Bukit Segambut Apartments, Segambut

Okay, quick review. This is actually a nice little development right in the middle of an area which some people say is going to take off in the next few years – Segambut. We can’t really say for sure if it’s really going to happen, but at the moment, there are 4 projects under construction around the this area, one of which is being handed over.

A little note about the location. It’s a short distance from the Mont’Kiara and the Duta area, but you need to pass through a few kilometers of Malay village and old housing areas to get here. The roads here are very narrow, with the homes less than 6 feet away from the road, and at the moment, heavily trafficked by lorries and trucks servicing the beautiful luxury condos under construction in Mont’Kiara.

Along with nearby Anjung Tiara (review here), the developers are savvy enough to avoid selling themselves as ‘Mont’Kiara’, which would be a great stretch of the truth, but that didn’t stop some of the competition around here from here. Segambut is a matured area in KL, and things are set to change in the coming years.

Another developer is building an access road through to Mont’Kiara, but you still need to traverse about a kilometer of narrow roads. Alternatively you can go to the LDP via Desa Park City, or out to KL through the old road.

At first impressions, the condo looks like a serviced apartment, but it isn’t. It’s residential, and it’s low rise (from 4 to 7 storeys). There are 5 different layouts to choose from, but from our opinion, its actually just 2 basic layout, with slight variation. This first type, Plan A, is a smaller 3-bedroomer. We like the separated kitchen, and the small balcony. The yard and 2nd bath, is small, but understandably so.

The larger type, going up to 1,216sq.ft is similar, but with a larger living and dining. We like this layout, and there different variants to choose from, mainly due to the different shaped enlarged space.

The condo is a little short on facilities, probably due to the space constraints. They have a Jacuzzi pool, a ‘5-star’ lobby (eh?), sauna and gymnasium. No swimming pool, no sports courts. There’s a garden at the rooftop, quite a nice touch.

The project was officially launched earlier this month, and the sales have been quite good. One parking per unit.

As we said earlier, we liked it. The pricing is very competitive, averaging at RM170psf. Its freehold, very low density - a LOT of other condo projects CAN’T say the same. However, due to the condo being perpendicular to the direction of the Twin Towers, only the end units on one side can see them, but not everyone is into that view. And maybe Segambut isn’t everyone’s cup of tea. But if you’re living in this area, and want to invest or upgrade, worth a look.

We just love the name, ‘Bukit Segambut Apartments’. Simple, unpretentious and straight to the point. No fancy faux-Mat Salleh name like Casa or Villa or Chateau

  9. Hi, I’m new here.
    Any news of the construction site next to Bukit segambut apartment facing sri sinar?
    Who is the developer and what is it under construction?
    I was told that facing mount kiara also another construction for semi-D. Is that true?
    I’m going to get a unit. Who is interested in the ‘member get member’ program so that we can get discount :) ?

    I saw ur post in Malaysia Real Estate Forum, I think you know who I am :-p

    Actually we had check the detail about the land behind BSA. The land title belong to a company called “WING YI DEVELOPMENT SDN. BHD.”, and follow what we check thru kpkt website, WingYi is having a project called “ZenHill” which included 10 storey condo price from 178k+, and 5 storey townhouse price from 413k+.

  20. I just bought a unit (Corner Unit@~200K), it was selling like hot cake. Now left mainly the top floor and near guard house. It just start selling in SEP-06, and now not much unit left.
    I had been shopping around Klang Valley for past 6 months and found this still the best compare to others.
    My preference is low density, quite and around Kepong.
    The Maintain Fees is low, my feeling is b’cos they don’t have Swimming Pool.
    After some research, the parent parent company is Mah Sing Group.
    I will check with the developer on additional cabling for power point and data point after settle the payment. I don’t want to crack my wall especially in the kitchen after moving in. :)

    Just update you some info :-) this project was start selling in Jan/Feb 2006, but some ppls able to make order in Dec 2005.

    Parent’s parent company is Mah Sing Group? are you sure? One of the joint parent is Intra Mewah Sdn. Bhd. and the one under Mah Sing is called Intra Mewah DEVELOPMENT Sdn. Bhd. hehe.

    Regarding power point, I think this is too late for ask now, because they are doing plasting now. And the Wawasan Kiara make the price for each power point is DAMN so HIGH.

    Before sign it, you can have a photocopy and go thru it every page, but since this is under gov protect, so nothing different with standard one.

  27. Very expensive lah for the power point. Normally, for normal installation costs about RM150, goods quality a bit about RM200, and if the contractor is famous, it will hit RM300.

    For car park rental, I’m not sure. But just know 2nd car park costs 8K-12K to buy.

    Is anyone here manage to get more than 90% financing here? I wish I could keep my 10% for renovation for the house.

    Maybe you can try CIMB since this is their End Finicial, OCBC and UOB only allowed 80% :-( HSBC said 95% but I didnt apply it.

    Normally people dont like top unit, but top unit for this project is come with address 8 floor.

    I am interested in getting a unit here Bukit Segambut Apartment, but am quite new to this area, may i know what amenities is near to Bukit Segambut Apartment, for exemples nearest supermarket/convenient store, bus station and commuter(KTM, etc.)?

    Besides, does any one have any idea about the reputation of the developer? Do they make good quality buildings? Does it have seperate strata titles?

  34. Hi Chang, are you 1 of the owner of this apartment or residents in Segambut dalam area? Do you find it convenient of your everyday travelling/ chores?

    If u are one of the owner, what makes you interested in buying this apartment?

    BTW, I have come to know that the developer has increase its prices about 10% or more, do anybody know the reasons? Is it still worth buying now?

    Am comparing it with the launching time in September 2006. If your info is around December 2006 onwards the prices have already been increased!

    Think now the prices for a 995sf should be at the range of RM170-RM180, or you can call the contact number given above. The show room is still open.

    Accually i am still considering, not very sure of this area stil….Just know that its very close to the city & what descibe by chang….

    Are you both residents in Segambut area at the moment or have contacts staying there? Can u tell me more about that area like infrastures like piping system, electrical wiring system, etc. The town doesn’t look like got good town planning….the roads are narrow and looks like prone to jam, especially there are still new housing project coming up in that area. Am sure the current road leading to Mont Kiara is still jam. But does it got bad jam in these 2 exit roads also especially during the peak hours? :-

    1. the stretch of Jalan Segambut after Mandy villa towards the directions of Jalan Ipoh.
    2. towards Bandar Manjalera exit to LDP.
    Anyone got any idea on the NEW proposed road leading to Mont Kiara. Is it going to carry on since this news was quite sometime ago, so far no action is seen taken by the authorities yet!

    Anyone knows whether this area is prone to water & electricity cut off? are there frequent incidences of flooding? I heard there is one somewhere in 2005, is it true?

    As u can c, am really new to this area. Will appreciate if someone, especially those who stay around this area can enlighten me.

    I guess there are people who think this area is potential as its in between Mont Kiara & Desa Park City, but if the infrastructure is no good, I don’t think this area property value will appreciate. Any oppinion?

    BTW, are apartment easy to rent out there? What is the rental returns like? Who knows we may one day need to rent out the apt./ rooms.

  46. Still got 22 units? 22/188 = 11.7%. We visit there recently, found that show unit is moving. Anyone who have the photo of the small house model? because I feel that the paint used is abit weird.

    :-o You can contact Developer’s GM? Can ask them how is the progress ah? It seem like pending for few weeks already. Since we stay nearby, so we always go check their progress, but we found that these few weeks the progress is slow down :-(

To all owners of Bukit Segambut Apartment, I am one of the purchaser’s relative and have check with housing ministry about this development and found out that there is a ceiling price control by the ministry. They are not allow to sell for more than RM150,000.00 so I believe the developer had violated the goverment regulation and they may not be able to obtain CF upon completion. Owners kindly check this with housing ministry before it is too late.

    Our units were consider as “upgraded” unit, the S&P did mention this word “upgraded”. And this is why those 2x2 tile, air-cond point, water heater point come.

    But I am not sure will this cause gov delay the CF or not. Anyone can check for us? :-(

  73. Hi All BSA Owner,
    This morning I went to the BSA site it seem like the site construction is very slow down at all or so call partly looks like stop work. Furthermore, I notice that very few indon workers in the site, I mean that you even count how many works inside the site.

    What’s going on??? Did anyone BSA owner have info on it? Pls do share it I’ll be very much appreciated…
