on this.

  28. Went last weekend - they had a satay party and there was quite a crowd. The price had increased 5% !

    They said because the property is close to 50 % completed so it’s a norm to increase. Not sure how true - not that we care because we have just made 5% profit ;P

    I’ve made a booking fee for a unit there as well. Waiting for loan approval. So far, i’ve been hearing good comments about them which is good since I’ve been eyeing this property for sometime before placing my booking fee and I am kinda worried at that time whether i’ve made the right choice

  33. Hi happygal from kajang and awesome, I’ve recently booked a 3+1 top unit like you did. However, is there any concern that the house will be very hot at day time since the roof is heated the whole day, bringing the heat down? also, sunshine from the skyroof can be very glaring.   38. HI, my unit is in phase 2c now, intermidiate unit, 250++k. Well, based on the material used and the overall thoughtfulness of interior design and … those lists of previously developed projects, one word: chinaman …… Anyway, dont expect it to be as exclusive as Tan&Tan, but since this is their first step into niche market, They probably are putting in extra effort, money and time (cause future plan for bungalow and semiD) . Overall the concept is good, i like it. The maintenance fee will be > RM200 inclusive of sinking fund. Anyway, my last worry is the maintenance of the general area, guard …. most of the projects located there …. good for the first two years, subsequently no eye see.

    Best of all, go look for yourself, they gonna lunch a major event next month …actual renovated unit including the duplex unit.

  43. The house is about 90% completed since 2 years back but till date no CF as NOT been approved by the Kajang district authority yet. This company (Antap Ikhlas) has been giving lots of “blank promises” and keeps saying that we will get our house next month,next month, and next month since year 2005. We have been waiting and waiting and waiting……… The house also have been painted at least 3 times…….Pay a visit to Taman Ikhlas (Phase 2) Sg Long before u decided to purchase property from this company. If anyone wants to purchase the house from me, i would be the luckiest person in the universe to sell off this house at discounted price!!!!!!!

  44. The Atntap Ikhlas is NOT IKHLAS AT ALL. They like to give “blank promises” and not keeping thier words. The project in Taman Ikhlas (phase 2), Sg Long, was supposed to be delivered to buyers in 2005 but till date, the houses there is still the in same shape as in 2005. The empty land there is now covered by “SEMAK SAMUN” and the developer can only re-paint the house AGAIN and AGAIN ……..

  46. When i went to check my house 2 weeks ago, i found there are 2 houses in Phase 2 have the different electric meters and 1 of the house has no drain (area) in car porch. One of the worker told me that house belongs to one of the staff who is working in this company (Antap Ikhlas, Seri Kembangan), is that true? Why the staff can have PRIORITY where we are paying the same PRICE too! Please explain to the buyers, MR Developer. Don’t just keep QUIET and give empty promises ONLY. Hope the authority will do their job on the checking too. TQ

  47. I bought a house at Bukit Ikhlas, Sg Long from this USELESS developer too. Until today, 10 August 2007, we still haven’t got our house and CF is NOT approved yet. Ms Yap Siew Ching -012 2321791(the person who gave lots of sweet talks and promises when selling time) and Ms Stacy, the persons who incharge of the projects now, please do your job.

  49. i notice dat some of u hv been talking abt bkt ikhlas in sg long. but as i know the project is in seri kembangan. r u all sure ur talking abt the same project/developer? as some1 earlier mentioened bkt ikhlas’s background etc has some projects or something in s’pore. i’m sure it cant be that bad. anyway i’m gonna take a look at that place these 2 days.

  56. Anyone know the completion of our units? I saw this in a magazine. It is somewhat wierd. Some blocks are completed but in between there are pillars and seems like development stopped. Quite an eyesore. I hope mine is the one completed.

  58. Hi All,

    I was at MAPEX yesterday. They are giving 10% off if booking is done by sunday. And I was made to understand that the phase 2 will be completed at the same time as phase 1 ie. before the end of this year. Now I am puzzled, reading the above comments, phase 1 should have been ready in 2007? So, then it is true that the developer is not credible at all?

  59. I remember seeing this developer at MAPEX 2007 + previous MAPEXs each time with similar discounts. If these units are selling well, I guess they don’t have to give discounts every time. I just wonder. Phase I seems unfinished. How would phase II be completed? If you’re really interested from the posts here I’d pay a visit to Taman Ikhlas Sg Long and see the quality as well as if the abandoned Phase 2 units wihout CF. If you do visit please post update.   61. This project seems taking forever to build…I wonder what would the phase I buyer being compensate? Is there compensation for the Phase I buyer? Reading from the old blog it was supposed to be finished sometimes 2007.
    It is really turn off for me, I am really impressed by the project but so many negative comments here are holding me back! My wife is really not convinced.
    Can somebody advise me here? Or, old buyers out there, what compensation you guys get? Any words from the developer?

  62. Hi ABC and victims, did you guys take any legal action against the delay? It is definitely over due based on the S&P contract signed between you & the developer, so how’s the words from lawyer or whichever authrisation? Any promises of compensation or whatsoever because I believed you guys must be going through some research to claim some legal rights.
    I am eager to know.

  63. The last I heard, Bayan Villa is going to be completed this Oct, two months for CF, maybe can move in on Dec/Jan 09. ANy buyers out there with same/different understanding?

    They have changed management, the previous owner (antap) had sold all shares to S’porean guy, so now fully owned by singaporean, hope they get things done soon!
