Nadia is set in Puteri 11 atop the hill overlooking the rest of the development, and further beyond into the Klang Valley. While it is not at the edge of the hilltop where you get a panoramic vista (like Grande View), Nadia is set more inside, bordering the Bukit Hitam Forest Reserve. With the reserve, the exclusivity of the area will be maintained for some time, givn that it would most probably not be developed in the near future, as with the case of the top of the line Elyssa Villa.

There are 208 units, altogether. While most regular Bandar Puteri visitors will say that this is just the latest series of terraced home, with just a slight variation in internal layout and façade, there are some differences here, some subtle, some obvious.
For a start, there are 2 and a half storeys, giving a slightly larger build-up of 2,628sq.ft. With the additional half floor, you get another family lounge and a bedroom and attached toilet (which both are quite big). The lower floors are almost similar to some earlier unit types. Porch is wide enough to park two cars.
With number of phases left to be launched dwindling, and as Bandar Puteri itself gets more populated and fully developed, it is only inevitable that the pricing of the last few phases be much higher. This is true for Nadia, with the additional factor of the freehold land status, ready available commercial areas, ready built accessibility. The developer has boosted up the floor space to better control the pricing upwards, but it also gives more options to homebuyers who are looking for a bigger space.
The developer is giving away some freebies including a home alarm system with ‘smart home features’, please check with the salespeople for further details.
Recently, there have been a few complaints of regarding quality of workmanship in Bandar Puteri homes, especially in the entry market level landed homes and But as for this top of the line Elyssa series, the quality that they have promised is the best, consummate to the price you’re paying.

I just bought a unit in Nadia, anyone know a good contractor for installation of lighting, window grill, mosquitos netting ? Appreciate advise

KK, I am also looking for 1 contractor but isn’t this question too early to ask since it will only be ready in end 2007, even though it will look like it will be a early handover. I assume you bought phase 1. Any idea when they will open up phase 2?

Hi Volatile, Phase 2 was launched last week with same price tag. Phase one is selling well and was told can complete earlier.
I’m new to KL and need to plan everything work well ahead, else last minute can’t find good contractor. Let me know if you got one later

Hi KK, for the contractor I don’t think I will use the old one from my present residence. I saw Phase 2 and the ground floor is slightly bigger but but the top floor is smaller. I think Phase 1 is better. I’ll let you know if I can get a good contractor soon. Cheers.

considering not to move in to nadia when ready cos’ worry with recent crimes increasing esp living in link hse. do noticed a guardhouse at entrance, never bother to stop us for checking. a bit worry & uncertain of the security.

Dear AL, perhaps the guards are not strict during construction phase of nadia 1,2 & olivia. Hopefully they will be more stringent after handover. Any idea when nadia 1 will be handover?

Hi,
I was actually thinking of getting a new unit at BPP.
IOI have some unsold Grand View units (rm399K) but I worried about the cracks that other forumers are complaining about. Any idea on this?
Having said that, I shift my attention to Nadia 2 as well (which is now costing about 470k for those last row facing the slope). So, what do u guys think?

nadia & nadia 2 r ready for handover but there r a few things that kept IOI from handing the key to house owners
1) The road to them r still not ready due to Olivia progress
2) The indon kongsi r still not fully swifted to the new
site yet.

I did have a quick look at few houses before they locked, generally no big crack but wall finishing not so smooth especially around the corner/edges. I saw some workers were repairing and hope they have fixed them by now.
I planned to move in as soon as I got the key, save money on renting……how about u?

I guess the heavy truck/crane for the construction are the main contributers to the poor road condition besides the rain. I saw IOI has repaired the road recently and made a new drain to channel rain water away. Hope will improve and do drive carefully during heavy rain !!

I was lucky to enter my unit(Nadia 2) when the indons are doing alarm testing last week. The guy told me they were ordered to finish all the jobs by early next month, so I guess we can get the key by early or mid next month.

I went to sales office for Primrose launching last Sunday. i asked about when is Nadia 2 handing over key. A sales person told me currently handing over key for Nadia 1 and Nadia 2 might somewhere next month.

I just received letter last week on VP but have to settle the loan balance B4 can collect key. Thinking of moving in as soon as possible but was told by my Puchong friend that it’s not so safe with only few houses occupied. Any comment on security in this area?

Bro. no matter what, there wl be someone who must lead n be the first to move in. if everyone just sit & wait for more ppl to move in first then i can guarantee, u wl hv to wait a long time B4 u wl move in. So for me if there is no problem with my unit & reno work r on schedule i wl move in immediately after completion. further there r guardhouse at both the entrance.

I meet a contractor today at Nadia 1, he said Nadia 1 already obtained CF. Is it true? I saw water meter installed, is it mean water & electricity ready? How is workmanship of the unit? Any Nadia 1 owner can comment on it?

Not yet ico. But i went to nadia 1 night and it is really scary to move in because the olivia & primose areas are not connected to electricity yet. Furthermore, the foreign workers are still there.

Hi, I am Nadia 1 owner and quite disappointed with the overall workmanship of the house. e.g. One side of the wall in my bathroom is leaning. If they have to fix it, they need to hack the wall and rebuild again.
Other minor defects
- Broken roof tiles
- Chipped wall
- Door misalign
- Ponding at bathroom area
- Rusty stain
- Missing light point at grd flr bathroom

arwen, wah why so bad? I just got my keys last Sat and the supervisor was a great guy, very friendly. Generally nothing serious but I will need 2 check in details. I agree with Frank, just write everything down & they promise to fix it.

well, saw quite lots of defects on my units. this contractor is really bad that i ever saw in ioi’s projects.
Pls notice the following
1. ‘mouse tail’ at ground floor staircase area.
2. Bulging wall tiles at bath room.
3. Faulty Lockset.
4. Chipped and Broken Roof Tiles at Car porch and back roof.
5. Improper light weight coping install, can see hole and might fall down some day.
6. The ready 3 phase cable pipe useless(stuck and not functioned). u need to hack the floor for ur 3 phase cable.
7. Refuse bin doors were rusty and stuck.
8. Stainless Steel Floor trap cover rusty. (they wont replace for u)
9. Uneven Walls finishing.
10. Poor Alarm circuting.
11. Front Grile was slanting.
12. Decorative doors are misaligned and cracked.
13. Plastering Ceiling uneven.
14. Windows are stuck and hard to closed and scratched.
15. Hollow Wall tiles everywhere.
16. Scratched Parquet.
17. Finishing at switches area are poor.
i already saw wat they have repaired. it is disappointed me. u know how they do on the chipped and broken roof tiles? they just use colored cement to patch it up!!!

Actually i am work in a main contractor company. i am not doing reno. actually i already very cin cai, but still see quite a lots of defects. i am not wearing yellow boots but curly hair. LOL. If i dun want to move in fast, i want them to repair my house until the DLP expired! notice ur roofing tiles, a lot of crack and chipped and broken. they will only patch it back, dun let them patch like that. my advise, give them some lesson. everytimes take things for granted.

Yeah, I like the gated security system in Puteri 8, all the visitors need to give license in order to get the visitor pass. Currently the guards at Puteri 12 are not really strict, i guess is hard now as there is construction going on.

whew. got my house keys today. spent the whole daay checking defects, etc. found many minor defects here and there, like chipped tiles, etc. also found pipe water leaking from 1st floor bathroom, causing living room wall to have watermarks. Anyway, IOI will fix in next 2-3 weeks.
Any good contractors? There is this guy (James) who has done many houses in Nadia. Anybody used him before? Any feedback?

I am owner of a house in Puteri 12 and my house was attacked by termites, there was termite nest at the ceiling. Luckily I have not renovate my house so IOI is responsible to fix it. However, I still need to pay for some of the material like tiles.

Well, i asked ECO to do my house also, i chase until vomit blood, little thing need weeks to complete, and workmanship is poor, nothing to say about it, i need to move in soon. His grill price i think quite killing ppl, one main gate around 4000+, cabinet also quite expensive, but no choice, now the price all like that if you dunno ppl who familiar or frens who do this business. I think frens here goes for other contractors instead of ECO, he is too many jobs and need to chase one.

I had seen primrose a couple a weeks ago, hmn…. let me talk about it, if you are looking for a location, well this is the last phase at the hill top. But talking at the value or worthy or not, well it is not a good choice. First, the front gate is MS gate, should give wrought iron gate cos they sell for 500k. The floor height is 12ft’, it is ok. The door and lock handle is good. The design for the wet and dry kitchen is not good, i think olivia is better than that. Tile give 18″x18″ procelain? not good enuff, should give 2′x2′ procelain. Wall and floor tile at kitchen is ok. Timber flooring is not nice should give a better quality products. the staircase design not good, wasting lots of space. Well, for me, i think it is not good better spend the money to buy a semiD at bandar bukit puchong.

Another things bad abt primrose is their showhouse…the layout it’s total difference fm the actual house. so they expect everyone to breakdown the house n rebuild???… not like nadia & olivia need minor reno & can move in….So if anyone reading here thinking of buying primrose…FORGET ABT IT…LOOK FURTHER N YOU WL NOT REGRET ABT IT IN THE FUTURE….CHEER

IOI boss got business wif them, so let them do so many jobs. their workmanship is the poorest in IOI contractor list. u know who are building the PFCC ? also that guy… if the TS dun have something wif them, u think his daughter will let them go?

HAHA… dun worry, although it is china contractor but the PM, supervisors, subcontractors are all local and indonesian. The contractor who ran away are only the alarm subcontractors, the main con still the china contractor. Well, i told u before, i am a contractor and my fren was working wif one of the contractors in bandar puteri.

Houses in Bandar Puteri are so expensive but the quality is so poor! How to justify the extra money that people pay? How come their houses still all sold out? I think we have a lot of rich people who don’t really care for the money they pay. LOL!!

Ben, all i know is that you need to consider these b4 u buy a property. 1) re-sell value 2) appreciation of investment 3) safety 4) enviroment 5) proper planing of the developer 6)available facility. All that i can find here in BP. so need i say more abt price? U can hv a bungalow in klang at this price but do that hv all those mentioned. Well, the quality is not poor like your imagination, just feel that we pay so much can’t get a best quality. you know how much per square feet in mont kiara? we bought bandar puteri houses only 180++/square feet, there sell for 1000+/sqaure feet, but all sold out? so wat u think? do go check properly just make comments if not our teeth will laugh until drop.

When i turn in to Bandar Puteri i saw a Police station signboard so i guess there is a police station in Bandar Puteri.
Anyone successfully applied the Telekom line? I checked with Telekom and it seems like our street does not exist in their map yet.

After 6pm you are not allow to go in via the Puteri 11 entrance. If you use the Puteri 12 entrance, they may ask you where and who you are visiting, sometimes.
Have you all got the Puteri 11 sticker from IOI?

Hi Frank,
My friend bought a unit from the very first few phases at about 340k few years back. 2-3 years after she got the key, she sold the house at about 350k (some more spent few months to look for buyers). At the end she made losses after the laywer fees, agent fees, interest……etc. Maybe now the situation has changed?

Ben, u r talking abt the puteri 12 & totally different fm puteri 11, hse down here is better qlty & u wl need min 450k to get one. Secondly we brought our hse here to stay & not for resale so need not worry abt getting buyer.

Ya, there is property agent walking around giving name card to house owner. And we also receive SMS saying there is ready buyer looking for Nadia house. We bought the house at around 459k, now the market price is 550k!! But if you are thinking to invest only, Bandar puteri house is not your best bet.
My friend is looking at Puteri 12 and the renovated house are selling 520k, empty house selling 460k (22x 75).

kk welcome to puteri 11, it’s still too early to form a RA as Olivia & Primrose project is still not completed yet. as for the security guards i am sure they wl be here till primrose is handed over. KK mind telling us how much hv our houses had appreciated? yr buying price.

i have just moved in to nadia2 few days ago. Very nice place to stay, quite and peaceful
i received letter from my lawyer the individual title is out, and have to pay rm 10.5k to transfer the title.

hi to all nadia’s owner, i has been told by my frens in puteri 12 that they wl be writing a complain to IOI to relocated the guard house fm the top of jalan puteri 12 to the bottom inorder not to allow outsider to use the road as a sight-seeing spot. Too many biker there at night i’m afraid mat rempit wl use it as a hangout then we wl be in trouble in the future. So i wl also write a complain to IOI too…hope u guys/gals wl agreed with me & keep the area safe fm these menance.

Quite annoying in fact, I normally use the Puteri 12 entrance but the car park along jalan puteri 12 is also a problem
This is a common problem if there is apartment around and
I heard the bayu puteri owner is given only 1 car park which make the situation worse.
And noticed they are building a road behind Bayu Puteri, probably linked to Puchong hartamas? more traffic in future?

the link road is definitely linked to Puchong hartamas. I was told there will be petrol station right in front of the junction. the traffic is going to be busier.
Anyone heard of the apartment project next to the mountain (currently occupied the indo workers in Puteri 11?)

nope, confirmed petrol station, heard it is going to be shell, but not confirmed. opposite bayu is going to be a condominium.

i dun think they wl build a apartment at the indon kongsi near primrose…1) it wl devalue our property in puteri 11
2) not ideal to hv an apartment so far fm the main road..dun expect all the apartment owner hv car & how to walk out to the main road for bus?? 3) too small a place for apartment..maybe a few bungalow lots wl be feasible..

I did call IOI up on this matter & were told that the reason for demolishing the guardhouse foundation is that there is no street light on the road leading up to puteri 11 & the concrete structure there post a danger to all driver at night. furthermore IOI still not recvd permit fm MPSJ to built the guardhouse.

really? they have told me a diff story. and they said they are not sure if the guard house would be able to restored in future or wat so ever and this is absolutely not acceptable. if puteri 12 can get it, why cant we?

Moved in approx 6 mnths back. IOI quite efficient in repair works, all it takes is to fill up a complain letter n they’d set an appointment with u, immediately if not before COB. Have made 3 complains so far and am happy about their response time. Lots of renno happening around, lots of folks moving in quickly too. Anyway, have anyone managed to get their telekom lines up? Heard there’s a 70% occupancy, any care to confirm?

Oh yeah, water pressure’s not that great… Have to use water heaters with built in pumps, else no pressure to mandi. Lots of dirt and rubbish flying around because of rennovators’. Also, lots of insects, bugs and mosquitoes. If u guys are rennovating or have people near u rennovating, do remember to check your back-drains are not clogged. I had to get IOI and my neighbour’s rennovators to clear mine, twice as it’s gets clogged quickly with cement and sand!

I just started my renovation and I noticed quite a no of houses owners hacked or demolished the 2 columns at the main entrance and in between the dining and dry kictchen. Those 2 columns should not be demolished and it is very dangerous to do so. It can cause structural damages.

Did you know that a letter from MPSJ saying IOI going to develop the empty land opposite Bayu Puteri into 3 blocks of 18 and 19 storey condo, with 4 floors of parking? MPSJ is asking if anyone have Bantahan or not. Did u know that only FEW (less than 10) resident of Nadia received this letter from MPSJ ?
