Avilla Apartments, Bandar Puchong Jaya
We first came to know this plot of land when someone approached us to look at another nearby piece of land. At that time, IOI hadn’t started work yet, at that time we were quite curious as how IOI would want to develop that difficult plot of land. As it turned out, they opted for some commercial lots fronting the Sg. Besi - Puchong road (also called the Bukit Jalil highway), and an apartment on the hillslope behind it.

Avilla is situated very near the busy intersection of the LDP, the aforementioned Bukit Jalil Highway and Jalan Puchong. Bandar Puchong Jaya was developed some 10 years back, if you travel around the area you can see some of the old linkhouses. After the few years of construction, IOI shifted their focus to the more lucrative and larger Bandar Puteri, where work is still ongoing through the many, many phases there. Meanwhile, in the last year or so, IOI have started to develop out the remaining land within Puchong Jaya, where the development of surrounding areas have started to make these pockets of land look more attractive.

To get here, get onto the Bukit Jalil Highway from Puchong or Old Klang Road. If you are coming from Sunway, don’t use the flyover. Just before the first Petronas, turn in behind the row of new shop lots and you’ll see Avilla, which is being constructed halfway at the moment. Looking at the location here, there a slight problem in terms of access. Going out to the main Bukit Jalil Highway is left turn only, meaning you need to get to TPM to make a ‘U’ turn. Another alternative is to go through the old housing area behind it (Jalan Bangau) and come out onto the Old Puchong Road, which is also left turn only, but at least you’ve more choices of where to go from there.
We think this issue is the key factor in attracting buyers (or not).
Other than that, there isn’t much spectacular to expect from Avilla, it being a medium cost apartment with standard features. On first impressions, it looked a lot like IOI’s own Bayu Puteri, and both are basically in the same price range.
There are two blocks of 15 storeys, both identical. In between are the common facilities like pool and playground. Each floor has 8 units, 4 corner units and 4 intermediate ones. There are only 2 types of units, the corner unit (Type A) is 1,033sq.ft. while the other (Type B) is smaller at 968. Both types are quite similar with 3 rooms and 2 baths, and a balcony. Design is pretty basic stuff. There is one retail lot at the ground floor.
One parking per unit, all are outdoor covered bays. Since being next to the hill, basement parking was not an option, a huge part of the 6 acres plot was used for parking.
Avilla looks to us as a affordable entry level apartment with facilities to match the pricing. There are only the row of shoplots in front of it, anything else you need to drive out. Obviously Bandar Puteri has better location and amenities. Also limited parking will ensure street parkers choking that narrow street outside the apartment, if the commercial area parkers haven’t done so already.
Maintenance fee is 18sen psf, please check with the sales people for the details.

Is Avilla a good buy? What’s ur opinion if compare Bayu with Avilla. I found out the location of Avilla is nearby the highway, wonder will it provide a quite environment that we looking for.
The price range if compare to bayu, it is abit higher. Corner unit cost from RM180K but with 1,033sf and they are actually provide option for purchaser to purchase 2nd car park.

like we said, bayu has better location. price is higer yes, but all things considered, it’s negligible. imho only.

Any problems by getting an apartment next to the hill? The acessbility of the area is not so convenience as you mentioned in your review, still consider whether is it worth for that price?

whether it’s worth the price is really up to each individual. there are hundreds of apartments in the city that are next to hills, whether it’s safe or not in the future really depend of many factors, like whether they are going to be future development higher up, drainage, maintenance, quality of construction, etc.
but if the hill stays as it is, and is well maintained (and good design practices are upheld), there should be no reason to worry about anything.
But then again, a lot of ppl we know would say, “when in doubt, pass it up”…

I am first time buyer, interested in unit with facing the hill. Is the apartment worth to buy? I felt the management fee is quite expensive.. Anyone knows the sinking fund fee?
As the apartment is built on the hill, will it ok? will landslide happen in future? Is there any futere development at the slope hill? Where can we check?
We also didnt see any future development plan near that area show at the site….

there’s a lot of ‘ifs’ in your question, Katherine. At the moment, it can be said that there won’t be anything built on that hill. but two years from now nobody knows. I doubt it will happen, but sometimes even govt forest reserve can be developed, there are no certainties here.
The best place to check the master development plan is in MPSJ.

i think over all the location and the facilities is quite ideal but just wonder why there is no any promotion or discount for early bird. i really consider this place at first but now i found the KOI KINRARA package is much interested.

For me, Koi Kinrara too high density and there is only one road access to that place whereby there are another two apartments nearby e.g Villamas and Bayu Puteri. Will it cause a terrible jam after Koi Kinrara completed 1000 units there?

as i know , avila had drop down the price , the corner unit, drop 2k per unit, then the pool view unit drop 4k per unit, and the block b is lauching with same price, katherine, the managment said the 0.18 is including the sinking fund.

Drop by the show unit the other day, the advantage of this project is that the construction works is at quite an advance stage… structures up to roof already. Purchasers would probably be able to get their keys by end of this year, much earlier than the expected completion date… savings on interest rates.
However, I felt that the petrol station is a bit near for comfort.

Hi! I visisted the show unit last sat. Quite like the place. Considering to get a unit but my concern is the surau in the middle of it. Afraid that will a problem in future. Is that the reason why the price dropped? Anyone can clear my doubt?

katherine , i suggest u can ask for AIA or ING ..that is fixed rate 5.99% for the loan, but that is very strict to apply it, finally i not approved from AIA, then ING one is only apply for 80% ,finally i apply Alliance which is the property banker , u can try ur luck there..save much neh..

sorry late reply, about the loan my sister and me also do a lot survey.1stly we try apply public bank, but some miscomincation of develover and bank, so we cannot take the public bank package. So we try to ask Ambank whether can do the public bank package or not? Ambank said is ok. then we only apply ambank.my package is minus package, but i forgot minus how many %…is better OCBC… the OCBC direct reject our request..hahaha,,,

the ING and AIA also good rate, but the problem when u wan to apply the epf to pay the house loan. Epf only can direct to local banker, cannot through other finance company..

alliance : -1.35 for first 5 years ,BLR-1.45 for 6 years and continue…hmm..let me suggest u to check CIMB lah.. fixed rate 5.4% for first 5 years,then can refinance after 5 years.. good luck !

my rate is fix rate -BLR 1.2…but that day i heard my friend refinace his house that public bank another package.. they can pay the pricible 1st then only pay the interest.. dun know new house can get this package or not.. safe a lot of interest..

Nice to hear all of you going for this Avilla apartment. I went to the place on 25th August with my brother-in-law. He likes the place so much….He decided to take the Block A Level 6 (corner unit). He is going to register on the 31st August 2007(auspicious date)/

Do u all mind that there is no space in the entrance of the unit? The front entrance door door is at the same level with the wall, normally other apartment will have a space in front the entrance door for us to put shoes….
