Preview: Begonia at Jelutong Heights, Shah Alam

Bukit Jelutong is a sprawling development in Shah Alam, surrounded by the NKVE, the Guthrie Corridor Expressway, the Sultan Abdul Aziz Shah Golf Club and the Bukit Cahaya Park.

There are many completed phases in this sprawling development, and the latest launch coming soon is the 2 ½ storey semi-D called Begonia. At the moment this unit type is open for registration. The details are still sketchy, but the gfa is 3180sq.ft. and land size is about 40’ x 80’ to about 45’ x 80’.

Welcome, Datuk Bandar

Welcome, Encik Mohd Roslan Sakiman, to the office of the mayor of Petaling Jaya. Not only is Petaling Jaya the newest city in Malaysia, but by our reckoning, it stands with potential to become the second riches city hall in the country after it’s elder sister, Kuala Lumpur.

His work is definitely cut out for him, with a host of problems and challenges awaiting him on his desk. Primarily, we expect the new boss to look around his city and get to know his city folks, their problems and suggestions. He will have a lots of opportunities to do so with the stretch of festivities coming up soon, like Deepavali and Hari Raya.

Next on the agenda is to address the long running high profile issues that have dominated PJ’s image lately, like the rubbish collection, the billboard saga, rising snatch theft and crime cases, public amenities maintenance (like roads, toilets and drains, are some of the most visible ones).

And finally, we sincerely hope the Datuk Bandar can work effectively with the team of councillors on the full board. This is the highest body or decision makers in the city, and its efficiency ultimately makes or breaks the success and implementation of the council’s policies and strategies.

Once again, welcome, Datuk Bandar, and we wish you all the best to make PJ a beautiful city.

Preview: Twin Palms Sungai Long by Lum Chang

Lum Chang isn’t a name you immediately associate with big name property players at the moment, but they’ve been around in Malaysia and Singapore for a long time. Currently, they are gearing up for the official launch of a massive 126-acre freehold project called Twin Palms in Sungai Long. This is an upscale development, focusing more on bungalows, semi-detached and super-link homes with a contemporary look and layout. From the early details and visuals, we were impressed.

At the moment, Sg. Long may not be a hotspot compared to the likes of Desa Park City or Bukit Jalil, but that would likely to change with this addition. Silk highway offers a direct route all the way to the city center.

Lum Chang has a decent landbank and will be coming more into the picture, especially with a planned condo in the KLCC area soon. Watch out for more details here.

MMC and UMLand To JV in Land Development

MMC Corporation Bhd will enter into a joint land development with UMLand, with their subsidiaries MMC Frigstad Offshore Sdn Bhd and Exquisite Skyline Sdn Bhd (ESSB) respectively.

The project will be a 310-unit serviced residence along Persiaran Raja Chulan, with an estimated GDV of RM120million and GDC at RM74million

According to a report in the Edge:

It said Anglo-Oriental would sell the land for RM20 million to MMC Frigstad who would then grant ESSB the full and exclusive rights to manage the entire development of the project.
The RM20 million for the Raja Chulan Land was arrived at on a willing-buyer, willing-seller basis after taking into consideration of the market value of the land of RM19.6 million as appraised by Messrs Henry Butcher Malaysia Sdn Bhd.

Looks like there will be another new condo coming up soon in the Golden Triangle to compete with the many existing ones under construction. UMLand are experienced hands in development, evident from their projects in Bandar Seri Putra and Bandar Seri Alam. You can check out their website here.

The Star Property & Home Fair

The Star newspaper will be bringing the biggest property and home exhibition to Penang in mid-September, capitalizing in the renewed interest in new projects in the state in the past year. Details are as follows:

The Star Property & Home Fair
15-17 September 2006 (Friday to Sunday)
11am to 9pm daily, free entrance
Penang International Sports Arena (PISA)
Jalan Tun Dr. Awang,
11900 Relau Penang

In addition to the usual developer exhibitors, there wil be Property Auctions, forums and talks and some contests.

At the concourse level, the focus will be more on home products, like:

  • Home furnishing
  • Interior decoration
  • Electrical and home appliances
  • Home security systems
  • Landscaping and gardening products
  • Personal computers and accessories
