Hijauan Residence, Cheras

This development is part of the twin projects developed by Mah Sing in the same vicinity, the other being One Residence just behind Sunway Cheras. This project benefits from being the earlier to be launched, plus we would think this has the better location of the two, although we would be partial to reserve opinion until the latter is launched some time later this year.

Also, at the time we viewed this project, the developer was still gearing up to launch the project (which should have been launch as you read this) so some info may have changed from the time of review until launch, but we will return soon to the project to have another look in the very near future.

Cheras is undergoing a deluge of new launches especially in the area surrounding Venice Hill bordering the Hulu Langat forest reserve, and some of these projects include Sunway Cheras, Suria Residen, Taragon Puteri Cheras, Taman Wangsa, Taman Sg. Sering and of course the aforementioned One Residence. Previously, most people would have considered this place a little far from the established suburbs of Cheras like Connaught, Taman Senyum or Taman Midah, but now with the new highway leading to Kajang, these areas are considered good to be developed. Plus it’s not as crowded as those commercial areas and there’s a forest reserve to boot.

(since i couldn’t find a location map for Hijauan Residence, this one of One Residence will have to do. They almost next to each other.)

But anyway, let’s talk Hijauan Residence. There’s two phases, the focus is on the first phase only at the moment. Phase 1 is further divided into 1A and 1B, separated by a small existing river. Both 1A and 1B have similar units, the division is for launch purposes only. Phase 1B is the phase currently on sale. The second phase is expected to be bungalows, and the timeframe for the launch is not yet certain, although there is a show unit ready for it in the first phase.

There are two unit types on offer – a typical semi-D unit and a more uncommon cluster semi-D. What’s a cluster semi-D? It’s just like a normal one, except instead of being joined only to the unit next to it, it’s joint to the unit behind it, too. So you actually don’t have a backyard, and there are 4 units joined together. In some other projects (like those by Malton) they are called quad homes.

The semi-D unit is set on a 35’ x 70’ plot of land, which is slightly smaller than the usual 40’ x 80’. This makes the footprint of the building quite small, at two and a half storeys, the build-up is at 3,301sq.ft. We like that there is at least 10’ of green at the back and side, instead of the 5’ which is quite common. The driveway is wide and comfortably long, no problems in parking at least 2 large cars. There are 5+1 rooms, and all rooms have attached bath save for the guest room on the ground floor. There are 2 master bedrooms, the one on the 2nd floor is larger and private, but with a smaller bath. The other one on the first floor is slightly smaller, but with a more luxurious bath.

The smaller alternative is the link semi-D, on a 32’ x 70’ plot, build-up at 2,582sq.ft. There are also 5+1 rooms, but here bedroom 2 and 3 shre a common bath. Furthermore, there is a small bedroom 4 on the 2nd floor instead of a master bedroom. Of course with the quad concept, there is only 2 sides of the house that is open to the garden, so the utility / maid has little ventilation, as with the kitchen.

With the river and retention ponds, there is quite substantial bodies of water in the development. There is a proposed community club house, but it is located on a later phase, so at the moment, there is all to make do with. Each phase 1B and 1A has their own gated entrance, and both these enclaves look private enough, especially if you choose the units away from the perimeter.

The site has a view of the forest reserve for the moment, it also looks to the existing condos at Venice Hill.

Indicative pricing shows semi-D from RM698,800, and link semi-D from at RM574k and above. Price may vary at launch, please check with the sales personnel.

Although the colour scheme is uniform, we like the façade for the semi-D better. We don’t really like the concept of link semi-Ds, we prefer if the kitchen has as much ventilation as possible. That said, the link semi-D is a little overpriced, in our opinion. We don’t really see the justification for this concept, other than being different from the competitors, people would still go for the normal semi-D.

Mah Sing has substantial ongoing development all across the Klang Valley.

  3. The price should be RM573,800 onwards, with RM30k discount for early-bird. In fact, the semi-d has smaller guest room and wet/dry kitchen as compare to link semi-d. Semi-d only has a more spacious room on the top floor, but pay RM120k more.

  4. very nice landscape in plan, with jogging track and playground in phase 1B private area. almost 50% sold in phase 1B before official launch. launching phase 1A soon, but price will increase > 15k.

  5. The road leading to the project are a little confusing.If you have some friends coming to visit you,they have to be lead to your house.Also the maintainence fees of RM 200-300 is quite high.Bearing in mind this is forever and perhap incresing thru the years to come.

  6. If I’m not mistaken, the built-up for link semi-d has increased to 2638 sq. ft. The semi-d is worth buying compare to link semi-d based on riggit per sq. ft. For those who prefer to face forest reserve, the ideal choice is link semi-d. The rest are facing condominium at Venice Hill. Just my personal opinion.

    “Own a Semi-D/Link Semi-D in HIJAUAN RESIDENCE with clubhse fr RM583K. Ph 1 limited units, Ph2 now Open For Registration. Call XXX-XXXXXXX”

    Was there during the weekend. Check on both Semi-D and Link Semi-D. Interested on the Link Semi-D, unfortunately, all good units were taken and no more early bird discount. :(

    like we said, we went to see your project it was before the official launch so some of the details were not made clear to us. So there will bound to be changes once it was launched. But have change the bank to which it has been charged.

  14. Dear Administrator, thanks for the quick response. Just to further complete your article. We have just engaged an international architect to work on the Clubhouse design which will integrate into the Phase 2 residences namely the Garden Villas which are indicatively priced at RM800K (built-up of approx. 4,000 sq ft) & Garden Bungalows indicatively priced at RM898,800 (the show unit for the Garden Bungalow is ready in the Phase 1 show village). We intend to begin works on the Phase 2 show village soon whereby we will build the Community Clubhouse as well as a few units of the Garden Villas which we are excited about as it’s concept is based on international flavour & it will be a unique product, the first of it’s kind in Cheras, maybe even in Klang Valley.

  16. Does anyone know the foundation of the building? Is it a concrete slab or piling? The workmanship is kind of rough. Hope Mah Sing will look into this.

  17. the tiling at the ground floor is quite rough, not levelled. can easily feel the edge of porcelain tiles. the stair case with additional wood at the edge really hurts the heel badly, better use porcelain tiles for stair case and 1st level flooring. top floor may need further enhancement: too small even after moving the toilet to A/C area.

    I booked a link semi-d with early bird discount. How about you? I was there on Sat and noticed quite a number of young couples visiting the show village. The earthwork for phase 1a is on going. Wonder when will Glomac start widening the road.

  22. I was told most units at phase 1b do not need piling due to solid platform. Anyone out there mind to clarify?

  23. houses like these are either piled (usually for filled ground) or pad footing (usually for cut ground).

    slab refers to your concrete floor.

  32. The peak was previously known as Kipark Cheras. Developer changed. Zen Park, opposite of Phoenix, good location but slightly higher priced.

  36. Bought a semi d link type there. I was there last week to pay the next 10% billing. The sales person told me only 10 units left out of total 118 units. Last 2 for semi d link and 8 for semi d.

  40. Well, I can’t even spell it right…. Today’s ad on The Star said HR phase 1 has been 100% sold… I wasn’t too sure if I should buy it, looking at the road condition there… Aren’t other buyers concern about the access road?

  41. Have visited the show hse.s at The Peak, Hijauan Residence & Suria Residence on last Sunday. Noticed that The Peak have better access & there have modern & ellegence designs. Their view will be better in the sence that one lot will not be blocked by another (neighbour). However priced too highly. Hijauan Residence considered as much affordable but its access is really terrible. We have to twist & turn then only managed to reached there thru’ some small & old gardens. Moreover, its location give me the impression that it is located in a valley surrounded by forest reserve. Suria Residence have very practical designs & they have 2-stry semi-D which I love most. Unfortunately their location is terrible which surrounded by high rise bldg like Venice Hill. Moreover, fr my survey, the other surrounding area yet to start work will be high rise as well. That is why their price is comparatively lower. Too bad. Other than that, is anyone have any idea on other nice projects in Cheras area that have Semi-D (ideally 2-stry), at reasonably affordable price ?

  42. Properties price is forever raising… before we all knew, a decent dsl could soon reached RM1 million. :-) Desa Parkcity is selling RM800K a piece now. And this year, building material will cost 20% more.

    The under construction 3 storey link home behind HR are sold out too.

    They are from RM381,000 to RM723,000 for 2,377 to 2,939sq.ft. Visit the webpage. I don’t know, maybe the RM723K one is the corner lot. Look like priced almost to the HR one.

  45. Went to sg. long to check on twin palms. I was impress with their show houses. Super link selling at 595K. 26′ x 80′ (building). Freehold. Built-up 2827 sf. Double storey. Design and environment are good and location is bad because next to toll plaza.

    HR link-semi d selling at 583K. 22′ x 70′ (building). Freehold. Built-up 2830sf. 2 1/2 Storey. Very close to nature but the surrounding are old developments and access to the area is very bad.

  46. Correction: The built-up for link-semi d is 2638 not 2830sq.ft.

    According to the sales person, phase 1a & 1b are 96% sold out. Houses will be ready by end of 2008 and CF by Feb 2009. Once we got our key, we need to pay for the maintenance fees. Part of the fees goes to clubhouse but I have yet to see any construction works on the clubhouse. Hopefully the clubhouse is ready by then. Phase 2 consists of Garden Bungalow and Phase 3 are 4 storey Bungalow.

  48. been to the show village last week. the design not bad and very close to nature. well… the price for garden b’glow touching 1 mil. very expensive for place with lowsy infrastructure.

  49. Love HR too. The layout is great, compared to Putra Heights’ houses (too many courtyards and lanai, reduced b/u) and The Peak (some with too many stairs, thereby reducing the b/u). However, the price of these units keep on changing. Initially, they advertised Rm 699k (for Serenity)but now it’s gone up to Rm 778k! It’s too expensive for me now. The other types have also gone up.

  51. An agent is selling HR 3s SD b/u 2,638 , 32x70 at RM750! Developer’s price was RM573,800. And as I have feared, the price for this type of SD has gone even higher. It’s now at RM850! Check out Mah Sing’s website. http://www.mahsing.com.my/property.php?show=2&recID=5

  52. As I’ve feared. An agent is selling HR 3sty SD, b/u 2,638sqft at RM750k! Developer’s price was RM573,800. That was during the launch. Now, as of this year 2009, the Developer’s selling this same unit at RM850k! Terrible!

  53. HR cluster seme-d is nice and not as expensive as others projects but the only main concern is the access road to the house. Can the developer look at it?

  54. The barrier gate at entrance looks lousy. Not exclusive at all. Contractor is using house owner water to test sanitary and cold water system. Poor workmanship, especially ceiling, door frame, skim coat, external painting, gutters, fascia board.

  60. Yes, but they need to re-calibrate the system as it is not sensitive at all.

    Touching another issue, the paint of building especially yellow is fading.
