Taman Putra Prima: Phase 4A (Beryl & Ivory)

As we mentioned in the recently reviewed Taman Puchong Prima, this area has seen many new projects sprout out from the east side of the LDP (Damansara Puchong Expressway) to the NVKE (North Klang Valley Expressway). Some of these are in Puchong, some are in Sepang, but as a whole all of them are usually perceived to be part of the more developed Puchong.

To get to Putra Prima, you need to turn right at the Puchong Utama LDP interchange, then at the third traffic lights, turn right and go all the way to the end of the road and you‘ll see the development on your left. As a general rule the area on the right of the dual carriageway is part of MPSJ (hence, Puchong) and on your left would be Sepang. Along the way on the right, you’ll see projects like Tasik PrimaPuchong Tekali and the mature Puchong Utama township. On the right you’ll Taman Putra Impiana and a lot of empty land. Beyond that area projects like Puchong Prima, Bandar Bukit Puchong 2, Meranti Jaya, Bandar Nusaputra (reviews here, here and here) and the older Amanputra and Putra Perdana.

Taman Putra Prima is actually at the end of the road, but beyond there you can see the existing light industrial area. We have seen this place many years ago, at the time when the road was a dirt track and the earliest projects had just begun. It’s far to go in (but not as far as Nusaputra…), but on the other hand it lends an air of seclusion and bustle-free.

Putra Prima is actually is large integrated township – 451-acres, however it is only in the first few years of execution. There is a master plan with schools, industrial areas, office blocks, a 7-acre park, and lots of homes. At the moment, there are a few phases of linkhomes handed over some years ago. Recently, a few rows of shoplots have also been built, where the current Putra Prima sales office is located. The developer has chosen to use small roundabouts in place of junctions, we’ve seen quite a few residents take a shorter route against the flow of traffic.

The earlier phases of Putra Prima has reasonably finish quality, although one of the more common complaint was the odd architectural touches – some units had a small enclosed airwell / mini-courtyard right in the middle of the living room. But on the whole, the homes were quite nice and well-received. The developer also took the initiative to get feedback from existing buyers to make newer phases better, something a lot of other developers could do well to follow.

So we come to phase 4A which was launched earlier this year, which includes 220 of 22’ x 75’ linkhomes, equally divided into 2 designs called Beryl and Ivory. Actually both designs are the same, save for some slight façade touches.

In terms of internal layout and plot sizing, we think the developer has got a lot of things right by listening to feedback. What we liked – the car porch large enough for 2 cars, fewer weird architectural nooks and crannies. On the other hand – somehow the build up is small (1,930 to 2110sq.ft) for a 22’ x 75’ plot size. Also the wet kitchen is very small, we would have preferred it to be integrated with the dry kitchen (but here they call it as ‘meal area’. Eh?)

One major concern we had about the show unit (which is an actual unit on site) was the quality of the finishing. Some people may say that being a show unit rushed as just a sample for public viewing, but we see it differently. A show unit should show the best of what your unit should look like, and act as a benchmark for the rest of the units to be built. The tiling was unsatisfactory, with discoloured and unsightly gap plastering. There were a few other issues on the workmanship, but lets hope the other units will be better when they are handed over.

One thing going for it is that it’s cheap for a freehold property in a medium-ly dense development, starting from RM260k. It’s far from anywhere, a unit like this in, say Bandar Puteri would cost RM100k more.

These days, with more and more people moving in to the area, traffic going in and out to the LDP at peak hours is getting more and more critical. There is a planned exit out to NKVE near Bandar Nusaputra, however, there is no news as to when this will happen.

Plenitude has quite a few projects across the country, the most visible being Changkat View. They have also a hotel in Penang.

  1. I really enjoy reading your reviews. You guys tell it as it is. Was wondering if you could also include the density ratio so that your readers could also gauge how congested the area would be. Else perhaps you could consider giving the size of the Development so that your readers could work it out, based on say 4 ppl per house divided by size of Development.

    thanks for the comment. :) it would be difficult for the developer to tell us how many units there would be in the whole development, as they probably haved worked it out themselves. but we can safely gauge the density from a few factors:

    - ratio of landed to highrise units
    - use of green area & parks to units
    - layout of unit and use of land space.

    In this respect, we find that this place is sparsely dense, as compared to some other places where everyone is competing to park their 2nd cars on the road reserve…

  3. nice review… i have been tracking and monitoring putra prima for a while… the price is definitely more affordable then other townships in this area… and there’s a lot of plus points, it being freehold and from a fairly known developer… now the price has gone up, u could get a corner unit for the 260k for their earlier phases… would definitely check this out..
    btw, is taman puchong prima = taman tasik prima??

  5. Hi! Your comment really helped a lot since I’m also considering to purchase a property there. By reading your review, I know what I should watch out for. I know for the fact that Taman Tasik Prima is an ex-mine area & I’ve went in to view the actual property of their completed 1st phase house. Frankly speaking, the layout is a little bit confusing. Do you know if Taman Putra Prima is an ex-mine area too?

  7. Can you please confirm whether Taman Putra Prima is an ex-mining land or otherwise? I have just paid a deposit for the Ivory. I wonder whether this is a good area/township to stay in terms of security, public transport or will there be any plan for more amenities. I am very new to Puchong areas in terms of buying a house here.

    congrats on your purchase. as far as we know it isn’t a mining land. public transport might take a few years to reach there, so its best to rely on your own transport for now.

  9. Yes! I just bought a unit in Tmn Putra Prima. Though the quality of the house is not superb, but is certainly up to satisfactory. A very good and peaceful environment indeed. Anyone wanna buy a house better buy now, price is shooting up.

  14. So, what is your comment? Is the house worth to buy or not? Land Area 3207 sq ft, built up 1570 sq ft, corner and the price is RM255,000.

  16. No. My type is Phase 2A (20x70). THe house with small courtyard is Phase 2E. It is 22x65 type. In fact, i like the phase 2E with small courtyard. It looks attractive from outside.
    My house is second hand. But the house was not occupied oor stay before.

  17. I am very new to puchong area but considering buying a unit in taman putra prima (phase4A). Any comment on this area in terms of security?I heard it is next to another taman which has a flood record,how bout this taman?

  19. The condition of the empty area are not well maintained. so i’m wondering is there any maintenance from developer? The grass is about 2m high at some area. The cleanliness at some of the road is not there. Eventhough the new phase 4A offer reasonable price at 260K but will these empty area and road inside the phase 4A become like those area at earlier phases?

  20. I am staying in Putra Prima, lately, MDS has done a lot in maintaining the environment of the area. This will be a low dense area since it is surrounded by mining pools and it will take years for other developers to reclaims the mining land. Nice area to stay in.A worth buying property.

  25. They are installing BLUE ROOF on the new houses. In Feng Shui, blue roof is not good and we will have money troubles forever. You can search more info online. Don’t buy houses with blue roof!

    no it is gated. as for your second question - of course it’s concrete. No house in Malaysia doesn’t have concrete unless it’s a kampong wooden house. i believe your question is whether they use CLAY or CEMENT SAND bricks for the WALLS. Easy - look in the specs. or ask the salespeople.

  28. I bought an unit in 4A few months back, it is Ivory type. No doubt it is quite far from the puchong city center, but for its price and house spec, it is worth to get one, as long as you are comfortable with the distance.

  35. I lives in Taman Putra Prima too, phase 3B. Its only 20 mins to Kota Kemuning, without trafic jam and toll, the same alternative road for bandar saujana putra to Kota Kemuning.

  42. To All Residence of Putra Prima, Tekali, Puchong Mas,
    You would have noticed that the access road leading to our residence is rather muddy and dusty, all must give credit to our developer and the operator of the sand mning site right adjacent to the houses of Taman Putra Prima. Worst when it rains, the road become muddy and slippery and the mud will filled the drain holes which caused flash flood in many past occassions. Poor Tekali and Putra Prima residence who is living in the midst of the dust. Pity be to the motorist and cyclist who become dust suckers. I have been collecting evidence of the same, including some cogent photos. I am appealling to all of you to collect evidence and report the same to the state authority as well as other relevant authorities. I will be highlighting this issue and fowarding all evidence to the press and the authorities. Please, it is time to clean our neighbourhood!!!

  43. i’m considering to get a unit of 4B (Azurite) too. fell in love with the design & also affordable price. according to the sales office, it’s previously rubber estate land, hence they’ll have to apply termite treatment + 5yrs warranty for that after hand over the keys, which will be completed by Feb 2009. First Launch price RM298k, will be increased from April, cuz of the 50% completed of the phase, & will increase again once all completed next year.

  45. I’ve been staying in taman putra prima phase 3B since 2006. The roof is still leaking whenever there is heavy rain. Actually, the leak occured since i got my keys from the developer. After much complaint and repair by the developer, the problem is still not solved. Hopefully, the developer can look into the problem.
