Villa Wangsamas, Wangsa Maju
This project was actually launched quite some time ago, but due to the high number of units and the phasing of the sales, there are still units available at the moment. This project is mainly typified by the many ads around the area.
The condo is situation very near to another project reviewed here recently, Riana Green east. So or our take on the access, location, connectivity and surrounding environment, you are advised to read the review of it here. In a nutshell, this condo is very near to the KL Suburban Centre (KLSC), a large well-planned sub-district in Wangsa Maju that boasts of many facilities and commercial area when fully developed. It’s very convenient to get to the city centre or onto the MRR2. Besides, you can also hop onto the LRT.
Also nearby but within walking distance is Desa Putra (by the same people who brought Riana Green east), but that one has one distinct advantage over the competition – it’s right opposite to the proposed Sri Rampai LRT station.
Actually, the first phase is actually due to be completed in a few months time.
In total there are 5 towers of 20-floor residential units. There are 4-8 units per floor, and the strange thing about this development is that even though there are more than 1300 units here, they have only one basic unit type, 1,249sq.ft. There are (very limited) units of larger types, mainly because of the extra space from the linkbridge walkway. These units come in 1,834sq.ft. Penthouses, which are twice the size of the standard unit, are also available, both these types of non-typical units are no longer available.
The standard unit is at a 45-degree angle design, with 3+1 rooms. Most people don’t mind these angled design, but there are those who find the space not optimized due to some odd angles and spaces.
The facilities provided here are pretty adequate, with a ‘resort style clubhouse and landscaping’ and the other usual stuff. The building specs offered here are quite standard and in line with the pricing.
As for pricing, it starts from about RM163psf onwards, but the ones available now probably slightly more expensive. The developers are throwing in some freebies with the unit, please check with them for the latest offer.
A lot of the units have been sold, and the developer is quite upfront in promoting the remaining units. It’s hard to find fault with the project, since it targets a broader based market, therefore the pricing, design and facilities are tailored that direction. One concern we have would be the same as Riana Green east – the high density will contribute to a heavier traffic load around the area. Street parkers may also be a problem. But beside that, we reckon that Villa Wangsamas can little wrong.
The developer has a few other projects in the vicinity, they also been around for awhile (they developed Setapak Heights). Their planned launches are also shown in the sales office.

There are also limited units that comes with a garden, only on the Ground floors of each tower.

not too great, not too bad i suppose. Good if you get a cheap unit in earlier launch, then you stand a better chance to resell or get tenant.

I went to the sales office last week to see the 2nd phase of the Condo and found still many units available (facing Wangsa maju and Genting Hill). Don’t know if this is a good place to invest. The mall is said to have been completed only by 2011. Anybody can share his view??

i am a buyer of phase I, block 9, but I am not able to move in yet. The employer seems not to have a definite date for handing over the key to owners. It was a drag from January this year, till now, they are saying that it will only be given somewhere in March. Even that is not definitive. So, besides having very much to offer, i think developer is lousy in keeping track of time.

I’ve got the keys in early Jan. Defects took them one and a half months to rectify. Choice of window grilles only one type. It is really UGLY and outdated. Gates got six choices and all are also outdated in design. Management should keep up with the times. Look around and consult REAL designers before selecting. May be they are just not efficient enough. The ones that have to bear this are the owners.

management sucks! they dont have the list of material of the house ect: paint(Meiken Paint available in Klang only),tiles(kimgress & discontinued). grill design looks like dog house, i got money & why i cant do wrought iron for the whole house?. management staff knows nothing. the renovation contractor every where like sharks. not secure(their price is high also)i think the management head is lack of experience…

Finally got my house key in Mar08. Find out some defects but luckily they(management & contrator) acted fast to fix it. There is a nice swimming pool. However, too sad to see some people(whom seem dont care) wearing long pants, boxer-like pants, headscaft and etc in pool. Management should again inform the residents of the proper cloth in pool, Showers must be taken before going into pool.
Or put up the signboard somewhere for hygene & cleanliness reason.

Hi bendubai, do you want to buy an unit in the Phase 2 which is underconstruction? Just go to the sales office if you are in Malaysia. The booking fee was RM2000 and you pay the balance according to the progress. You may apply for mortgage from local bank. According to ealier information, the unit on upper floors was above RM300k. You know the developer has to compensate for any delay beyond 36 mths . Please check your sales and purchase agreement for the date of purchase and write to the developer to calim compenstaion. i dot more than 15k in compensation.

I can’t be patient to move in because the vm is really convenient . I bought the 2nd phase, the developer said my house will only be completed by end of 2009 but i really can’t be patient to move in and do hope that the house will be ready before the end of 2009. tq

I heard and saw pictures a friend showed me that the higher floor residents are throwing dog poop and dirty baby diapers down. Numerous complaints made to the management, when they knock on the doors of the suspects (possibly those on the 14th floors), no one dared answer the doorbell. But cries of dogs are there.
Almost everyday, my friend had to wash the balcony because pieces of dog poop with sand, ice creams, junk food, and ciggarettes are thrown down from the top floors and they hit almost all of the balconies of the lower floors right thru the ground.
I heard these people are not locals, but expatriates from Korea.
It is such a disgusting behaviour and it really demoralises the other residents living there!
I frequently visit there to relax and chit chat with me friends but, these ugly, dirty attitude of certain people make other sick. Especially when they bought the property and intend to live there for long.
I do hope resident keep an eye on your neighbours and report any irresponsible acts of them and make a report to the appropriate parties.
Till then, I pray and hope these people - will just move out and be gone.

Hi everyone, for those who want to buy a unit, there several units for sale at iproperty.com.my.. price still affordable in my opinion, compare to Riana Green which is nicer, expensive but leasthold.. I heard that V’Wangsamas was the ONLY freehold property in Wangsa Maju.. it means greater appreciations ahead!
