Alam Sanctuary, Seri Kembangan (Harmonium and Pandeiro)
We haven’t been to this area for a long time now, we remember coming here quite often some time back to review the many projects launched. Revisiting the place gave us a chance to check on the progress of the developments in the area, some were blooming along nicely, while some seem to be getting dwarfed or swallowed in the sea of development change of the surroundings.

Alam Sanctuary is one of the projects located ‘behind the Pasar Borong Selangor’. Most of the existing homes and shops you see here are part of the Equine Capital’s master plan. Alam Sanctuary, along with Prima Tropika (review up next) are a few of the smaller projects coming up in the area bordered by the South Klang Valley Expressway and the Seri Kembangan road.


Alam Sanctuary is a 93-acre development of set on a relatively flat land. At the moment for the very first phase, they are launching two types of unit, Harmonium, a 22’ x 75’ linkhome and Pandeiro, a semi-D unit.
As a whole, the developers are emphasizing the landscaping of the project, and also the gated aspect. Within the large site, there are 2 recreational lakes, one of them part of a 6 acre park. There is also plans for a strong entrance statement but at the moments details are a bit sketchy. There will be a perimeter fencing around the site with security features like CCTV.
Speaking of entrance, there will be only one, which will be directly off the main road at the Petronas petrol station. The existing one leading to the sales office is a temporary one, but at the site you can practically see the entire site and visualize where each unit will be.

For the first phase, there are 70 units of linkhomes and 44 units of semi-D. Harmonium is the linkhome unit type, at 22’ x 75’ and 2,234sq.ft. Not only are 22’ x 75’ homes difficult to find these days, even more so are well designed units, and this one provides 4+1 rooms. The porch is wide enough for two side by side cars, at the expense of having no lawn. The wet kitchen is pretty small, some people may be tempted to knock down the small utility room or just extend out the kitchen to the limits of the setback.
On the whole, the linkhome unit type is appealing, with it earthy toned façade, but perhaps the low windows on the first floor may not appeal to everyone. Only the corner units have balconies at the side to maximize the gfa for the bedroom.
Pandeiro, the semi-D unit is a more luxurious option for home seekers. At 40’ x 80’ minimum, and 2,942sq.ft, it has most of the features of the smaller Harmonium unit like the wide porch, but here with more space all around, there’s more to play with especially with the kitchen. There’s also a small garden alcove next to the main entrance. There’s a guest room downstairs (with minimum ventilation) and 4 rooms upstairs giving a total of 5+1 rooms. All 5 main rooms have attached baths.
Both unit types here have high ceilings, and while Harmonium has pretty standard finishings, Pandeiro is at a higher specs in accordance to the pricing.
The linkhouse units start from RM283k while the semi-D goes from half a million up. We’d say it’s a fair price, considering the build-up and relatively low density development here. Although some might point out that it’s leasehold and almost at the edge of what we’d perceive as the limits of the Klang Valley, but the it’s a gated community.
While gated communities are generally no longer freely approved in Selangor, we have to take the word of the developer that this is genuinely approved as such. Also according to the salespeople, the land matters are quite advanced in it’s application stage, where individual titles have already been issued for the landed units.
We liked the place, to be honest. Some may see the price as a little expensive, but not in the leagues of a similar unit in, say, Bandar Puteri. The developer, who has done a clutch of projects in Klang and Selayang so far, know the limitations of the land they have (especially in terms of location), but they’ve managed to worked with what is available to make a pretty attractive product. In the larger scale of the area, perhaps buyers would make comparison to surrounding developments, like Equine Park or Prima Tropika.
As with all the projects listed above, traffic congestion in Seri Kembangan town will be a problem in terms of connectivity.
There is actually an error (or perhaps an unexplained discrepancy) in the location map on the brochure and website, you can’t actually turn right into the development at Petronas from the main road, you need to go up a little and make a ‘U’ turn.

Do you know anything about the developer? Are they established enough? I went to the place last weekend, and the location, price and basically the whole package looks attractive enough. Only, I have never heard of the developer, and their website does not say much. That makes me quite sceptical.

I went there few weeks ago and found out that this project is actually situated at a higher ground. Way higher to be precise compare to the surrounding projects. And the finishings for the linkhouses are above standard finishings as full floor tiles will be given from carporch up to 1st floor. The developer also claimed that all the tiles they are giving are White Horse tiles. As for the Semi-D, i think is a bargain with this selling price. Considering the location, the gated & landscaped concepts, this project is really a stand out among all the developments in the southern corridoor.

I’ve decided to sign up the S&P for the harmonium haouse after seeing the stand out project. Hopefully the develop never cheat their customers. The show house may be ready to be seen by this April or May..only then, we can judge.

I heard that they have develop 2 projects in Klang.

The sales person told me that the previous company is Kintaman Development Sdn. Bhd. and it subdiary company is Permatanah Sdn. Bhd. So, i have no idea why they want to use different company name and i cant get any information about the “Kintaman Development Sdn. Bhd.” from internet. Do anyone know about it?

I saw yesterday newspaper. stated that “Property prices may rise 25% on steel bar shortage”. So, i duno whether Alam Sanctuary will increase more than expected.
There is a Hap Seng new project(D’Alpinia) near Alam Sanctuary area too. Take a look. The design there look like MORE MODERN.

The show house is completing soon. I visited the site and the workmanship is suprisingly good. The saleman told me those purchasers who went to the site to see, are all impressed with the workmanship. Saleman oso mentioned that no one is allow to go into the site anymore until it’s completed. Anyway, he mentioned that the official launch will be next month. Pretty soon.

Hi, I’m interested in this property as well. But I’m not familiar with the ‘gated community’ concept. I assume to have security surveillance, a park, and 2 lakes, we’ll have to pay some maintenance fee right? How much would that cost? Are there any other gated communities for which I can refer to? Developer will free 3years maintenance fee from now, after that, we have to form a community and determine whether we want to employ guard or not. So, all the Alam Sanctuary penduduk need to meeting & discuss about this matter. Maintenance fee cost need to wait after the disccusion.

I got news that they are launching this weekend on the 9th and 10th of June. I am also told that there will be free security guards for the first 3 years. And that the developer don’t intend to have any maintainance fees as all public area will be handed over to the local majlis.

They are verbally said free security guards for first 3years. Its never stated in the S&P. So, there is NO black & white show that they are free 3years. Its better you ask the developer to give you black and white about the free 3years.
