Zamrud Apartment, Old Klang Road

Now this is one project that isn’t heavily advertised in the media. It was launched in the middle of last year, and has been quietly doing brisk sales.

It’s located along Old Klang Road (Jalan Kelang Lama), just after the landmark police station at the junction with Jalan Puchong. It’s actually part of Taman Pasir Permata, and is surrounded by a matured and fairly dense neighbourhood. Mention Old Klang Road to any seasoned denizen of KL, you’ll conjure up images of OUG, Happy Gardens, Pearl Point Shopping Centre and shops close to the roads. Zamrud is part of a lot a new breed of apartments sprouting out in this neighbourhood, on plots of land between the old housing estates and decades old commercial districts.

The development looks a bit ordinary, not unlike many we’ve seen all across Klang Valley, with twin towers mirroring each other, and a deck with facilities between them. But Zamrud is emphasizing on other virtues like affordability and its location, so it can be forgiven for not indulging in cutting edge design.

In all there are 292 units only, which is quite low dense. On offer are 3 basic unit type, all with 3 bedrooms and 2 baths. The smallest unit is at 1,088sq.ft. and the largest isn’t much bigger at 1,170sq.ft. The smallest, Type A, is a conventional rectangular-ish design, while the other two are angled units, with some walls at 45 degrees. We particularly didn’t like Type B, where the passageway to the rooms and baths looked like pretty much unusable due to less than stellar layout.

In terms of finishing specs, they’re giving basic stuff, with ceramic tiles and paint all around.

Location wise, well, either you love Old Klang Road and would love nothing else better than to stay here, or you don’t. For those who do, this looks promising enough. At about RM140psf, it’s not exactly the cheapest, but its cheap nonetheless. From a neutral viewpoint, traffic around here is always a major concern. However, it’s also well connected to a few major (toll-paying, might we add) highways. The developer seem to targeting residents in the area to upgrade to an apartment or buy for their chidren, or investment, which to us seem to be the right direction to go. This place is pretty much nearing full development, as compared to other areas, like, say Puchong, Sunway or Shah Alam.

Other than that, residents can count on KTM Komuter, lots of ready amenities, shops, schools and colleges.

At the moment limited non-bumi lots available, and quite a few bumi lots still up for sale. TPPT is actually a company linked to Bank Negara, and they’ve many projects across the country. But this is their first project in the Klang Valley, there are rumours of another launch somewhere in Ampang soon.

    How about doing a review on Menara Polor, Ampang Hilir. This condo was completed 8 years ago but at that time mainly for leasing. The developer TTDI Realty Sdn. Bhd. is now putting quite a number of units for sale now.

  3. your write-up on sierra residency was very informative but could be better if more spices is added such as a more detailed picture of upcoming or future developments around it like the ongoing construction of giant hypermart in BK5, proposed link to bandar puchong jaya and BK5B resident association unhappiness.

    btw, any plans to review saville by metrokajang next to westcourt, old klang road?

  9. i recently purchased a unit of Le Chateau at Syed Putra. My decision was largely based on the premise that given the cost of the unit and the quit rent rates I will be paying, I could expect a certain degree of confidence in the management of the condo. Sadly, now that I have been moved in, I find the situation far from satisfactory. You doint have to go far. Just by looking at teh state of the apt’s external walls, one will immediately see the neglect of what was considered one of the better apt complexes in KL. The tenneis and other sporting facilities are overgrown with thick lalang. And, the surrounding landscape including the fish ponds, are no more thn breedinggrounds for mosquitos now. Additioally, it appaers that some units have deliberately been converted into dormitories. I have no quarrel with the occupants. But, I am dismayed that both the main tenant and the owners of these units have not examined the hazards of placing more that 10 adults in units that are equipped with only two washrooms. Further, I am shocked that given the aedes scare, neither City Hall nor the Health Ministry has taken any action to demand that the hazards be removed. There are certain basic expectations that are beingf neglected. The commo facilities of the apt, including the clubhouse are either left in a state of complete neglect or have been hijacked for the private use of soem of the owners. There is no scurity nor perimeter lighting. There appears to be some semblance of maangement’s presence in the form of a solitary person who, however, considering the state the apt is in, I dare say is virtually ineffective. The Principal S & P for the apt clearly provides that ten developer through his appointee shall be resp[onsible for the upkeep of all common ares until such time strata tiltles for the apt ar obtained. What is alarming is that other continuing to benefit from the rental of office space and the operation of a rather third-rate karaoke outlet, and the engagement of sweepers, the developer has shown blatant disregard for the more urgent and essential services of the apt’s residents. I am not aware of the status opf the apt. Could you kindly inform me of the actions I may take to rescue the esident from their present predicament. I have heard of the recently introduces Act mandating the formation of joint management committees. I would be most grateful if you could guide me on how I should proceed. I would be glad to meet any of your agents at your convenience. My only desire is to ensure that the revival of the full potential of Le Chateau. I can be contacted at 019-3586778
