Short Updates

It’s been a pretty slow week for us here at Property Malaysia, mainly due to the school holidays, and partly due to us not being around for most of the week. But next week looks promising, we’ve lined up a few recent launches for us to check out and are looking forward to it.

We received two invitations to the view show houses last week, one was Alam Sanctuary which have just completed their show house for viewing. They launched their first phase towards the end of last year. The original review is here, and there are also some pictures of the site progress taken last month here.

The other call was from the people at Hijauan Residence in Cheras. Some of you would have seen the ads in the newspapers announcing the launch of their show units.

May Wrap-Up: Projects Reviewed

We’ve been away for a few days, that would explain our lack of updates over the last few days. But we are back, and back with a vengeance.

Anyway, since May is over, we are updating the projects reviews page here. May was a good month, we did 8 reviews, a very high number, mainly due to us having a lot of free time during that period.

IKEA’s House in a Box

Found this interesting article some time back but didn’t get to post it up until now.

IKEA, that furniture megastore that everybody loves, has previously successfully launched a series of pre-fabricated apartment homes that come out of a box, just like their popular furnishings. It’s cheap, and easy to install (i bet a lot of allen key screws are involved…!)

They are now planning to launch this product in UK, called ‘BokLok’ (smart living). It looks interesting, although it probably won’t work in warm countries like Malaysia. Read all about here.

April Wrap-Up: Projects Reviewed

Okay, that’s it, we’re closing shop as far as reviews for this month, April 2007. The few reviews waiting in cue to be finished and posted will be done so in the coming week of May. April has been a good month for reviews, totalling 7, not including those in the aforementioned queue. Traditionally, March - April is the best time for developers to launch new projects, i.e. after the Chinese New Year.

As usual, they’re all updated in our reviews page.

Results of the ‘Freehold vs. Leasehold’ Poll

Some of you may remember we ran a poll on April 3 on ‘Freehold versus Leasehold‘. It ran for one week until April 10.

We would like to thank everyone who participated in the poll, it’s was a success with more than 250 votes from our readers. The results are shown below:

Looks like an overwhelming majority of voters (65%) prefer freehold as opposed to 12% opting for leasehold. Very interesting, no wonder developers are advertising their Freehold properties with huge premium. 19% of the voters didn’t mind either while the remaining 4% didn’t know the difference. Perhaps one day soon we’ll put up an article soon on the subject.

It’s was a fun exercise, and also to gauge the reader’s preference on properties, we’re looking to do one or two every month, maybe you guys can suggest what topic to do next?

Poll: Freehold vs. Leasehold

This question has probably been posed to you before. Lots of properties (especially landed ones) brazen advertise “Last piece of FREEHOLD land in … !” It’s no doubt that lots of developers add a premium to freehold properties, and in the same vein, some people are willing to pay that premium for it.

Others don’t see the big deal and prefer leasehold. Others don’t mind, or don’t bother with it.

Living in A Condo Next To the Highway

An associate of ours was just telling us about the travails of living in his condo. He has been staying in this particular place, somewhere in Petaling Jaya, for the past 3 years since it was completed and handed over by the developer.

The condo is situated right next to a very busy highway (as most condos in Petaling Jaya are, strangely enough). He realized this when he bought the place, so he decided to buy the block furthest away from the ground level highway. There were 3 other blocks between his and the highway, and all blocks were at least 20 storeys high.

In addition to that, he bought the highest floor available at that time, the 18th floor (there weren’t that many units left at that time). But the unit is still facing the highway, as the other side faces some villages and oxidation pond, he chose the former.

But after 3 years of living there, he can only conclude that all that wasn’t enough. In the day time, the sound of the vehicles is still loud, even with the so called sound barrier wall erected by the authorities. It is loud enough to disturb you while watching TV, he says.

The other thing, which is even worse is the dust. He says if he leaves the windows and sliding door to balcony open, within a few hours his bedroom and living is covered in dust. If it goes on for a few days, the dust becomes thick and unhealthy. He isn’t at home during the day (except on Sundays), so it doesn’t affect him but he says you can imagine his neighbours who have families in all day.

At night when he sleeps, he has to keep the windows shut and air-conditioning switched on all night. So he pays a lot for the electricity.

He’s also beginning to complain about his neighbours who are starting to rent out to foreign workers, and how the maintenance of the place is going downhill, but that probably for another day…
