Bandar Kinrara: Spektra (Phase 9A4)

There’s a queue of reviews to be posted (partly due us being pretty free these days) but this one is moved up the line due to special reasons. It was only opened for sale today, and by the time you read this article, the units would have probably been snapped up already.

There are only 82 units available, and 10 units are reserved for employees of the developer, so meaning only 72 units are available. First dibs are for registrants only, and judging from the response we saw at the sales office at about lunch time, they don’t even have to open to the general public.

Part of the reason of the overwhelming response is that Bandar Kinrara has built itself a reputation after so many years and dozens of launches. The place speaks for itself, it is low density, houses are well designed, there are lots of sports amenities including the golf course, and there’s even a hypermarket under construction. Another reason for the good response to this launch is that there has not been a new launch of affordable linkhomes in Bandar Kinrara for more than a year. In the interim, most of the launches (which have been quite scarce, too, considering the extent of development in the area so far) have been more upmarket types.

Spektra is located on a square parcel of land off Jalan Kinrara 6B, and is surrounded by existing homes from earlier launches. So you don’t have to put up with ongoing construction near your place with the dust and noise, except when your neighbours are renovating. The 7 neat rows of homes, with 10 different types of layout. The reason why there are so many types is because each row has a minimum of three types – intermediate, corner and end lots. There are also a few even bigger cul-de-sac units, which take advantage of a more spacious plot size. With so many types to choose from, and with the build-up starting from 1,821 to 2,351sq.ft., it really boils down to the buyer’s preference. Units face north or south, but there are two rows facing east or west.

Aside from the homes and roads, there is no green space within this parcel, nor are there any parks or oxidation ponds, but there is a nearly substation. But generally, there are other nearby parks within walking distance.

Intermediate units start from RM295k onwards, and the most expensive cul-de-sac homes are priced at almost half a million. For the intermediate homes, the price is slightly higher than what you would pay for a double-storey linkhome, but of course you have to look at it from the perspective of the whole package deal of the mature township in Bandar Kinrara, plus that is also freehold.

  8. zenxz…queue started around 3pm since last Friday and the queue no. grows (from 10pm till 9am/sat)…

    there are still B type houses available (facing west, east and south-nearby to petrol)

  15. Why do you think the properties in this area are priced below that of those in the other part of Bandar Kinrara.

    Come to think about it those flats started construction works way before Warna @ Kinrara. Most of the blocks are completed except for one. Still no one seems to be occupying them. I wonder what happen…

  16. Call on 11 April 2007 to enquire. Sales Dept. said no more available units. No one has declined their offered units either. However, I was told that Phase 9A3 will be launched in one to two months time. Interested buyers can register now. Either through their website or visit their sales office personally. Starting price is 320K. Built-up area starts at around 1700 sq. ft..

  20. 9a3 is at almost the same location as spektra. so if its going for lesser built-up and higher price, there must be a catch (positive) here. Anyone knows more?

  22. zenxz, they did not tell me the exact units to be launched but the landbank is definitely bigger. The land size per unit is 22″ X 75″ and the design is different too. Take a look at http://www.bandarkinrara.com.my/swf_files/pkb5.swf. It highlights all their current launches. Bungalows and 2-storey shophouses nearby are also open for registration now. Whether it is a positive sign or not is up to ones discretion. Good luck for those who are investing.

  27. If Chee Meng is correct on the sale price starting RM 320K with built up around 1,700 sq ft (that’s RM 188/sq.ft!). I don’t think it will sell like hot cakes! No doubt it will be sold out eventually but not in 2-3 weeks!

    The latest launch in Bandar Puteri, Olivia (22′x70′ only) is tagged at a whopping 438K and above! But if the quality is anything like what Mr. TH Lim commented at the following link, I’ll definitely think twice …

  28. i’m not sure whether they will launch all the 158 units in one shot or two, but RM320++k with small built-up on this 9@ land sure will set back the buyers.

    9A4 is hot like cake because its price and location. These 2 reasons can make people ignore the drawbacks on 9@ land.

    Then what’s the attractive point of 9A3 this time?

  39. they already clear the land for 9A8 (DOUBLE STOREY SHOP HOUSE) which just beside 9A4. For 9A3, the land is just like b4.

  44. Yes. I heard the same thing for 9A3 too.
    Min price RM343k++ with min. built-up 17xx sf. They can’t tell the exact figures yet. Do you think this is too pricey for that 9’s land? Or because of that GIANT (will open on 23/8/2007)?
    Again, this is balloting basis.

  45. zenxz: Yes. I think price is little bit pricey for phase 9A3. I wonder how will the response for this phase. If Min RM300k, I think it would be reasonable.
    For the build up, will it be bigger than the Phase 9A4?

  46. wolfiee, built up for 9A4 is at least 1812. For 9A3, built-up is starting from 17xx sf which is slightly smaller than 9A4.
    The real figures only reveal after they send us the official invitation letter.

    For me, this 40k less launch doesn’t as good as 5A1…… i dun think they need balloting… although they told me so

  47. zenxz, thanks for your info. I hard to understand on why they need balloting. And they have not release the brochures yet for this new phase. Most probably, brochures will be available on Sat (morning), launching day. I haven’t receive their invitation letter yet, I think it will be last minute posting.

    I believe they expecting this new phase will be “fast selling” as well and also considering Giant in Kinrara as factor, that’s why they increase the price. No other merit, which I can think of (other than freehold).

  66. I went to the site last weekend and noticed that they have built a lot (type B) complete with gate and painted. Why is this? Will PKB be using this lot as a show house?

    But I’m not sure, why they want to build a show room, since 9A4 already a sold out.

    ivillage & Andrew: We only 3 persons, and might diff to get others view/opinion on the guarded area on 9A4, unless they are aware of this discussion that we are having. If not, just 3 of us. I believe most of us would want a guarded area.
    Since our area is small, maybe we could build a small group first, then from time to time, it will grows…

    I’m expecting maybe by end/2008 (or sooner), it should be completed, by the look of the progressing.
