Parkville, Bandar Bukit Puchong
Townhouses are quite a strange housing phenomenon in Malaysia. The idea of a townhouse was first conceived as a two-unit strata home in densely populated areas in a town center, where land is scarce and expensive, and not large enough to build apartments. So in these conditions the many forms of townhouses took off, starting from the concept of a low-rise walk-up apartment.
Around here, the most common form of townhouses are two-unit variety, with each unit taking up one and a half floors, with both units having their own driveway. We understand that this concept has its benefits when used in the surrounding that it was intended for – high-density urban areas.
But more often that not, here townhouses are appreciated more for their novel concept more than anything else, and they are usually build as a unit type in a large mixed development. This is usually the case when the developer wants to offer as many types of unit types in his own project – bungalows, semi-Ds, linkhomes, apartments, condos, etc. Sort of covering all the bases to reach the maximum market penetration. So townhouses are also offered as one of them. This obvious in the recent Oasis in Bandar Kinrara and Challis in Sunway Damansara.
Now Bandar Bukit Puchong is also offering a new townhouse phase called Parkville.
Bandar Bukit Puchong is a large freehold development in Puchong and Sepang, and in the past two to three years they have been slowly launching parts of their massive landbank. They have recently undergone through a rebranding exercise, and have dropped the ‘Bandar’ from their name, combined both BBP and BBP2 (the former is in MPSJ land, the latter in Sepang) two one name, and changed their logo to a more contemporary styling. It’s quite timely, since their image was starting to look very dated.
Parkville is the latest phase to be launched will still many more to go. Some of the earlier launches reviewed by us before are:

We’ve touched on the quality, location, connectivity and development facilities of BBP in the earlier posts, so we won’t repeat them here, and you are advised to read the above reviews for a recap.

Parkville has the townhouses in a small 24′ x 60′ plot, with both units, higher and lower, having a driveway that can fit one car only. Owners are given space for a second parking spot, but slightly away from your unit. The problem affects most townhouses - it is nigh impossible to park in front of your unit without blocking someone else’s driveway.
The lower unit is at a small 1,259sq.ft while the upper unit fares slightly larger at 1,528sq.ft. in exchange for the climb up everyday. For the lower unit, most of the space, including the master bedroom (and a very small attached bath) is located on the ground, with the first floor housing ony two other rooms and a shared common bath. Both these rooms face the front of the unit, and the third bedroom is very small. But the lower unit has a 5′ backyard, which may allow for some renovation for extra space.
The upper unit takes up two thirds of the first floor, where it houses the living, dining and kitchen. the 2nd floor is where you can find the three rooms. Here the rooms are definitely much more spacious than the lower unit, and the design is altogether more sensible for families.
We’re not fans of townhouses, but if we were to make a choice, it has to be the upper unit. But choice of unit has to be very careful, too, as you need to get a unit that maximizes the ventilation to your unit and avoid the afternoon heat.
The good point is that the units are not as as pricey as the other two townhouse projects mentioned earlier in the review. But at RM200k to RM240k, you need to seriously question yourself whether you want this kind of unit or a apartment outright, which you can easily get for this price. But at the end of the day, it really depends on whether you really prefer townhouses or not. The other points going for this project applies for the whole development, i.e. freehold and ex-plantation land.
They are planning extensive landscaping and some park features to enhance this 16-acre sub-development which is something different from some of the earlier launches.

I don’t really know what is the general acceptance level of townhouse by the property buying public. But one thing for sure is the response to Parkville was quite overwhelming. I am among the first 50 person who grabbed the opportunity to purchase one unit, with early bird discount, during the soft launch. I was told the sales has breached 50% within 2 weeks without much media publicity. What I like ? It must be the extensive lush landscaping in a gated and guarded environment, underground tnb/tel cabling, covered drainage. It’s a community living, akin condo living, with a feel and convenience of a living in a landed house. I guess the living environment would be like Green Street Homes in Seremban 2 by RBLand. I would highly recommend it to any buyers (especially young couples/small family)looking for property in Puchong with a budget of RM220K. For me, Parkville would be my weekend home.

somehow, Townhouse is not for me. I would either take landed or condo / apartment. Townhouse is a nice in-between for some buyers, and given the price, some ppl do take it.
However, please note that you are not covered by the latest Joint Management and Common Building Act (can’t remember the exact name) as it is for 4 or more storey buildings which are sub-divided. In this instance, you will have to depend on your SPA and the Strata Titles Act.
Is there any Maintanence Fees to be paid?

Hey Benny, bought one too. As for me, at RM220 budget you won’t get much more close for decent living on landed property than Parkville in Puchong area. You will not get a new freehold landed property on an explantation land anywhere in Puchong at this price nowadays without the high electrical cable extension in Puchong Tekali, flood risk road in Puchong Meranti, mining land in Nusaputra, Taman Tasik Puchong etc. I believe this is the best bet. Unless you go for the 4-5 years old houses from the earlier phases but without gated & guarded facility. Rather than opting for the condo living such as Koi Tropika and the Heron, Parkville is definitely the most awaiting property type in Puchong to those who do not want to live in a high condo building with worrisome on the lift breakdown and badly congested parking space like those in Bandar Putri Puchong apartments.

Shoie, you sure are knowledgeable about properties in Puchong. Glad you bought one unit too. In fact I was really keen in Taman Meranti Jaya’s 2 1/2 link homes. But dropped the idea after I have viewed Parkville. Tekali-don’t like the name. Wonder why they chose such an awful name. Price drop 20% immediately when you mention the name. Nusaputra, nice but too far. Actually the Meranti 2 1/2 home was not too bad - good layout and large built-up but I found the price (Phase 3b) to be on the high side for that location. But then properties in Puchong are not getting any cheaper. Bulding material price is expected to increase by 20% next year. So if u buy any property now, u will actually hedge yourself from the expected increase in purchase price of properties next year.

Townhse…is it the one with two diff owner for the same lot? If yes, pls reconsider as previously my parents also bought one in the Pandan area many years ago, at one time townhse is quite popular, but subsequently only realised that big problems btw. owners of both hse sharing the same lot, unless you both knew each other well…otherwise….

And Dear Ko… Parkville at least has a separate individual car park for upstairs and downstairs… it doesn’t matter in what type of property u live in… it’s the mentality of the people that lives there… hey my sister in law is staying in a bungalow in an exclusive area still have problem with her neighbor just over the three branches and leaves… what the heck… as long as your neighbor can keep their dogs from barking all nite long… stop ramming the modified car exhaust early in the morning… or doesn’t screaming and kareoke-ing in the middle of the nite… then I guess it is still okay… everyone needs to learn to be more considerate with one another… condos, terraces, semi-ds, they are all the same… unless u buy a lot at the Goh Tong Hill then perhaps only then u will get the serenity and peaceful that u longed for… no matter u go, u still have to deal with people…

Maybe is my mistake not to say clearly. I wish to clarify, actually the problems for us are not like what you have mentioned. Our problem was the upstairs owner renovated their hse & painted a diff. colour from the original. So, the upstair’s windows were diff from downstair, upstair became Bali’s design, etc. Just imagine, it was so odd, we were actually sharing same unit but with different designs, eventhough we have separate car park as well, but we have not right to stop ppl from renovating their hse. Whereas for condo, flat or apartment, owner are not allow to disturb the outlook of the building & for terrace hse or bungalow, they have separate unit. Not only we have faced with these problems but others too. Eventually, these townhhses have been complained by the potential buyers (sub-sale) for these reasons as well & therefore make the second hand value lower. That was the true experience of my family.

Parkville is different from the those townhouses in the good old days. All external renovation to the facade is totally not allowed. Even one cannot change the colour. There’ll be no gate or perimeter fencing to the houses, so the outlook of all the houses would be the same. It’s a marriage of an old concept with touch of modern living in an open environment within a guarded and gate community. It is for the same reason why I choose Parkville. The concept is refreshing - something new. I was told that a big chunk of the development bugdet were allocated for landscaping. u should view it to appreciate.

U are rite Ko… some people really is just plain incomprehensible… and some are not even worth trying… i know how u feel… believe me… my own neighbor seemed like he doesn’t know how to park his car at all… always will take up a bit of the next parking lot which make it too narrow to park another car… it’s very irritating… One more example is crazily renovated corner lot that transformed into Disneyland castle at the end of your double storey terrace house block!!! Crazy isn’t it…

In an apartment in Puchong where I once stayed, there was this chap I noticed was meticulously and painstakingly painting a white cable green. This white cable is actually an Asro signal cable running from the satelite disk from the top of the apartment to his home. As the cable was white and the colour of the wall was green, the Management required all the owners to paint the cable green so that it will blend with the colour of the wall. The thing is, the cable he was painting was sandwhiched between at least five other Astro cables belong to his neighbours. He did the unthinkable by patiently singling out and painting just his cable (which runs over five storey high!). He could have made his task so much easier if he stops being so petty and paint all the cables at one go. So kiasu that he lost his common sense. Our society is now getting more and more heartless. So sad.

Benny, did u buy the lower unit or upper? The developer is offering to change the toilet access if u bought the lower unit for the bathroom upstairs… at no cost… just to let u know… But I don’t agree because the second bigger room becomes without attached bathroom while the smallest room maintained to have the access to the toilet… another access will be from outside both rooms… I think the second bigger room should have the attached bathroom instead of the smallest one because second bigger room normally used for guest room while the smallest one normally is for the kids or maid… or becomes storeroom… If i opt for the change, my maid will have attached bathroom while my visiting aged parents will have to get out of the room to use the toilet! Why la…

shoie, I bought a corner lower unit. I opted for the change. You’re right. The bigger room should have the attached bathroom. Actually I didn’t give much thought about it earlier. Now I wonder why? In fact I wanted to seal-up the door to the toilet from the smaller room. Then none of the room upstairs will have attached bathroom. My rationale is that, firstly,if i have two kids, then its fair that both have to get out of the room to use the toilet. Secondly, without the toilet door I have more options for ID. With a wall instead of a door, I can place a table, wardrobe or picture against it. I don’t really like shared/attached batrooms with 2 doors. To ensure your privacy not intruded, one needs to always remember to lock both doors when using the toilet and to lock the door from inside the room when one sleeps. Individual attached bathroom would be ideal, but then we don’t have the luxury of space in Parkville.

It won’t cost much.However, it is possible to request the developer to omit the door during the construction stage. They will be glad to accomodate as it will be a cost saving to them. If the developer refuse to entertain, then this has to be done privately with the co-operation of the clerk of works (COW). I have done it before with my current house with the help of the COW where I asked them to omit a brickwall between the wet and dry kitchen. But no guaranteelah. Anyway under the new law the CF is being replaced with CCC which is now issued by the Architect instead of the local authority. Architect may approve the ommission of the door as it does not involves any structural changes and pose no danger to the building.

Actually I also bought the corner (end) lot… went to Bukit Hitam today and opted for the option to have common bathroom door… so that we get some privacy should my guest needs to use the toilet… But they are very slow in getting the S&P signed la… I also heard that the BLR going to increase… not sure if it’s true or not… Alliance offer is quite good…

Wkhwee, to me, ZEC of Non ZEC,is about the same. In ZEC the interest wld be sligthly higher so that the bank could recoup the Legal Fees. In absulote terms,it looks u pay more because the bank also factored in the opportunity/inflation cost. It depends whether u want to pay upfront cash now or spread it over the loan tenure. I took the ZEC because I felt better keeping my cash now. Also beware the lock in period - is it 5 years from date of 1st drawdown or full disbursement ? If u are an investor make sure u go for the former.

I heard the staff of developer said that several of the top level of their project staff left the co. and due to this, their progress of the projects had been delayed. Not sure how serious & how true.

Just checked with sales office, they are targetting to start in 3 to 6 mths time and are currently choosing the main con. 2nd phase is target to launch only end January 2008. Yes, for upper units folks, they have an option either to maintain the small wall partition separating the stairs and the living room or removing the wall totally. any comments??

Just get my S&P. Anyone here withdraw EPF for their house? Any idea of how long the withdrawal process takes? Phase 1 left about 20 units. 2nd phase will be launched on 18 Feb 2008 according to the salesperson.

I’m considering to buy a unit, top unit, phase 2. I like the place.. The sales person told me that after about 1.5 years, the maintenance management will be passed to the residence living there. Wonder if this is good or not.
You know.. I sometime wonder where should I dry my clothes. The lower units have a backyard, but the uppser dont. I’m sure most of the upper units will dry their clothes at the front porch, or hang from the windows.

wkhwee… they only need Letter of Offer from bank… make a copy and bring the original one to EPF… EPF will certify it… no need Loan Agreement bcoz to get it will take longer… I only submitted Letter of Offer… and enjoy the money… hehehe
Creativ… buy a dryer loh… and I think most developer do that… the residence association will have to take care of the maintenance or appoint another party…

hi all, dropped by at the show house today, it’s a quite impressive concept with the affordable prices…..but i would like to enquire, do anyone know….
1. in future, besides the taylor’s college would be there, any other facilities (hypermarket, medical facilities, foods, shops…) would be built there? cos rite now i can see only housing development, how bout commercial development?
2. do we see any future market in return, if i would to buy this house for investment?
3. if i would have parties, enough car park area for the guests?

I was at MAPEX yesterday, and the price right now is RM238,888 - RM243,888. I am already enchanted by Parkville although I have not seen the site/show unit. I wished I have seen the launch on the 1st phase - sure would have been a great savings! But to wait till Oct 2010? So, I got giving Bayan Villa a second thought!

Hi, I new here. I just went to the shower room yesterday. It look very nice and almost completed the contrustion. So i went to office for check the selling price for the unit, their are selling RM267k for up & down unit same price. May i know who willing to sold out with cheaper price? i still think that with RM267 is quite pricy. Thanks a lot

The phase one unit avail for upper unit. The 2nd phase there are around 20 avail for upper unit. One thing buyers should aware, there are roadworks going on. That is the construction of SKVE to Pulau Indah. Be prepared for the worst as cars will be traveling across your rooftop. There are bound to be dust, fuel residue & exhaust fumes in exchange for clean fresh air. At moment there are rock blasting going on. Hence be warned to check for cracks. The developer are not resposible for happenings outside their compartment. The same issue happened at BBP1 & complains filed to HBA & respective authority.
With rm268k for freehold property. One should be aware the build out & surrounding enviroment. As for inner part of BBP2, they are allocated for terreces >RM500K. If anyone had more $$$ they need not to be bothered by such issue. What most people wanted is peace & serenity.
So buyers please carefully consider… for those who brought it either to make do with the enviroment or to sell it…. On the opposite side of the road near SRJK Sin Ming, another dev launching their own townhouses to compete with BBP2 at lower price to suit most M’sians budget taking advantage of the situation. The respond was overwhelming with 1st phase sold & 2nd phase still selling like hotcakes.

Elo… Alan Ten… the distance between housing area and the highway still have around 300-400meter far..i don think the rock will blast around to housing area.. my current house also nearby big main road which is same distance as mentioned..but so far no issue.. your described situation is funny/ illogical to us….. . if u really avoid air pollution issue,, u better stay inside forest/jungle/small village outside area… i think u better move in faster if u think so…
