Nadia, Bandar Puteri Puchong

This is another launch set in the 930-acre site of Bandar Puteri Puchong. Some of the earlier and current phases which are still available which we have reviewed here in Property Malaysia are as follows (click on the links to read the reviews):

Nadia is set in Puteri 11 atop the hill overlooking the rest of the development, and further beyond into the Klang Valley. While it is not at the edge of the hilltop where you get a panoramic vista (like Grande View), Nadia is set more inside, bordering the Bukit Hitam Forest Reserve. With the reserve, the exclusivity of the area will be maintained for some time, givn that it would most probably not be developed in the near future, as with the case of the top of the line Elyssa Villa.

There are 208 units, altogether. While most regular Bandar Puteri visitors will say that this is just the latest series of terraced home, with just a slight variation in internal layout and façade, there are some differences here, some subtle, some obvious.

For a start, there are 2 and a half storeys, giving a slightly larger build-up of 2,628sq.ft. With the additional half floor, you get another family lounge and a bedroom and attached toilet (which both are quite big). The lower floors are almost similar to some earlier unit types. Porch is wide enough to park two cars.

With number of phases left to be launched dwindling, and as Bandar Puteri itself gets more populated and fully developed, it is only inevitable that the pricing of the last few phases be much higher. This is true for Nadia, with the additional factor of the freehold land status, ready available commercial areas, ready built accessibility. The developer has boosted up the floor space to better control the pricing upwards, but it also gives more options to homebuyers who are looking for a bigger space.

The developer is giving away some freebies including a home alarm system with ‘smart home features’, please check with the salespeople for further details.

Recently, there have been a few complaints of regarding quality of workmanship in Bandar Puteri homes, especially in the entry market level landed homes and But as for this top of the line Elyssa series, the quality that they have promised is the best, consummate to the price you’re paying.

  2. KK, I am also looking for 1 contractor but isn’t this question too early to ask since it will only be ready in end 2007, even though it will look like it will be a early handover. I assume you bought phase 1. Any idea when they will open up phase 2?

  3. Hi Volatile, Phase 2 was launched last week with same price tag. Phase one is selling well and was told can complete earlier.
    I’m new to KL and need to plan everything work well ahead, else last minute can’t find good contractor. Let me know if you got one later

  4. Hi KK, for the contractor I don’t think I will use the old one from my present residence. I saw Phase 2 and the ground floor is slightly bigger but but the top floor is smaller. I think Phase 1 is better. I’ll let you know if I can get a good contractor soon. Cheers.

    Anyone know what is the actual progress of the project construction now? I have not visited the site since Dec 2006.
    I am hoping it can finish in Dec 07 to suit my plan..

  8. considering not to move in to nadia when ready cos’ worry with recent crimes increasing esp living in link hse. do noticed a guardhouse at entrance, never bother to stop us for checking. a bit worry & uncertain of the security.
    can anyone pls advise.

  9. Dear AL, perhaps the guards are not strict during construction phase of nadia 1,2 & olivia. Hopefully they will be more stringent after handover. Any idea when nadia 1 will be handover?

  17. Ong & Kat… not all days in 2008 is bad for house moving, consult ur feng shui master for a good day suitable to you (i mean the owner/the person who is working & paying for the house) pls take note. Unless ur r born in the year of the Horse….do be careful…

  18. Hi,
    I was actually thinking of getting a new unit at BPP.
    IOI have some unsold Grand View units (rm399K) but I worried about the cracks that other forumers are complaining about. Any idea on this?

    Having said that, I shift my attention to Nadia 2 as well (which is now costing about 470k for those last row facing the slope). So, what do u guys think?
    I am EXTREMELY concern about the quality now as the price is VERY high for a 22*70

  19. Hi everyone, i am a nadia 2 owner, same row with show unit. Anyone has idea when we can have our key? I was told by the sales person that key can be handover end of Dec 07 but now already 2008….

  20. nadia & nadia 2 r ready for handover but there r a few things that kept IOI from handing the key to house owners
    1) The road to them r still not ready due to Olivia progress
    2) The indon kongsi r still not fully swifted to the new
    site yet.

  21. Anyone has any “insider” news of getting the house key? I asked the sales person and was told is before April 08 (they can’t provide the exact date). Hope is not during April as the “Ching Ming” festival is not good for moving house

    I did have a quick look at few houses before they locked, generally no big crack but wall finishing not so smooth especially around the corner/edges. I saw some workers were repairing and hope they have fixed them by now.
    I planned to move in as soon as I got the key, save money on renting……how about u?

  25. Frank,
    I guess the heavy truck/crane for the construction are the main contributers to the poor road condition besides the rain. I saw IOI has repaired the road recently and made a new drain to channel rain water away. Hope will improve and do drive carefully during heavy rain !!

  29. I was lucky to enter my unit(Nadia 2) when the indons are doing alarm testing last week. The guy told me they were ordered to finish all the jobs by early next month, so I guess we can get the key by early or mid next month.

  31. I went to sales office for Primrose launching last Sunday. i asked about when is Nadia 2 handing over key. A sales person told me currently handing over key for Nadia 1 and Nadia 2 might somewhere next month.

    Frank & Yang, where is ur unit located? Mine one is same row with show unit.

  32. I did roughly check on the finishing, There was a crack line on my dining room’s wall. Hopefully they will do something to it.

  34. Hi all
    I just received letter last week on VP but have to settle the loan balance B4 can collect key. Thinking of moving in as soon as possible but was told by my Puchong friend that it’s not so safe with only few houses occupied. Any comment on security in this area?

Bro. no matter what, there wl be someone who must lead n be the first to move in. if everyone just sit & wait for more ppl to move in first then i can guarantee, u wl hv to wait a long time B4 u wl move in. So for me if there is no problem with my unit & reno work r on schedule i wl move in immediately after completion. further there r guardhouse at both the entrance.

  37. I meet a contractor today at Nadia 1, he said Nadia 1 already obtained CF. Is it true? I saw water meter installed, is it mean water & electricity ready? How is workmanship of the unit? Any Nadia 1 owner can comment on it?

  40. Not yet ico. But i went to nadia 1 night and it is really scary to move in because the olivia & primose areas are not connected to electricity yet. Furthermore, the foreign workers are still there.

  44. Hi, I am Nadia 1 owner and quite disappointed with the overall workmanship of the house. e.g. One side of the wall in my bathroom is leaning. If they have to fix it, they need to hack the wall and rebuild again.

    Other minor defects
    - Broken roof tiles
    - Chipped wall
    - Door misalign
    - Ponding at bathroom area
    - Rusty stain
    - Missing light point at grd flr bathroom

  45. arwen…arhhh.. that bad huh..so did u make a complaint yet? whats the developer feedback? my fren fm lilac told me we can complaint on everything..dun be shy as the developer wl get the contractor to fix it or the contractor wl not get their final payment fm IOI….

  46. arwen, wah why so bad? I just got my keys last Sat and the supervisor was a great guy, very friendly. Generally nothing serious but I will need 2 check in details. I agree with Frank, just write everything down & they promise to fix it.

  48. well, saw quite lots of defects on my units. this contractor is really bad that i ever saw in ioi’s projects.
    Pls notice the following
    1. ‘mouse tail’ at ground floor staircase area.
    2. Bulging wall tiles at bath room.
    3. Faulty Lockset.
    4. Chipped and Broken Roof Tiles at Car porch and back roof.
    5. Improper light weight coping install, can see hole and might fall down some day.
    6. The ready 3 phase cable pipe useless(stuck and not functioned). u need to hack the floor for ur 3 phase cable.
    7. Refuse bin doors were rusty and stuck.
    8. Stainless Steel Floor trap cover rusty. (they wont replace for u)
    9. Uneven Walls finishing.
    10. Poor Alarm circuting.
    11. Front Grile was slanting.
    12. Decorative doors are misaligned and cracked.
    13. Plastering Ceiling uneven.
    14. Windows are stuck and hard to closed and scratched.
    15. Hollow Wall tiles everywhere.
    16. Scratched Parquet.
    17. Finishing at switches area are poor.

    i already saw wat they have repaired. it is disappointed me. u know how they do on the chipped and broken roof tiles? they just use colored cement to patch it up!!!

  53. most likely by the end of the month… yantao is that ur unit or r u reno for ppl? thats y u r details on all the defects..actually i hv no idea how some of the defect u mentioned look like!. how can i contact u…maybe i can let u be my contractor…n check my unit for defects..hehe

  55. Actually i am work in a main contractor company. i am not doing reno. actually i already very cin cai, but still see quite a lots of defects. i am not wearing yellow boots but curly hair. LOL. If i dun want to move in fast, i want them to repair my house until the DLP expired! notice ur roofing tiles, a lot of crack and chipped and broken. they will only patch it back, dun let them patch like that. my advise, give them some lesson. everytimes take things for granted.

  57. Today i saw IOI is widening the road in front of Bayu Puteri. Hope the road will not congested in future. Any Nadia 2 owner received VP letter?
