Preview: Ara Hill by Sime Darby Property
Right after Ara Damansara in Lembah Subang, Sime Darby Property will be launching the next phase of high end homes, Ara Hill. This is located next to Ara Damansara, along the old Subang Airport road facing Saujana Golf and Country Club.

With a low density of 25 units per acre spread over 16 acres, they are going for Medium-rise Condos and Low-rise Villas. In their words,
“Tastefully designed Penthouses and Cabana Suites await prospective buyers. Only a limited number of units are available, each slightly different from the next, with its own private personal space.”

Also, landscaping seems to be big selling point.

Complemented by an award-winning landscape of lush, fragrant, tropical greenery and running water, a full range of ‘wet’ and dry sports, a clubhouse plus all the amenities for an ‘up to the minute’ lifestyle, Ara Hill is an exclusive statement only for the discerning.
For more info and registration, you can visit their website at arahill.com or call 1800-88-1028.

Years ago, Ara Damansara residents, were given the understanding by developer that there will be access via Tropicana. Till now, still no access via Tropicana….

luye,
from the looks of it, no. they’re going for a different concept.
yin kuen yap,
i heard about that access too. apparently, it has been put off indefinitely.

To date, Sime did not put in much marketing dollar into Ara Damansara as the area is only known to handful. They are just too happy once their Links houses are all snapped up!
Moreover, Sime has not done much to bring on the facilities / anemities to Ara! There is so much that can be done to improve Ara i.e. a grand “ARA D’SARA” structure at the entrance, hasten MPPJ to open road linking Winchester / Crimson, initiate talks with LRT Depot to commenced stations in Lembah Subang, negotiate to open road to Tropicana.
Sime also need to present a concerted plan / envisioned for all it’s future commercial projects. All of the above will created interest and increase commercial value of properties in the area.
Sime could have capitalise on Ara D’sara as a flagship to promote resort living with all the ranges of houses builded.
Seems that interest in Sime’s projects has waned and unless Sime goes on a new rebranding exercise, wonder if Ara D’sara is ready for such project? Especially upmarket condos? As residence in Ara D’sara, we only have hope for the best and for a start to take my comments positively!

i think developers like Sime should appreciate more comments from discerning buyers like you. Incidentally i was just visiting a friend was moved in the Ara Damansara some 3 years ago, and they were telling me about a lot of the good and bad points of the place.
Certainly there is some room for improvement for Sime, especially if they want to move up into the next level.

anyone know when this project will be launched? What is the expected selling price per sf?
Comment by wy — October 10, 2006 @ 10:28 pm
still no date yet. but i heard it’ll be around RM400+ per sqft. not cheapo.

Wah.. 400+per sf.. even more expensive than Mont Kiara? If the unit is around 1400sf, then the selling price will be RM560k? Damn Expensive…
Comment by wy — October 12, 2006 @ 12:05 pm
wy,
yes, but they’re marketing this as a low rise resort home, probably up to 4 stories only.

Across the road at Saujana, the newly launch condo is also asking 400 per sq ft, is still too early for this price while the twonship is not yet showing any form. It’s very risky for investment at this stage, due to uncertainty on how the people respondsible for this area will achieve the price they are asking.

oon,
you might want to call the salespeople direct. we’re independent property reviewers, nothing to do with the developer.
